In general, you can't just terminate a contract. There must be some reason for the termination, and that justification must have some basis under the purchase contract or under a statute. BACKGROUND: All offers to purchase will need some "earnest money" OR "good faith deposit". The main purpose is to show the seller that the buyer is genuinely interested in the property. Once the contract is accepted, earnest deposit is disbursed based on the terms of the contract.
