Last night we held another Home Buyer Workshop for our active clients and interested parties. We put these on about once a month for you, and we rotate the area that we have them in to include Tampa, Land O Lakes, Pinellas County North and South - so sometimes Clearwater / Tarpon Spings area.

Last Night Dupree Lakes was kind enough to let us have the workshop at their clubhouse. Chris at Beazer Homes was very welcoming to all of our guests. Many people in our class had questions on how Communities Such as Dupree Lakes and the common amenities worked.

When you live in a community with a lot of extras you can use the common areas such as the Clubhouse, pool, tennis courts, basketball, volley ball, jogging trails etc. These amenities would take the place of a local YMCA or other memership you might pay.

For example, if you wanted to use the Club House, you would simple reserve your time and date and they could even close that area off for a private function. Many people like to have the use of these facilities for things like hosting birthday parties, get togethers, Graduation parties, baby showers, wedding receptions, and many other special occasions. It's nice to know that you have a place large enough to host an event for your famly and friends.

Most of the time these facilites, have a refundable deposit to reserve the space, simply to insure that you will leave the place the same way you found it.

The fee to live in a community that offers all of these extras is less than you might think. Dupree Lakes offers all of their 'extras' for a mere $148 per month. Other nearby communits are as little as $35 per month for everything above and a bit more, some other local Golf communities that include a private golf coarse for HOA and maintenance fees up to $300 per month.

Sam Miller Wrote a post that was also featured today about Brokers down sizing and Reducing or Eliminating Traditional Office Space. My comments were as follows:

I NEVER visit my brokers office. I have a virtual office here in Tampa (that I use as my own private office) on an as-needed basis.

Here is my take on a required OFFICE, I can work better at my home office, take a 15 minute break with my kids and if I so choose and even shut the door and call it a day! That is sufficient for my REQUIRED OFFICE TIME.

Let's face it people just DON'T STUMBLE INTO A REAL ESTATE OFFICE ANY MORE SAYING .. "HEY ANY REALTORS HERE TO SHOW ME HOMES?" Like me, Everyone's time is valuable, and a good Real Estate agent will want you to be Pre-Approved, before they show you a home you FALL IN LOVE WITH, but could never get a mortgage on. Not to mention OVER 85% of the public start their home search on-line. The internet will FOREVER change the way we do business.

By now I am sure that you realize the enormous power that Active Rain has with SEO and getting your target market right in front of you starting online.

Here's the thing... what message are you giving to them once they get here?

Do you post Junk for points?

If you are NOT one of the junk writers, then I don't have to tell you that writing quality content in your blog is so crucial to your image as a professional. My friend Cyndee Haydon told me to always Think of your blog as your Online Resume! She introduced me to Active Rain, and is someone I would consider a realtor friend in the local area.

Recently I was talking to Pam Mabe and we were discussing how many people on here are posting JUNK! Literally, how hard is it to upload some photos, and copy and paste some verbage, change the headers... DONE! Maybe for a few points, but really what does that say to your client? or say about you? In my humble opinion, That would say to me "I will put forward the effort, but everything will be mediocre".

Ok, so.... if that is your vision for your Active Rain Blog, knock yourself out, and with 92,934 members of Active Rain, RIGHT NOW, I am certain we will start to see more and more junk on here.

SO where the __ am I going with all of this? It's simple. People like me have been around here for a long time, and we follow the rules, have made MANY friends on here, and regardless of how large Active Rain may grow, I would love for that original vision to be part of a larger cultured society.

I would like to challenge you to WRITE EXCELLENT CONTENT. Information people WANT to read, not something that makes people scratch their head and keep on clicking around until they find SOMETHING of Value!

After all, isn't that why we are here? To reach out to our most compatible authentic client that we can really connect with and share our passion for what we do with them.

If you are not in this business because you LOVE it, you LOVE the people, or you LOVE the process, and you want to help people, well then... Bradenton Beach minutes from Tampa

Anna Maria Island, Bradenton Beach, Holmes Beach, Long Boat Key, Siesta Key, and some of the outer-lying beaches are so beautiful! Just one hour from TAMPA, these beaches will have an illusion that you are MILES AWAY somewhere in the Carribean.

