City of Banning: Look what's happening on Ramsey and 8th Street

Banning CA, Stagecoach Town USA. It's been a long time coming for us to really get some new Development, especially in the heart of the city. Eighth Street and Ramsey is one of the major Intersections of town. It leads to the 243 to Idyllwild, and to Downtown Banning. Locals use this street to circumvent the train tracks, and to get to the High School on the South side. Any of the older Banning Residents remember the old Dairy Queen that used to be on this corner, but that was a long time ago.

Eighth Street is one of the major exits off the Freeway because of the underpass, but it has been neglected for years.

Different projects were proposed, and I for one am very glad that the gas station with Truck Wash didn't go in there. What a nightmare it would have been trying to go straight, or make that turn with trucks coming out onto 8th.

Anyway, we heard a Rite-Aid was going to go here for quite a while before Construction started. Then all of a sudden I saw this Building too. It seems to dwarf the gas station, and it takes away some of the Mountain Views, but it's so much nicer than an empty lot. The corner of 8th and Ramsey has changed in the last couple of years....

We have an I-HOP, Jack -in- the -Box, now a Drug Store, and this Big Building which I heard is going to be a Dental Office. Yes, this corner has finally benefited from the City of Banning's Infrastructure work.

I would like to thank Duane and all his Crew, and the other City staff that helped to change this blighted corner into a nice Commercial area for all of us.Thanks Duane, Thanks Mayor Salas, and all the people on the City Council and Planning Commission. Banning is finally getting some new business, and this new Development helps the residents of Cabazon, White Water, the Rez, and especially all of us that live on this side of town.

Marketing .....Plain and simple, Loud and Garish, or in-between?

Generational marketing.....we know about texting (look at the current Political Scene), we know about Blackberry's and the Apple iPHONE. We also know that when the "Boomer" Generation was younger a whole lot of us didn't wear glasses, liked loud music, and our tastes were different. So, how does that relate to Marketing, Color, and this Post?

Last week I wrote about learning how to make Wallpaper and Calendars to give away:

Marketing: Learning from Marti Garaughty & "Art of Marketing You" Tutorials

Since that Post I have noticed that we don't all like the same things, and if we are going to look at our computer day in and day out, we need to have something we like on there.

I tried a variety of backgrounds and this is one I liked. It doesn't make me crazy, nor does it make me want to fall asleep...instead it brings me into the photo.....and takes me back to that evening in Prague when the sun hit the castle at just the right moment for this shot.

A Magical Shot that was so unexpected, and I barely had time to grab the camera. So for me I like this background for this picture, but will anyone else? It might be hard to see well with this size, but the larger version for the Wallpaper really stands out.

I am working on the October Give Aways, with one request already, and I wanted to know what you think? I want some input from others, especially some from the different generations :)

Do you like plain and simple backgrounds?

Do you like a lot of color or the simple black, gray, or one color?

Would you rather have a Monthly Calendar or a longer lasting Wallpaper?

I really am curious on what others like......as it is hard to try to have a

One size fits all Marketing Campaign :)

***Thank you for taking your time to answer :)

Tuesday Truths- Do you really trust other Real Estate Professionals?

Blogging helps us to let others know who we are, and what we have to offer, whether it's hard core skills, or inspirational messages. But do you really trust the person you are reading? We can learn so much if we are open to new ideas, and take the time to see who is behind a blog. Staging was a term I had never heard of until I joined Active Rain. This Real Estate Network has so many different fields of expertise.

I read some Staging and Feng Shui articles but it wasn't until I looked on my County Dashboard that I saw there was a Stager near me. Janice Sutton of 1st Stage Property Transformation lives and works in Murrieta/Temecula.

I read her blogs, liked what I saw, and made contact. The first time last year that we attempted to stage a very needy house didn't work out. But a few weeks ago, I gave her a call again. One of my listings wasn't getting any activity and I was running out of options. Wanting a fresh perspective I called Janice. We set up an appointment for her FREE Consultation, and she gave me her opinions.......

Oh you should have heard me....

"Oh no" I don't think my Seller would want to do that !"

"But I like that Turquoise carpet"

"What ? You want to take down all those expensive window coverings?"

Oh my I sounded like it was my house. This lasted about 10 minutes before I caught myself, and realized I called a Stager for Advice....so why was I being resistant? So I shut up and listened!!!

