Novato, CA real estate/housing market update Total Novato homes sold in October 2010: 27 (Single-family homes. This is down from 33 sales in September.) One of those sales was our listing at 14 Balboa Court in Hamilton's Bayside neighborhood, pictured here. We got the home into escrow in 8 days and sold it for full price, $619,000. This was $322/square foot, which was higher than October's average in Novato. Multiple offers. Overbids. Properties being snapped up the same day they are listed for sale. Remember those days in Marin County real estate? They're baaaaack! As of this writing, 47% of all homes (single-family residences and condominiums) on the market in Novato are in escrow. If you break that down even further, out of all 100 condominiums currently listed for sale in Novato, 56 of them (56%) are in escrow. If you look at single-family homes in Novato priced less than $500,000, 68% on the market have an accepted offer to purchase and are in escrow. This is astonishing because

Home buyers are snapping up an increasing number of Novato properties. In fact, almost half of all homes for sale are now in escrow.* What's more? In the hottest segment of all (single family homes under $500,000), 73% of homes are now in escrow. That's a 27% jump from just last month, and no segment has reached this level since October 2006. We're a month into the 2nd quarter of 2009 and Novato home sales are picking up. Since the first of the year, there's been a hefty increase in buyer activity at many price points. Specifically, there's been a market surge for Novato properties priced up to $700,000. The chart here represents pending sales, or homes that are in escrow. The main reason that the number of homes in escrow is an important indicator is that it represents today's news, whereas closed sales are yesterday's market.