My Family and I go camping every 4th of July week and we have decided to go to Bradenton vs Ft Myers Beach. Wanting to make an impact on fuel prices, we as consumers make decisions to use less gas, making less fuel, thus reducing the prices of crude oil. While my new 4 cylinder car is not a hybrid or a Hydrogen Car, I Love the idea that my small changes shared with millions of OTHERS make a LARGE IMPACT. One person may not seem like enough to make a difference, but if everyone conserves as MUCH GAS as possible, we would follow basic supply and demand rules. The less our DEMAND is the GREATER (and more cost friendly) the fuel will be, for us the American Consumer.

Tampa utilites Rising - Sewage Bill (wastewater) and Trash Pick up fees are going up!

As our U.S. Dollar continues to weaken, inflation is on the rise, and a big concern for Americans.

TAMPA - Expect to pay more for wastewater and trash pickup services within the next few years.

City officials have hinted at the possibility of rate increases before, and on Tuesday a top city administrator bluntly told the council he planned to propose a five-year rate plan by this time next year.

"The wastewater department, the solid waste department and the parking division are all in difficulty financially," said Steve Daignault, administrator for public works and utility services. "They are all using reserves."

No specifics regarding how much rates might be increased are available, but Mayor Pam Iorio said Tuesday that either a one-year rate increase or a five-year plan would be necessary.

The average wastewater bill is $33.60 a month. The average garbage bill is $25.25.

The council met Tuesday for a nearly three-hour workshop on the budget. The conversation focused on enterprise departments - departments that draw their funding from user fees instead of property taxes. They are designed to be self-sustaining departments that run like a business.

The wastewater department is facing a nearly $9 million budget gap in fiscal year 2009, which begins Oct. 1. The gap is expected to widen to about $12 million the following year unless fees are increased or expenses reduced.

In 2005, the city council approved a 5 percent rate increase for wastewater services. Department Director Ralph Metcalf said Tuesday that hasn't been enough. Operating costs, mainly for chemicals, electricity and fuel, have increased.

Operating and maintenance costs have grown from about $31 million in 2006 to a projected $42 million in 2010.

"It's got to be fixed, whether it's next year or sometime in the future," Councilman Charlie Miranda said. "It doesn't look too good. Something has to be done to remedy the situation."

The solid waste department also is struggling, especially as fuel costs escalate. Iorio tried to increase rates this year but dropped the plans when the city attorney spotted a legal problem with the proposal. Daignault said Tuesday he expected to develop a new plan to bring to the council next year.

The parking division is operating with a deficit, with expenses at $16.7 million but revenue at $14.8 million, said Irv Lee, public works director. He plans to cut 20 positions in the division, mostly by not filling positions. Two layoffs are expected.

The council holds its next budget workshop June 24 at City Hall.

The mayor is expected to present the fiscal year 2009 budget Aug. 7.

Sun Dangers | Skin Cancer and how to avoid it and be aware of it

It's hot outside, the kids are itching to go play at the beach, and you know everyone's epidermis needs some level of protection. But the latest news about skin safety is so overwhelming, sitting in a dark room seems the only safe option.

You're right to worry. "People who mean well often don't get the protection they need," says Vernon Sondak, division chief for cutaneous oncology at the H. Lee Moffitt Cancer Center & Research Institute.

Skin cancer is the most common form of cancer in America. At its simplest, it is the abnormal growth of skin cells and comes in three forms. Basal cell carcinoma is the most common and affects the cells at the lowest layer of the epidermis, while squamous cell carcinoma affects the middle layer of the skin. Melanoma - the most serious and deadly form - attacks cells producing pigment. Nearly 54,000 people a year are diagnosed with this level of the disease, says the National Cancer Institute.

The more you know about the dangers of skin cancer, and the more you learn about how to protect yourself, the safer you and your loved ones will be.

Can Sun Exposure Boost My Vitamin D?

Recent research ties heading out in the sun to increased levels of Vitamin D, a key nutrient for bone strength, and that news has been embraced by those who use tanning beds to obtain a darker tone.

But the debate continues. For example, the American Academy of Dermatology suggests that diet and supplements can be better sources of Vitamin D than sun worshipping.

"It's not an endorsement to go out in the sun every day. Ten to 15 minutes in the sun, twice a week is sufficient epidermis exposure for Vitamin D," says Neil Fenske, chairman of the University of South Florida's department of dermatology. "There's no doubt about it, sun exposure causes sun damage and wrinkling."

What Ingredients Should Sunscreen Include?

Sunscreens are the most well-known source of skin protection, but it seems every day a new product comes online suggesting it's the best available. SPF, or sun protection factor, numbers are standard on all sunscreens and address the level of protection from ultraviolet B - or medium-length light waves.

