Kansas City Metro CPA Search - 12/28/07 10:39 AM
As I spent several hours on my intitial interviews to find a CPA, I wanted to help my fellow real estate people looking for a new CPA, by providing my notes. If you have a great cpa you would recommend, please post your recommendations here as a reply to this post. Several weeks or even months ago, on a local networking message board, everyone was asking for recommendations for a good CPA. I took down all the recommended names and numbers and did a little digging. From conversations with them here is what I have found out, other than those who did (6 comments)

After reading our local paper the Kansas City Star this morning, you have to wonder What Exactly is going on with our fair city. There is a great redevelopment plan for the Bannister Mall Area (I435 and Bannister /95th Street) on the east side of KCMO and it would bring in a lot of redevelopment, and people spending money increasing sales tax revenues. It would make the area more desirable - right now we have vacant buildings like a ghost town. And would probably spur private development. Our Mayor does not want to support it because it will cost the city too (1 comments)

Or shop online a lot?Have you discovered online coupons?Many retailers have a list of subscribed users that they send coupons to, buy online, use the coupon code and save a ton of money. Well cyber penny pinchers found a way to help the retailers along and at the same time save you and me some money. You see they have started discount coupons sites all over the internet and no you don't really need to know what they are.But before you rush to the mall, you might take your shopping list online. Ok - so I may be totally behind the times and everyone else has seen this book and read it.I have had it sitting in my to be read pile for a while, just no time. I guess I should have read it first and I might have a little more time on my hands now.Then Don picked it up and started reading it - now I have to wait till he is finished so I can read the last half. I make a big deal out of increasing your monthly cash flow, and so should you. It's important to understand the real implications of this because they are huge. Many landlords think the extra $100 per month they create is pretty cool, but do they know what ELSE is pretty cool about that? Do you?Many rental properties are valued based on their "cap rate." I spoke this week with David Kraft (Ron Kraft from Accurate Title - his son) on Judgement Collection. He is an attorney and his main focues is on collection of debts.He gave me the basics on collecting judgements from evictions - I will have to talk in general terms because I have lost my notes:1. When you get a judgement at least in Jackson County Missouri through the housing court for an evicition - usually for back rent and possession, that judgement is really only valid at that court leve and you need to file that judgement with a higher court (0 comments)

What's the best way to make money in real estate today?Should you buy ugly property in war zones with no money down techniques, or should you buy pretty houses with your own cash.I say you should buy quality properties without using any of your own money! And I will show you how to do it with an unsecured business line of credit.I don't think that you should only invest in Junker houses using no money down techniques just because you don't have any money. Many of these techniques are simply gimmicks that make you the owner of an over priced property (0 comments)
