I think the key word here is WAS.  In Reston, VA in the last couple of months, we have experienced quite a change in the market.  Late last year, we started to see multiple offer situations more often than usual, but people were still bidding under list price.  Therefore, it was safe to offer list price and still get the property.  Boy, has that changed!  In such a short period of time, the real estate market feels like it was flipped upside down.  I remember the last time that happened, which was when we went from a seller's market to a … (0 comments)

Depending on the area, we are definitely experiencing what I would consider a seller's market in the Northern Virginia real estate market.  I know this sounds crazy with everything you hear in the news, but not only does the market activity verify it but so do the statistics.  In Fairfax County, from the second quarter to the third quarter of 2008, our total inventory of homes for sale was cut in half.  At that same time, the number of units sold almost doubled!  Most of Northern Virginia is experiencing the same thing.  If there are fewer homes for sale and more … (0 comments)
