I think it would be fair to say the Harrisonburg and Rockingham County real estate market has really hit its stride for 2014, with great activity from prospective homebuyers in June. Well, it seems our local real estate market has finally shaken off the effects of the winter of 2013 – 14. While we cannot say for certain that the winter weather was the cause for our surprisingly slow start to the year, if we take a look at the Residential Sales per Month chart we can see a dramatic difference in sales as soon as the warmer weather appeared. Well, here we are four months into a year that we thought would see a continued strengthening of the local real estate market and we find sales are not only down compared to last year, they are down significantly. Year to date at the end of April, 233 residential properties had sold in Harrisonburg and Rockingham County - 51 fewer than last year’s total of 284. Our Market Report this month shows some interesting numbers and an apparent surge in pricing, but these numbers are best understood after a brief review of an unusual grouping of sales that occurred last November. In November 2012, twenty-two condominiums in the same community sold for $33,000 each, and were recorded in the Harrisonburg-Rockingham Association of Realtors Multiple Listing Service as 22 separate sales. The Harrisonburg area real estate market achieved a major milestone in its recovery from the crash of a few years ago. For the first time in nearly 5 years, there have been over 1000 homes sold in Harrisonburg and Rockingham County in the past 12 months, with 1003 sales. The Harrisonburg and Rockingham County real estate market remained strong in June, and the really good news is we may be seeing the first signs of price appreciation! Ninety-two residential properties sold in June, similar to May’s total of 95 properties. Most areas of the County have seen substantial increase in year-to-date sales over last year, with the two exceptions being the northwest portion of the County and Massanutten. The Harrisonburg and Rockingham County real estate market seems to be strengthening at an increasing pace as we head into Summer. The numbers for May, 2013 show continued strong sales with 95 residential closings for the month and 379 residential closings for the first five months of the year – both figures representing a dramatic improvement over prior years. As promised, it's a Tuesday, so I come to you with another Shenandoah Valley staycation idea. 2 miles off of exit 240 on I-81 is a Shenandoah Valley goldmine for local bibliophiles. It's the Green Valley Book Fair, and it features over 500,000 books that are as much as 90% off of the retail value. Spring is here! Disregard the thermometer. It’s the calendar that makes a difference when it comes to the Harrisonburg Farmers Market. Though the spring-like 70-degree temperatures are a week away, extended hours at the market have already started. From April until Thanksgiving, the market is open from 7AM to 1PM on Tuesdays and Saturdays. February continued the very encouraging trend in our local real estate market. The Harrisonburg-Rockingham Association of Realtors Multiple Listing Service (HRAR MLS) reports significantly higher sales and contract numbers than have been seen at this time of year in the recent past. Although January’s sales were not stellar, they were very comparable to Januaries past, as can be seen on the Closed Volume and Closed Transactions charts. January is typically one of the slowest months of the year due to the decreased buyer activity during the holiday season. The real news in real estate locally is the activity level seems to have gone through the roof! Something happened in the local real estate market in 2011 that had not happened since 2005 - more homes sold than in the previous year. While the increase in activity is fairly small at 1.86%, the fact that there was an increase at all after 5 consecutive years of declining sales is very significant. November, 2011 was similar to October in many ways for our local real estate market. For the month, the Harrisonburg-Rockingham Association of Realtors Multiple Listing Service (HRAR MLS) reported 82 closed residential transactions, just slightly behind October’s 84 closings. Through the first 11 months of the year, total residential sales are 8 units ahead of the 2010 total at November 30.
