When compared to last year’s 1st quarter the market values for the Town of Wolfeboro are measuring a drop in sale and values for residential homes, condominiums and vacant parcels.  The commercial market is void of any sales or pending transactions.  It’s a bit of a slow start, but 2nd quarter activity is picking up as we head towards the prime summer months in the Lakes Region of NH.

2012 1st Quarter stats for Residential homes in Carroll County report a 37% increase in new listing activity.  Pending sale reflect an 8% increase along with the number of successful sales up by a measured 18%. The average sales value for residential homes report a market increase of 7.7%, while days on the market rose by 19.3%.

Wakefield’s Residential listing data reflects an increase in market inventory by 4% or two units when compared to last year’s 1st quarter stats.  There are currently one hundred twenty-seven residential homes available for purchase in Wakefield, twenty-five offer waterfront and/or water access; six condominium units and eleven commercial properties.  1st quarter sales volume reports a 12.5% increase over last year, however the average sales price has decreased by 20.8%.  Pending sales reflect a slight increase over last year’s activity by 14.2%.

Wolfeboro’s Residential listing data reflects a decrease in market inventory by 14% when compared to last year’s YTD stats.  Currently 204 residential homes are available for purchase – 58 offering waterfront and/or water access – 25 condominium units – 89 parcels of vacant land – 14 manufactured home and 17 commercial properties.   Sales volume down 11.4% while average sales prices continue to drop by a rate of 39.7%.

Wolfeboro’s Residential listing data reflects a decrease in market inventory by 25% when compared to last year’s YTD stats.  There are currently 148 residential homes available for purchase, with 65 listings offering waterfront and/or water access.  Sold properties are unchanged in volume with 14 units – while the average sales price reported a decrease of 47%.
