Real Estate Activity Observed:  One of my associates recently listed a property in Buena Park, California.  He started at $500,000.00 which was approximately $30,000.00  below any other home available on the market......two weeks go by and there is no activity so he convinces the seller to lower the asking price to $450,000.00..........two more weeks go by and no action.  Then he decides to list the property at $417,000.00 the conforming loan limit for Fannie Mae and the boundary line for qualifying for various 100% financing products.  Suddenly, he had ten offers at full price, but each was asking for closing costs … (30 comments)

How far can you extend your personal Sphere of Influence? - 09/29/07 01:03 AM
Yesterday, I attended an interesting Public Hearing before the Local Agency Formation Commission of Riverside County.  You see, I was notified that, as a property owner, our land parcels were going to be inducted into the City of Indio's "sphere of influence."  Now, being inducted into a particular City's sphere of influence is actually part of the annexation process.  It's a one-two punch.  First you throw a wide net over a unincorporated territory that is currently administered to by the larger County that you are part of, then you finalize it through the final vote of the Board of Supervisors, normally … (0 comments)

I was called into a conference room in my office today, to help a couple decide what their options were in regard their housing situation.  One of my agents, Dolores Soler, had met this couple while out door knocking.  You see, this couple had purchased their Long Beach, California home back in 1999 for approximately $190,000.00 which was full price back in those days.  Over the last eight years they had refinanced their home 3 times to the tune of $450,000.00 and now were three months behind in payments; yet, they had still not recieved the invevitable, notice of default.  My God, … (20 comments)

Thursday, September 20th
I sat in my office looking at the scared young first-time home buying couple across the desk from me. 
     "The builder's agent said that if we bought the home that they would definately pay for $10,400.00 in closing costs and an additional $9400.00 but only if we used their lender."   His voice kind of trailed of into a whisper, almost as if he just realized that if he did not use the other lender then he would lose the extra $9400.00 that was held up to him like the perverbial banana, and that was just too much to lose.

Learning how to communicate with other agents in your office is a challenging part of any career in real estate.  It is true that most real estate agents are almost hardwired to retain important facts and information to themselves instead of sharing it with others.  I have learned that inter-office communications normally take on several major forms:
 A).  Verbal forms of Communication. These include casual conversations in the hallway, lunchroom, voice-mail messages and hard communcations; that is, one on one, point blank, fire away type of off the cuff verbose attack and defend type of communications that we so love.
