Tuftonboro’s Residential listing data notes a small increase in new listing market inventory by 4.8%; successful transfers are up by 9% along with the average sales price, up by 56% of last year. There are currently sixty-four residential homes available for purchase; fourteen offer waterfront and/or water access; two condominium units and zero commercial properties. Values are still waning and the affect on average sales value can be deceiving with a multi-million dollar sale. Still, positive market indicators are becoming more the standard vs. the exception.
Lakes Region market date, reports increases in both the number of successful sales and value! Tuftonboro’s Residential listing data reflects an increase in market inventory by 3.09% when compared to last year’s 3rd quarter. There are currently eighty-one residential homes available for purchase in the Lakes Region community of Tuftonboro, sixteen offer water frontage and/or water access; three condominium units and three commercial properties. 3rd quarter sales volume reports a 21% increase over last year, with an increase in the average sales price by 12.89%. There are currently one hundred twelve residential homes available for purchase in the Lakes Region community of Tuftonboro, nineteen offer water frontage and/or water access; five condominium units and three commercial properties. 2nd quarter sales volume reports a 5% increase over last year, with an increase in the average sales price by 64%. Shaw twelve offer water frontage and/or water access; four condominium units and two commercial properties. 1st quarter sales volume reports a 14% increase over last year, with an increase in the average sales price by 34%. Tuftonboro residential properties report a modest increase in market activity for 2011, while the average price of a home drops 33%. Successful transfers up slightly over the past two years, while the time it takes to market a home increases. Today’s sellers remain motivated in hopes for positive signs in the global, national and local economy that would produce willing and qualified buyers to absorb the inventory. Tuftonboro’s active listings contain enough inventory for the next year and a half, if today’s levels remain the same. Winter In Carroll County, New Hampshire 2011 Year-end stats for Residential homes in Carroll County report a marginal increase in new listing activity while back on the market properties remain unchanged. Average value per residential unit down 8.6%, successful transfers up 5.9% and days on the market drop 2.9% or 47 days. Sellers remain motivated and many of today’s active listings offer great value for the investment. It continues to be a buyer’s market; large volumes of inventory to choose from and financing rates being offered at lifetime lows. Market trends within Carroll County, New Hampshire show a number of significant changes indicating a more promising outlook as we move forward into the year. In the 1st quarter of 2009 the Carroll County Residential market reported a total of 609 new Residential listings, 241 back on the market and 286 pending/contingent sales. 570 listing expired prior to a sale, 173 were withdrawn and 134 resulted in a successful close/transfer.
