August’s slightly surprising 92 residential sales in Harrisonburg and Rockingham County, as reported by the Harrisonburg-Rockingham Association of Realtors Multiple Listing Service (HRAR MLS), continued this year’s strong sales trend with only two fewer sales than the strongest month of the year (July) and Year-To-Date, sales are up 9.39% over 2011. With 94 residential sales in Harrisonburg and Rockingham County, as reported by the Harrisonburg-Rockingham Association of Realtors Multiple Listing Service (HRAR MLS), July, 2012 became the most productive month for local real estate since the tax-credit-deadline-fueled month of June, 2010. July also continued this year’s trend of steadily increasing monthly sales, marking 6 consecutive months. While this trend will likely end in August, our market is more active than it has been in several years and sales are up 8.13% over 2011.

Although January’s sales were not stellar, they were very comparable to Januaries past, as can be seen on the Closed Volume and Closed Transactions charts. January is typically one of the slowest months of the year due to the decreased buyer activity during the holiday season.
The real news in real estate locally is the activity level seems to have gone through the roof! We will begin to see the results of this activity with late February settlements, but probably won’t really feel it until March and April. … (0 comments)

Something happened in the local real estate market in 2011 that had not happened since 2005 - more homes sold than in the previous year.  While the increase in activity is fairly small at 1.86%, the fact that there was an increase at all after 5 consecutive years of declining sales is very significant.  Further, the year to which we are comparing 2011 sales (2010) was  a year in which sales were artificially enhanced by the Homebuyer’s Tax Credit, making the seemingly small increase in 2011 look a bit more … (0 comments)

November, 2011 was similar to October in many ways for our local real estate market. For the month, the Harrisonburg-Rockingham Association of Realtors Multiple Listing Service (HRAR MLS) reported 82 closed residential transactions, just slightly behind October’s 84 closings. Through the first 11 months of the year, total residential sales are 8 units ahead of the 2010 total at November 30. Despite a drop in sales during the month of October as compared to the summer and early fall months, the local real estate market is doing better than it was at this point in 2010, as recorded by the Harrisonburg-Rockingham Association of Realtors Multiple Listing Service. The total residential sales of 84 units was a significant drop from the 100+ unit monthly totals from June – September. However, these 84 units easily surpassed October, 2010’s anemic 68 units.

Our local real estate market remained steady in August, with 112 residential units sold through the Harrisonburg-Rockingham Association of Realtors Multiple Listing Service (HRAR MLS), similar to June’s and July’s sales of 113 and 119 units respectively. In order to finish even with 2010’s “tax credit enhanced” sales totals we will need to average just under 94 units per month for the balance of the year. We believe there is a realistic chance this level of sales will be achieved, hopefully indicating our local market is recovering slowly but steadily.

In my February 1st, 2011 blog entry, I reported that Google Maps would no longer allow real estate searches. As recently as yesterday, February 15th, when I searched for "Harrisonburg, VA" within Google Maps I could still select "real estate" from the options list. No results were returned, however. The screnshot below shows what I was able to see yesterday. Click on the image to see a larger view.

On January 26th, 2011, Google announced that they will discontinue their real estate search on Google Maps starting on February 10th, 2011. This will include all harrisonburg real estate and any searches for homes in the Harrisonburg or Rockingham County area.
Google cited the reason for the cancellation to be because of "low usage" and "the proliferation of excellent property-search tools on real estate websites". Just what is "absorption rate"? Absorption rate tells us how quickly the market is "absorbing" the inventory of homes for sale. We calculate this by taking the number of homes for sale and dividing by the number of homes sold in the past 12 months. For example, if there are 50 homes for sale and 40 homes had sold in the past 12 months, our calculation would be:

The Virginia Association of Realtors (VAR) issued their Fourth Quarter 2010 residential real estate report on January 20th, 2011. The report points to the slow recovery of the Virginia real estate market, but shows that median home prices are moving in an upward direction.
Annual real estate sales in 2010 for all of Virginia declined by about 10% from 2009 figures. The 2010 total number of Residential properties sold was 82,809 (down 9.8% from 2009). In comparison, the total number of residential real estate properties sold in the Harrisonburg Rockingham Association of Realtors was 1,130 (down 5.2% from 2009).
