Do you come across buyers who don't want representation? - 03/16/11 08:22 AM
For the past several months, I have been helping a client identify short sales or foreclosures for potential purchase. The last Friday, he emailed to tell me that he and his wife found a regular sale on which they were going to write an offer but did not want buyer representation because as he put it "I know the market, I know the pricing and I've bought homes in the past". He told me that he was going to let the listing agent write up the offer for him, would ask the seller for a subsidy and that his intent was that the seller would then take that amount

New Learning Experience - Certificate of Satisfaction? - 03/07/11 12:30 PM
This is my second blog of the day! I am not an avid blogger (yet) but I thought I would share a recent experience in case it is helpful to other REALTORs. One of my listings went under contract shortly after it was offered for sale - YAY! - and settlement was schedule for only 3 weeks post ratification (March 3). Everyone was so happy and we were proceeding smoothly. My seller provided the requested payoff information to the settlement attorney (in our area, buyers choose settlement firms and all parties generally use the same one to make it an easier transaction) within 24

Many parts of the country are experiencing a challenging time with foreclosures and short sales. While we do have them here - mostly in the outskirts of the metro area, our market is quite busy but inventory is low. That means we are back to multiple offers. Just last week, I wrote two offers for two separate clients in polar opposite sections of Washington, DC in multiple offer scenarios. Neither of my clients ended up with their property because each had escalated as far as they were willing to go. Here are my comments: 1. Strangely, in one of the transactions, the listing agent told