I still wasn't sure how I was going to approach my Seller to paint and re-carpet, and I couldn't give his name and number out without his permission.

But first I had to believe in what Janice was saying......and I did, as Staging is her area of Expertise.

Don't get me wrong....I was pretty protective of my client, and I wanted to save him as much money as possible, while getting help with the listing. I figure this wasn't going to be an easy task, but I would give it my best shot, and that's exactly what I told Janice.

I did call the Seller, and explained about staging, why I thought it would be in his interest to do as the Stager recommended, and the cost involved. I really thought he was going to refuse to relist, and just send me on my way. Not only had we not gotten the House Sold in 6 months, but now here I was asking him to pay out even more money. But actually he wouldn't be paying more money in the long run, just the first upfront fee for Staging, and paint and carpet. He said he'd think about it and let me know......and it didn't sound encouraging.

A week went by, and I got an email.....he decided to Stage his home.

I let Janice know and it didn't take long before she had the painter out there, and the carpet guy.

It was the same day the carpet guy finished that Janice was out there setting things up.

I was amazed at the energy that she had, and the way things were already starting to look when I got there. Furniture, plants, taking down the window coverings to let in more light; Staging.....she obviously knew what she was doing, and that's what I wanted.

Now that all her work is done, it's time for me to do mine :)

I did say this was a transaction with 3 Active Rain Members......

First....Melinda Jones from Sun Lakes Realty in Banning gave me the referral. Working together in the past, and trust that I would do whatever I could for the client has resulted in several referrals from Melinda.

Second.....That would be me :)

Third Janice Sutton of 1st Stage Property Transformation in Temecula- a city about 45 minutes from the property.

Professional Respect and Working Together for the common goal of helping the client......Yes 3 Active Rain Members Working together.

I just love what Janice did with this home........and of course I thank Melinda for the Referral.

How about you, do you trust other Real Estate Professionals, or people that work in fields that are associated with Real Estate?

Monday Morning Gifts: Family, Friends Compassion and Prayer

This morning I feel many of us might have conflicting emotions because of all the things going on. On one hand we have our friends that are affected by Hurricane Gustav, and on the other hand we might be enjoying the last week-end of Summer. Family, Friends, Compassion and Prayer.....at least one of these will probably consume a lot of our Monday Morning.

Family, Friends, Compassion and Prayer

It can be confusing to have such strong conflicting emotions at the same time. One thing that is very important is it's OK to enjoy a BBQ, it's OK to go shopping for those last minute school supplies, and it's OK not to be glued to a TV set. After all there's nothing any of us can do at this point BUT Pray.

So today....whatever religion, whatever anyone believes, just say a prayer for everyone affected, including the families and friends that have opened their homes for evacuee's.

Yesterday I wrote an Open Letter that was meant to be from all of us.

Open Letter to my AR Friends in the Gulf States on the eve of Hurricane Gustav

Today I just want to reinforce the love and caring that we have. Miracles do happen as I said yesterday, and as of this writing, the Hurricane is at a Category 2. So let's continue to pray, continue to hold our friends and family in our hearts.........and continue our day whatever it may hold.

Here are 2 Gifts to enjoy:

Gift#1~ Are You Closer to Your Friends or Your Family?

And Gift #2 ~ A re-blog with Gifts for everyone, some fun things for today, for the kids and for you. Monday Morning Gifts... The Gifts that Keep on Giving.....and Taking :)

Stay safe this week,

and let your family and friends know you care....take a moment and tell them :)

Open Letter to my AR Friends in the Gulf States on the eve of Hurricane Gustav

Open Letter to my AR Friends in the Gulf States:

I have been hearing about Hurricane Gustav all day, and I am worried about you. I hear the word Gustav and my heart lurches. I hear the words New Orleans and I think of Lisa, and Katrina. How could this be happening again just 3 years later. Please don't let Gustav be as destructive as Katrina, and please keep everyone safe. I don't know who all of you are, but even without a name my heart goes out to you.

If you can't read this because you're being evacuated I pray that the power of our Membership reaches you where ever you are. Even if you're not a member of Active Rain, know that you are thought of, you are in people's prayers.