Worry less about the SPF number, which looks at the length of time between applications, and more about the spectrum of coverage, Fenske says. Make sure the sunscreen addresses both UVB and UVA, or longer light waves. Look for a combination of ingredients that are organic (absorbing) and inorganic (reflective) ingredients.

Organics like octyl methoxycinnamate (OMC) or oxybenzone absorb UV radiation and dissipate it as heat, according to the Library of Congress. The old-school white lotions with zinc oxide or titanium oxide scatter UV rays off the skin.

How Do I Assess Blemishes and Moles?

Moffitt operates an annual sun safety bus tour, screening visitors to Tampa Bay Rays spring training games, and finds plenty of people who wonder or worry about their skin. About 15 percent of the 695 people screened this year were found to have a suspected skin cancer lesion or mole. Nearly 40 percent had other suspicious pre-cancerous lesions or moles.

Sondak says people who make a point of knowing their skin don't have to wait for their "mole patrol" to assess their skin. He says you should examine your skin in front of a mirror once a month and note any changes. Ask the ABCs of skin cancer: Is a mole or growth asymmetrical? Is its border irregular or notched? Does the mole's color vary in shades of browns, blues, red or black? Is its diameter larger than a pencil eraser? Is it elevated from the skin?

Will Special Clothing Make A Difference?

Any clothing that keeps the sun off your skin is good. Clothes designed with sunscreen in them, or with it washed in with a product like RIT Sun Guard additive, are likely to be more comfortable - and costly. That protection is better than sunscreen because it doesn't come off in the water, Fenske says.

The best advice may be to have two or three tightly-woven shirts to wear whenever you're gardening, fishing, playing golf or goofing around outside. A plain white T-shirt, for example, will provide protection comparable to sunscreen with an SPF of 6.

"If you can see through it, it's not giving you enough protection," Sondak says.

Are Kids More Sensitive To The Sun?

Between 75 percent and 80 percent of all lifetime exposure happens before a person turns 18 years old, both doctors say. That means parents have an enormous responsibility to cover up their kids and teach good sun safety habits. Children younger than 6 months shouldn't be exposed to the sun at all, Fenske says.

But this fact doesn't mean adults can blow off the risks. Research indicates that adults who avoid the sun lower their risk of skin cancer. More important to our vanity is the need to understand that sunburns and overexposure play a huge role in the advancement of wrinkles, Sondak says.

Will Eating Certain Foods Lower My Cancer Risk?

Observational research the past few years has proposed that eating bright-colored fruits rich in antioxidants can reduce the risk of skin cancer. Sondak says while the concept isn't far-fetched, it's anything but conclusive.

"You want to eat tomatoes and mangoes? Knock yourself out. ... But we certainly don't know if that's going to curb cancer," Sondak says. Cover up instead, he cautions.

Are Some Body Parts More At Risk?

Yes and no. Any skin exposed to the sun is at risk. However, Fenske notes that a lot of patients he sees with skin cancers seem to overlook their ears and necks. Men forget a balding scalp, too. The nooks and crannies of the ear, Fenske says, are a common site for "dastardly cancers."

What Should I Pack For A Day At The Beach?

Seek shade. That includes umbrellas and blankets, which can buffer the bright reflections from the sand, Fenske says. Cover up with sun-protective clothing. Apply and reapply sunscreen to any exposed area.

"Sunscreen should never be the only line of defense," Sondak says.

Craving sun protection? Head to your local produce stand. The Times of London recently reported that ingesting tomato juice or ketchup won't replace high-factor sunscreens, but they can add some protective action against premature skin aging and some skin cancers. Thank the carotenoids in tomatoes for the boost, say researchers at the First International Congress on Nutrition and Cancer.

LAND O' LAKES - A 15-month-old boy drowned this afternoon after his parents were painting the exterior of a house and pressure-washing the pool's screen enclosure, the Pasco County Sheriff's Office said.

Cristian B. Rivera, was found about 3:50 p.m. in a pool at the home on 22216 Magnolia Trace Boulevard. He was taken to University Community Hospital in Tampa, where he died.

Cristian's parents, whose names were not released by the sheriff's office Tuesday, told deputies the boy was gone for about 10 minutes before they noticed he was missing, sheriff's spokesman Kevin Doll said.

The parents are from Mexico and are homeless, Doll said. They had been staying with friends in Tampa but had known the Land O' Lakes homeowner and were doing handyman-type work to make money, the sheriff's office said. No foul play is suspected.

