Lots to do in Wilmington, NC this weekend. Of course you can always take a trolley ride but you must attend the 32nd annual RIVERFEST!!
Lots of things to see including bands, 100+ vendors, food, Invasion of the Pirates Flotilla, kids zone, and fireworks.
It is one of the most visited events in Wilmington with over 100K people expected to attend over the event Saturday and Sunday. The weather is going to perfect so why not attend. See www.wilmingtonriverfest.com for more info.

Strong buyers market continues...Due to the First Time Home Buyer increase in sales, a lot of these sales were pushed up and people that might have been planning to buy in July moved up their purchase to coincide with the tax credit. In the month of July we saw a decrease of 125 homes in our listing inventory, we have 5,604 homes on the market as of August 1st. This continues to put us in a strong buyer's market with a listing inventory of over a 16.0 month supply. With the low sales in July this affects our month … (1 comments)

Market Update   According to data in the Wilmington Regional MLS and the Brunswick County MLS, local home sales had double-digit growth changes.  As expected, the average and median sales prices were down from the same period last year.  Both MLS's reported a decrease in average Days on the Market -- a good sign.   Percentage Change from May 2009 - May 2010

 Usually in the Springtime I plant both of my planters in front of my house with flowers but upon closer examination of my planters I saw a little clump of twigs. It was a tightly formed circle and inside were 5 little blue eggs. I couldn't disturb this hardworking Mom so I just waited. Rad Band Festival this weekend - not stop bands at downtown bars - with an estimated 100 bands to participate. THe events Starts Friday afternoon with the banks taking over 4 downtown locales including both floors of the Soapbox.  There will be bands from all over participating. The locales participating include The Soapbox, 255 N Front St, The Whiskey 1 S. Front St, 16 Taps, 127 Princess St and Charley Brownz  - S. Front St. in downtown Wilmington. Builder Magazine assessed the strongest local markets in the nation. Wilmington landed as #17.  Here is their analysis: Strong employment and population growth is the story in Wilmington, which should witness a turnaround in new home construction this year, according to Market Intelligence forecasts. Home prices, which fell 9.3% last year, should fall only another 2.7% this year before leveling off. t Are we coming out of this recession yet? Have we hit bottom are things turning up? The optimistic signals are good, pending sales index is up, housing affordability is up,  but how does the Wilmington NC market stack up?  WE had a 25 unit decrease in sold units - we are still in a strong buyers market with a listing inventory of over 17.7 months.
However our pending index is up 55% from December 2008.
I would guess that lots of new home buyers are entering our market  - over 90% of the homes going under contract are under $ 300K … (2 comments)

The RIDES are finally here in Carolina Beach NC and will open today at 4 pm with a ribbon cutting. There will be fireworks also tonite and  free movies Sunday night at the Lake.
The ORANGE street festival is tomorrow on Orange Street with all kinds of vendors - arts and crafts for sale along the street.
There is another sailing ship docked in Downtown Wilmington for people to explore.
Here are a bunch of events taking place downtown this weekend from my associate Christina Erichsen.

37th Antique Automobile show is at Independence mall. Over 125 cars will be showcased that are over 25 years old. Car enthusiasts will love it.  
Cowboy Crush ( like Dixie Chicks) trio to perform at Thalian Hall on Friday at 8pm.  Tickets are 26 and 20 dollars.
Riverfront Farmers Market is open on Saturdays on Riverfront Park  from 8am to 1 pm. Features local produce and fresh goods from local famers.

Eagles Nest is an attractive  "leafy" neighborhood with a good midtown location. It has access to busy College Road and all its conveniences and to Beasley Road on the backside which is a connector to a lot of highly traveled back roads such as Greenville Road.
Here are some of its characteristics:

This huge sailing ship is docked at the foot of Market Street on the Cape Fear River. It has been docked here for over a month. It was hand made 20 years ago and is a sight to see. With its huge masts and very thick mahogony rails it is amazing to see such handiwork. If you are in town during the Azalea Festival this weekend it is a worth a look. Lots of wildlife stuff to do in Wilmington, NC this weekend March 21 and 22 There is the wildlife expo at the Cape Fear Schwartz Center at Cape Fear Community College this weekend. It is Sat and Sun from 9 to 5 pm. It will showcase all kinds of outdoor events including - hunting, fishing and boating and the equipment to support all these sports.
 Time Warner Cable will have live animals at their store at Independence Mall for people to see including snakes, lizards, tigers and leopards. Great opportunity for kids to see exotic animals up close and personal.

Wilmington, NC Screen Gems studios announced a new movie will begin filming soon. The production offices open for the upcoming filming of "Provinces of Night" starring Toby Keith and Hilary Duff. There will be a 5 week production schedule. This will support the local film economy which banks on production work coming to town to keep all its staff and people employed.
