san diego real estate: FHA "Announces" Potential Loan Limits Starting October 1st, 2011 - 05/27/11 07:02 PM
We have heard that the current FHA Jumbo loan limits and Fannie/Freddie High Balance Conforming and Super Conforming loan limits will decrease after September 30, 2011.  FHA finally put it in writing in their FHA Market Analysis Brief released yesterday. 
In the article, FHA mentions that there are 669 potentially affected counties and county equivalents (major metropolitan areas).  The smallest decreases will occur in four Ohio counties (Greene, Miami, Montgomery, and Preble) and one Texas county (Jeff Davis).  These counties will see their maximums drop from $271,250 to $271,050.  Seriously...?
However, the majority of "high limit" counties in Puerto Rico will drop … (3 comments)

The Department of Veterans Affairs announced new loan limits for the VA Zero Down Payment Loan.  These limits apply to all VA loans closed January 1, 2011, through September 30, 2011.
The VA Loan Guaranty program does not set a maximum amount that an eligible veteran may borrow using a VA-guaranteed loan.  However, they do limit the amount that they will guaranty to 25% of the local VA limit.

I received another referral from a previous client today.  I helped the original client purchase their first home and have since refinanced that loan.  The client has now referred me two new clients, one was a 1st time buyer, the other needed to refinance. 
Last month, two of my closings were previous clients, and two more of my closings were referrals from those clients.  My December closings include one previous client and another referral from a buyer that I have pre-approved.
