December just means that 2011 is over. We have a 7.2% increase in average sales price from last month. When you look at the sales for December you will see that there are only 4 transactions over $700,000. Almost 23% of our sales price range was $200,000 to $299,000 while over 44% of our transactions were for price range of $160,000 and down. Our sold units are up by 8.5% from last month and down 4.6% over last December. What's Happening This Weekend in Wilmington and Local Beaches
This weekend in the Wilmington area is a reenactment at the Fort Fisher Battle grounds to commerate the 146 the anniversary of the end of the American Civil War. Fort Fisher State Historic Site is planning a day of educational events from 10 am to 4 pm. Civil War reenactors will drill, fire off period 21 pound artillery pieces and demonstrate rifel tactics. Listing InventoryIn April we saw an increase in listing inventory of 43 units. We are about 137 units over May 2009. We have 5,620 single family homes for sale in our MLS. The average list price of $385,600 is up by $4,625 from last month. The average list price has increased by 3.8% from February 2010. The Wilmington Star News sponsored a fair at the Cape Fear Community College. This was a volunteer fair for people to attend and find out about volunteer opportunities in the area. It was a unique opportunity to find out what communities groups do and what kinds of volunteer they need - all in one location, at one time. The city of Wilmington, NC has agreed to contribute $ 7 million towards a huge north end Riverfront project. The city council passed this resolution November 5, Wednesday night to assist in extending the Riverwalk to this project and with installation of some of the infrastuture and help with the riverfront bulkhead of this project. This is a $750 million project of over 200 buildings scheduled to be constructed within the next 20 years. While down at the Wrightsville Beach today i noticed a lot of work going on. Nor'easter type rain events are brutal on our east facing beaches. Wrightsville Beach was one of those beaches that lost the lower part of its sand banks in the storm. This creates cliffs called escarpments. These are around 3- 4 foot embankments on the side of the beach. It is hard, therefore, for anyone - handicapped or otherwise to get down off these hills to get to the beach.
