real estate: Environmental Concerns - 09/18/08 08:59 AM
Helping guide Buyers research homes in Chester County they are interested in purchasing is part of my job as a Real Estate agent in Chester County. The Environmental Protection Agency website should be required reading for Buyers of homes in any area. The website addresses concerns and/or possibilities of environmental and hazardous conditions including Asbestos, Flood Maps, Hazardous Waste, Lead, Mercury, Mold, Radon, Superfund Sites, and more. As a part of your Agreement of Sale to purchase a home in Chester County, you can elect contingencies that allow you to hire a professional to inspect many different items and conditions

real estate: I Want a Foreclosure! - 07/15/08 10:20 PM
"I want a Foreclosure" I hear this frequently from Buyers, but I don't think its really what people mean. During my round of questions, what Buyers really want is more phrased as follows, "I'd like a steal of a deal that I can get into below market value." Here are some quick notes to consider:The deals are out there, rarely does a "steal-of-a-deal" reach the market in the West of Philadelphia Suburbs of Chester County. Homes are selling for the high 90%'s of the asking price. Exact statistics available upon request. I know, I know, you've heard the news reports that you

real estate: Find your Passion | My Passion for Real Estate - 07/02/08 01:44 PM
"I'm searching for myself""I am trying to figure out what I want to be when I grow up" Many of us have gone through this soul searching time of trying to determine our Passion. I've always felt strongly of, "You have to love what you are doing for a living with all of your heart and mind" I have had jobs that I didn't enjoy; or didn't enjoy them with all of me in any case. It didn't feel good. Sometimes I didn't know it didn't feel good until after I discovered.... My Passion in Real Estate I love it! I

real estate: Street Names - 03/06/08 10:27 PM
What's in a Name? I sure wouldn't want the job of sitting around a table and choosing the Names to call the streets in a development! It was stressful enough coming up with the names of my three children! A home on Mount Misery, my favorite, unusual street was recently sold in my office. When I saw the name, I said to the listing agent, "Oh boy. You might have that one a while" Do people pay attention when looking at homes what the name of the street is? I know I had a client that was very particular about the house number

real estate: Don't Do It! - 12/22/07 01:30 PM
Take this Advice.... Don't Burn Bridges....... Don't forsake a friendship for your Real Estate Business (or Mortgage, or Title, or Inspection, or anything!)........... It's not worth it.............. Lisa Roe (name changed) , and I were meant to be together. We were very good friends when I lived in Lakeland, Florida. We were both single mothers, and although she was older than I was, we were close. She got married to a possessive, Bword, and we lost touch over about 10 years. In 2000 I was excited to be pregnant, and our favorite girl's name was Lisa. (Really its a beautiful German name:) Yes, named after her. I missed

real estate: Splat, I went! - 11/24/07 08:36 PM
Warning: Showing houses can be hazardous I was showing a client a house for the first time. $600,000 house on the Main Line..... I decided to wear heels on this day, not an often occurrence for me - I prefer to be comfortable than classy. The house was in need of some TLC, mainly cleaning up a little. You could tell someone had stock in the local tile company - there was ceramic tile everywhere - including the kitchen walls! (Unfortunately they didn't get the lesson on installation, if you know what I mean - it needed ripped out and redone - all uneven,

real estate: What a Nice Guy - 11/22/07 08:26 AM
Some people are just Nice Guys. A few months ago, one of my sellers gave me some old Delaware County tax map books. They are copyright 1909 and a couple years later. You can see the coloring in by hand - they are just gorgeous! I believe the actual map drawings were printed/pressed - then the color was added. I have to reinstall my camera software, hopefully I remember to add the picture in later :) A seller told me the other day, that although they purchased a house in Florida about a year ago, they haven't stayed there yet. Why? The

How long do you think that roof will last? What is that water stain on the ceiling from?Where are the property boundary lines? How much will it cost to replace the driveway? If they said they have a new chimney, what does that mean? You might follow your three words, I

real estate: Continuing Education - 10/03/07 05:21 PM
I think most states require Licensees to take Continuing Education Classes. What and How do you chose the classes you are going to take? I've chosen based on my interests, like Feng Shui for the Home Buyer and Seller. I've chosen based on my current ignorance to learn more to benefit my clients, like Tax 1031 Exchanges. I've chosen for convenience, like online courses e-PRO & Real Estate Financing Options. I've chosen to add some designations to my name, like Accredited Buyer Representative & Seller Agency Representative. I've chosen cause time ran out and I needed to hurry, like Anatomy of a Home. It's this time again.....

real estate: Too Emotional? - 07/10/07 09:24 PM
TOO EMOTIONAL ?? Sometimes this business is very hard on the heart. Most "personal contact" relationships are though, I suppose. I know many of us find ourselves wearing many different hats as REALTORS(R). It can be an asset, or a hindrance when you are emotionally involved. Whether it be the Seller that really needs to sell, or the Buyer who is looking for their castle that they can't afford; it can be burdensome when you put your clients feelings into your life. But, wait, isn't that a good thing? The testimonials that I've received from clients talk about how they like that I care
