Listing InventoryIn April we saw an increase in listing inventory of 43 units. We are about 137 units over May 2009. We have 5,620 single family homes for sale in our MLS. The average list price of $385,600 is up by $4,625 from last month. The average list price has increased by 3.8% from February 2010. On Saturday Blue Moon Gift shops on Racine Drive will have a fundraiser for the Karen Beasley Sea Turtle Hospital from 2pm to 5 pm. All proceeds from a raffle will be given to the hospital which had its banner year with 54 turtles in rehabilitation.

t Are we coming out of this recession yet? Have we hit bottom are things turning up? The optimistic signals are good, pending sales index is up, housing affordability is up, but how does the Wilmington NC market stack up? WE had a 25 unit decrease in sold units - we are still in a strong buyers market with a listing inventory of over 17.7 months.
However our pending index is up 55% from December 2008.
I would guess that lots of new home buyers are entering our market - over 90% of the homes going under contract are under $ 300K … (2 comments)

As this area has grown along with the southern Monkey Junction area it is good to have police coverage in the neighborhood.
