The first six months of 2010 saw the number of residential sales in Fannin County ahead of 2009's sales, with the median sale price down. There were 199 units sold through June 30th of this year, compared with 148 sold in the same time period last year. The median residential sale price this year was $185,000. That is down 15% from 2009's $216,250, and down a whopping 33% from 2007's high of $277,750. In practical terms, that means that if you purchased a $300,000 cabin in 2007, you might expect to sell it for $201,000 this year. That's very bad

An analysis of Fannin County home sale data for January showed some positive signs. Although the number of closings was down from December of 2009 (30 in January compared to 40 in December), the median sale price was up substantially ($247,500 in January vs. $200,000 in December). Sales were also up from January 2009 numbers - there were 20 closings in January of 2009 versus 30 in January of 2010. The percentage of the market comprised of foreclosures continues its upward climb: 35% of the closings in January of 2009 were foreclosures; 37.5% in December of 2009; 40% in January 2010.

Make sure you're strapped in tight! Home sales in Fannin County continue their wild roller coaster ride. October 2009 residential sales figures are in, and both number of units sold and median prices are up over last October. This is a break from the trend we saw last month, when the number of sales was up, but prices were down from September 2008.There were 35 residential sales in Fannin County last month, compared with 22 in October '08. I'm battered, bruised, exhausted...but happy. Fannn County's Residential Market Analysis for February shows that you HAVE been paying attention after all! Me so proud!When I first pulled the numbers, I was ecstatic -- the median sales price for February '09 was $248,000, compared with $179,825 in February of '08. That represents a 27% jump in the median sales price! WOW! The market's up, happy days are here again! I probably should have stopped there; ignorance, after all, is bliss.
