Well the Geist waterfront market showed signs of improvement in the 3rd quarter with 8 sales, 5 of those being over 1 million dollars, but there were also 19 new listings or re-lists that hit the market. We still have an abundant supply of waterfront homes on the market going in to the winter months.
There are currently 54 active waterfront listings, of which 1 is a possible short sale and 6 are bank owned!

It sounds as if many in the real estate industry aren’t totally aware of what is going down on Friday, May 1. There is a huge change taking place in the ordering of appraisals. The days of the Loan Officer working directly with a small group of professional appraisers is coming to an end. We still don’t have all the details of how the investor’s requirements are playing out…..but it “appears” that the quality of the reports and the “timeliness” of the reports could suffer.
