Are you a mobile home park investor or someone looking for a good investment? This 14+ acres mobile home park is located on very busy highway 431 S (over 30,000 daily traffic count) in Phenix City, AL .

We have so much growth coming our way! The BRAC Realignment (Ft Benning) should be finalized by 2011. This will bring over 30,000 new people to our area (Columbus GA, Phenix City AL & surrounding areas). The KIA plant in West Point GA is only 30 to 40 minutes away & this along with the tier companies will create 5000 +/- jobs. Celebrate Alabama, a new tourist attraction, is planned for Opelika (20 minutes away) and this will create 5000+/- jobs. Aflac's new additon will create 2000 +/- jobs. Of course, new restaurants and shops have to be built to accomodate all the new people!

This MHP needs someone who can come in & turn it into an upscale place for families to live and when the property becomes commercial, sell the property and relocate the MHP. This location would be great for a grocery store, pharmacy, shopping center, etc.

There are already so many people living off Hwy 165 and if they cannot go onto Ft Benning to shop, then they have to come all the way back into town to go to Wal-Mart or major grocery store.

For more information about this valuable piece of property, please contact Kim Olive or Robin Welch at our website.

Kim Olive
Associate Broker
ERA Platinum Brokers
www.kimolive.com

Exactly what does that mean?

From the dictionary: 1: of or relating to ethics <ethical theories>2: involving or expressing moral approval or disapproval <ethical judgments>3: conforming to accepted standards of conduct <ethical behavior>

As real estate agents, we know & understand we are to be ethical. But, are all agents ethical? There is really no way to tell until you get to know someone. I can say for myself it is very important to be fair and just with everyone, not just clients and customers, but my family, friends, other agents, business associates, etc.

Things happen that can make you question someone's intentions. People you think are honest disappoint you. Just be careful with your choice as a real estate agent. Always ask questions. Ask for referral from people you know. Buying & Selling should be about you, not the agent. You should not have to feel pressured or ignored during the real estate process.

Buyers and Sellers need to be ethical also. You should not play real estate agents against one another. If you are working with an agent and they are doing their job---in most cases, the agent can show you all the homes you are wanting to see. If you are not satisfied with the service you are receiving, then let them know and move on.

We would all be alot better off if everyone would be ETHICAL! The most important thing about real estate is the relationships you make and keep and it is much easier to do that if we are all fair and just with one another.

Kim Olive
ERA Platinum Brokers
Phenix City, AL

www.kimolive.com

Serving Phenix City, Smiths Station, Ft Mitchell, Seale, Salem, Auburn, Opelika, Valley in Alabama and Ft Benning, Columbus and surrounding areas in Georgia.