DOWN PAYMENT ASSISTANCE PROGRAM

The City of Tampa Housing and Community Development Division (HCD) is the administrator of the City's housing programs. The City offers down payment and closing cost assistance in the form of a Deferred Payment Loan (DPL) to income-qualified homebuyers purchasing a single-family home within the City of Tampa. Please note:

    Completion of a City of Tampa approved homebuyer training class is required prior to submitting an application for assistance. HOMEBUYERS CERTIFICATES EXPIRE TWO YEARS FROM DATE ISSUED. The applicant must apply for a first mortgage after executing a real estate purchase contract. The lender will then submit the loan to the City for consideration.

WHAT IS A DEFERRED PAYMENT LOAN (DPL)?

A deferred payment loan is second mortgage with no interest (0%), requiring no monthly payments as long as the property remains your primary residence. The DPL is secured by a mortgage and a promissory note (a second mortgage lien), which defers repayments until a default occurs. This lien remains in effect for thirty years. A default will cause the loan to become due and payable. Default occurs in any of the following situations:

•·        Transfer of title

•·        Failure to maintain the residence as primary homesteaded property

•·        Failure to maintain Fire & Hazard Insurance

•·        Failure to pay Property Taxes

•·        Default on first mortgage

WHO IS ELIGIBLE? (all of the following must be met)

•1.      Applicant who has not owned a home during the past three years.

•2.      Applicant who has been approved for primary financing by a lender.

•3.      The annual percentage rate of the primary financing cannot exceed the FHA 30-year fixed rate by more than 2%, including all fees and charges associated with that lender's financing.

•4.      Applicant's debt ratios shall be at or below 35% (PITI ¸ monthly income) and 47% ([PITI + monthly debt] ¸ monthly income).

•5.      Applicant's gross income must be at or below the following annual income limits (80% median income) according to household size as determined by HUD, or (120% median income) according to household size       as determined by SHIP.

AMOUNT OF ASSISTANCE AVAILABLE

Income at or below 80%

Income over 80% up to 120%

Up to a maximum of $60,000.00

Up to a maximum of 20% of the Purchase Price

The actual amount of down payment and closing cost assistance provided by HCD will depend upon a financial analysis of each individual household. Not all buyers will qualify for the maximum amount of assistance. Funding for the Down Payment Assistance Program is through the HOME Program, an entitlement grant from the federal government and through the State of Florida State Housing Initiatives Partnership (SHIP) program. All income limits and project cost limits are set by HOME or SHIP Program Regulations.

WHICH HOMES ARE ELIGIBLE? (all of the following must be met):

•1.      Homes must be single-family, including town homes and condominiums, within the City of Tampa limits. (Mobile homes are not eligible.)

•2.      Home must become applicant's homestead.

•3.      Home must be one of the following:

•·        Vacant for no less than 60 days prior to execution of sales contract.

•·        Owner-occupied

•·        New construction

•4.      Maximum purchase price of a home must be at or below $226,000.00.

•5.      A property appraisal must be done. The purchase price cannot exceed appraised value.

•6.      Existing homes will require a Housing Quality Standards (HQS) inspection (selected and paid for by the buyer or the seller) utilizing approved HQS inspection format. Escrow for repairs to be completed after closing must be approved in writing by HCD. Any home built prior to 1979 will require a testing for Lead-Based Paint (LBP). The inspector must be an EPA certified LBP inspector. For a list of inspectors, check the Yellow Pages under Lead Inspector or Environmental Consultants and confirm their EPA license. Any lead paint abatement must be completed by an EPA certified LBP abatement contractor and must be completed prior to closing. Abatement must be performed by an EPA certified LBP contractor under "Safe Work Practices" to do stabilization. Clearance documentation must be sent to HCD.

MINIMUM DOWN PAYMENT:

The amount of down payment to be provided from buyer's own funds is $500.00. This requirement can be satisfied by the earnest money deposit and/or cash at closing. No credit is given against this requirement for expenses such as home inspection and lender application and appraisal fees.

•·         Letter(s) of adoption.

•4.                   Last two (2) pay stubs for all employed household members. If self-employed, copy of most recent income tax return and a copy of an annual profit and loss statement for the business that projects income for the next 12 months.

•5.                   Child support documentation for each applicable child (such as divorce decree and recent statements, etc.)

•6.                   Recent SSI, Social Security, Disability, Pension, documents for each applicable recipient

•7.                   Copy of executed sales contract (with name of title company)
