Even though it is very difficult to secure financing during this downturn, there is still a lot of activity.

Leasing Activity.

Businesses are downsizing, some are selling and leasing back the property, some are renegotiating with their lenders or their landlords.

With all the empty space available, leasing is a very attractive alternative.  Rates continue to decline, while vacancy continues to rises. 

It is a tenants market much the same as it is a buyers market.
