real estate investing: Women Real Estate Investors Kick Butt? - 07/27/10 11:17 PM
The answer is Yes!

I was reviewing my database of clients the other day and you know what found out? 80% of my clients are women. Lucky me, huh.  From executives to nurses, my past clients are decision makers in their homes and leaders in their fields.

Just like Shae Bynes, a former IBM employee who decided to dump her high paying job to slug it out in the world of real estate investing.

real estate investing: Pre Construction Sales In The Go Zone - 08/17/09 03:02 PM
Four years ago Congress passed the most extraordinary tax incentive in the history of the United States that offered a 50% first year bonus depreciation for buying new rental properties in Gulfport, Mississippi-part of the "GO-Zone".
But it all expires this year.
Properties must have construction finished in 2009 in order to qualify so reservations have to be in by the end of August.
I interviewed Matt Bowles of Maverick Investor Group to discuss a Premium Go-Zone Investor Only Buying Opportunity.
Quick Project Highlights
**Buying in the tail end of a subdivision that is already about 80% filled-up with primary homeowners.

I must say "NO" louder.
I can't work on 5 different websites at the same time.
I can't forget to eat.
I must work out.
I need to hire an assistant.
I need to make a little more consistent money so I can hire an assistant.

Maricopa County, Arizona is going to give real estate investors the opportunity to earn up to 16% rate of return. The county is planning on having its largest sale of delinquent property-tax liens on record, an estimated $47.5 million worth of unpaid taxes. Last year's auction was $32 million.  … (2 comments)

real estate investing: 3 Simple Ways To Attract Section 8 Renters - 01/15/09 04:21 PM
Once you have identified a rental property, negotiated the contract and closed on the deal, there's one main component left. You have to find a renter. I work with investors who like having two individuals pay their mortgage payments. The first being a reliable renter.  The second the American taxpayer.  Add those two individuals together and you have...a Section 8 renter.Hopefully, you already read my thoughts on why you should add section 8 renters into your real estate investment portfolio  and then you should have skimmed through my guide which discussed how to protect yourself from bad renters. Now you must … (2 comments)

real estate investing: 3 Reasons Why You Should Rent To Section 8 Voucher Holders - 01/14/09 11:17 AM
In 2004, my first real estate client was an investor. This investor got his start in real estate by purchasing HUD homes and turning them into lease-options. As the options were executed, he wanted to use the available funds to invest in more properties. A few months before, I read somewhere about a local investor who was very successful in a small niche. He rented solely to section 8 renters.  I did more research in my area of expertise and found this niche had huge potential and lots of low-hanging fruit. There are many different types of residential renters: corporate road-warriors, … (2 comments)

real estate investing: 7 Ways To Protect Yourself From Horrible Section 8 Renters - 01/13/09 10:21 AM
When I was in junior high school, I heard my first horror story about the danger of renting to a section 8 renter.  A friend of my father, who had recently divorced, decided to rent out his too-large-for-one-person home.
He wasn't a real estate investor, or expected to be the next Donald Trump; he was just a regular Joe the Plumber type-of-guy in a tight spot. He felt that if he rented out the property it would fix some of his cash flow problems.
He put an add in the local paper. In a few weeks, he found a family that … (5 comments)

real estate investing: Have You Considered Using Self-Directed Retirement Accounts For Your Real Estate Projects? - 11/20/08 03:55 PM
Have you ever lost nearly $175,000 investing in the stock market?
I haven't, but my newest investor clients have.
I don't know the final straw that finally broke their confidence in the brokers of Wall Street. It could have been when they didn't get out in time during the "dot.com" crash (lost $125K); or when their broker change companies to go to a big investment firm (they liked the broker, but never received good service from the firm, so they went against their gut instinct and transferred their funds); or it could have been when the economy started to go south … (1 comments)

real estate investing: Jared from Subway Wants To Buy Your House—At A Deep Discount! - 07/08/08 11:09 PM
Hold the mayo, the owners of Subway restaurants just got into buying their customers homes.
Many folks thought they could flip houses as easy as Subway makes sandwiches. Now the founders of Subway are showing folks how to really make bread and cut the mustard.
In June 2008, Fred DeLuca, billionaire cofounder of Subway, had his company Franchise Brands invest millions to buy a majority share of HomeVestors.  Franchising since 1996, HomeVestors has bought homes in good or bad condition, at a discounted amount, and resells them for profit. The company operates in 35 states, in more than 100 major markets, … (4 comments)

real estate investing: The Four Things You Must Know Before You Invest In Anything - 03/20/08 09:41 AM

Have you ever wondered what successful investing requires? I have found four key ingredients that have made all the difference in my career as a real estate investor. These four key ingredients are motivation, determination, education, and consistency.
The first ingredient to success is MOTIVATION. Motivation is the catalyst that spurs us to action. Motivation is like the key to a car. The car is worthless if you can't turn it on and drive it around. Motivation generally drives us in one of two ways: we act either to seek pleasure or to avoid pain. When you find out what motivates you, … (0 comments)

real estate investing: 18 Reasons Why Seller Financing Should Be The First Thing You Ask For - 02/05/08 10:30 AM
Thank you for continuing this investment journey with me. Together, we can accomplish more thaneither of us would alone. Let me share with you just one of many possibilities that await you in real estateinvesting.
One of the most underused tools in real estate is seller financing. Most people finance their propertiesthrough a bank or mortgage company. Seller financing works exactly the same way, except the sellerissues the mortgage.
Seller financing looks just like a regular loan on paper. There is a term, a loan amount, a paymentschedule, and an interest rate just like a normal mortgage. However, seller-financed loans have manybenefits over … (9 comments)
