At our weekly sales meeting this morning (August 5), our in-house mortgage broker, Andy Shine of Terra Mortgage Banking, told us all about the fabulous rates she is seeing. From yesterday's Chronicle, these are national numbers. Here in Marin, so far this year, total home sales (units) are up more than 40% vs. year-to-date last year. Here's the Chron: Sales of previously occupied homes are expected to have risen by 5.2 percent in April as government incentives provided temporary fuel to the housing market. In a new report today, economists polled by Thomson Reuters predict National Association of Realtors figures will show that sales rose to a seasonally adjusted annual rate of 5.63 million, up from 5.35 million in March. I like numbers. They don't lie, and they can usually tell a really good story. The Marin IJ today had a story about home prices and sales both being up double-digits compared to last year. According to the IJ, home sales (units) in March 2010 were up 55% from March of last year. In March 2009, 111 single-family homes changed hands in Marin. Compare that to this year's number, 172 homes and you could say the market has shifted. If you look at price, there's a change there too. Nearly two-thirds of Americans think the time is right to buy a house, with a majority believing prices will be the same or higher over the next year, according to a Fannie Mae survey released Tuesday. The 64 percent that said it is a good time to buy is just shy of the 66 percent that said the same thing in 2003 as the U.S. housing market was racing higher, said the survey. However, most of the 3,451 polled said that it would be tougher for them to get a loan than it was for their parents.

I read an article in the Wall Street Journal this morning that talked about the Federal income tax credit for first-time homebuyers. Presently, first-timers are eligible to receive 10% of the purchase price of the home up to $8,000. There are limits though, based on income and the program is set to expire December 1st. Now, Republican Senator Johnny Isakson from Georgia is trying to up the ante, proposing to give first-time homebuyers a $15,000 federal income tax credit when they purchase a home. He's introduced legislation to that effect and he has received some support from the other side of the
