Last night I was writing about floor damage, primarily around tubs and showers. The specific topic had to do with failed caulking. For a simple topic, this garnered a surprising amount of interest as it is a problem everyone sees on occasion or maybe even more often than not. In that blog, I made reference to what I consider to be a poor judgement call -- expensive wood floors in areas where water might end up spoiling them. I am sure that you have heard the term "I smell a rat", in fact I used that expression today when a tele-marketer was trying to put me in a hammer lock. As a home inspector I wear a respirator usually. So, truth be known, I do not usually "smell" any rats but I sure see lots of them. If a person has a problem with rodents, and deceased cats, then home inspecting is not the profession to get into. I have included a couple crawl space photos below that you are sure to enjoy immensely. At least I sure enjoyed

The title above might be there to get your attention, but the problem is very real -- electric baseboard and in-wall heaters that are unsafe and are known to cause fires. I see lots of them out there and, over time, an inspector kind of learns which ones to be suspicious of. I operate all heaters and try to look inside covers on these heaters, if I think they might be recalled units. There are a number of heaters, from various manufacturers, that have been deemed unsafe. Home inspectors see lots of times when steps, decks, and landings, do not have adequate handrails or guardrails. A basic rule with outdoor structures is that anything over 30" tall, or with four or more steps, should have handrails and/or guardrails that meet certain minimum safety standards. The photo below, while less frequently called out than the scenario described above, is another problem. It is a staircase, inside the home, that has multiple steps and no handrail. Clearly, this can lead to a fall that might be prevented with a graspable handrail. This is usually defined, if round, as being 1-1/4