***For every mountain there is a miracle.***

Marketing: Learning from Marti Garaughty & "Art of Marketing You" Tutorials

The Art of Marketing You Group, here on Active Rain, has become my new best friend. I love new ideas, and love things that can increase my business. Like so many people, time seems to be more abundant than money these days. Reading Active Rain, and other Real Estate Networking sites keeps us on top of any new changes to the Market, or anything new for Marketing or Technology. Following marti garaughty's Blog and Wallpaper Tutorials is like a soap opera....each week we just want more :)

Well, Marti's last Post............was a great Tutorial on how to make our own Wallpaper. I was quite honored that Marti used one of my Photos as his example, and helped me make a September 2008 Wallpaper/Calendar FREE for download at my outside Blog California Real Estate and Life .

OK, this Post toots my own horn, but I am so proud of myself, and extremely Thankful to Marti.......

As soon as Marti's Post came out I started trying to make my own Calendar. Then I had questions....several actually. I know Marti explained it all, and in plain English to boot...but I still messed it up. This is my first attempt, and the picture took too much room, and my Icons didn't fit right. But I didn't give up. I commented back on Marti's Post, and then after he answered I tried again......and again.....and again.

Well.....today I got it.

I am so thrilled.....I have the October 2008 Wallpaper done. myself.....I did it :) This is a picture of the Progress I was making learning from the Wallpaper Tutorials. I had to keep my Active Rain Window opened to Marti's Tutorial in the beginning, but who better to stay with me hour after hour while I practiced.

And now that I can do it, it wasn't that hard after all :)

You can Download my September 2008 Wallpaper for FREE from my other Blog: California Real Estate and Life, and then the October 2008 Wallpaper/Calendar will be available at the end of September. If you can't find it on my blog...look under the Custom Calendars Category on the right hand side of the blog, in the Sidebar. Remember to check back each month for the new one, I am thinking about having 2 choices each month, but can't guarantee it :) If you would like a Custom Wallpaper/Calendar of Cabazon or something in the Cabazon/Whitewater area let me know, as I probably have a picture that I can make one for you. Just send me an email and I'll do my best.

Meme...Fill in the Blank Style, or Did you pass the MMPI

Another meme ~ who in the world started this one? I got a mail from Audrey June Forshey saying "you've been tagged." Tagged for what, meme's died out didn't they? Then I get another mail......this time my Feng Shui Friend in Long Island Carole Provenzale doing the same thing...."tag you're it".

OK, so here is my meme....fill-in the blank style. Mostly I did this like an MMPI (that personality test that you have to pass for Government Jobs)....at least I think I passed them in the past....... LOL :)

So, here goes, my fill-in the blanks meme:

I am - shocked I am writing another meme....tagged not once but twice (Thanks Audrey and Carole)

I think -way too much sometimes. A mile a minute I 've been told.

I can - do anything I set my mind to.

I want - to go back into the Peace Corps in a couple more years, this time to Africa.

I have- had many wonderful experiences in life.

I wish- I may, I wish I might ....I wish to get some sleep tonight :)

I hate -inequality and people that change the rules to suit their own needs, without concern for the ramifications that decision can cause others; Greed and Out and Out Idiots are right up there too.

I miss- having my Office at the River.....

I fear -the world that my grandchildren will inherit

I feel -restless....I want to move on, go be a vagabond and see what else life has to offer.

I hear-Louie Armstrong's "It's a Wonderful World" when I am just "being"......

I smell -cookies...

I search -for understanding of people. I never can figure out how some people just don't seem to have a conscious, and some people are just plain Idiots....no matter what.

I regret - a few things

I love - the innocence of children, the sun shining, birds chirping, a thunderstorm...everything but idiots :)

I care - "About people, whether I know them or not". Answer REBLOGGED from Carole Provenzale...thanks Carole :)

I always -Nothing...there are no Always in my life.

I am not- afraid to let people know where I stand on issues, or to give my opinion if asked. The if asked is the part I sometimes forget.

I believe - in the good in people even when the bad is so obvious.

I dance - to my own drummer.....

I sing -to my own drummer.......

I don't always-get a nap...boy do I love the luxury of taking a nap........ LOL :)

I write-Honestly

I win- everyday that I try.

I lose- everytime I stop trying.

I never- never's are the same as Always.....life and circumstances although somewhat predictable, has twists and turns along the way.....Today's "I never" could be easily changed with the right circumstances.

I listen - with my heart, and filter it from the files of Experience.....

I can usually be found -standing up for the underdog.

I'm scared of - Diseases.....I got a bad one in Europe and had to be flown back here for a Biopsy...can I edit the I hate...to include Diseases :)

I read- is this past tense or present LOL :) If it's present...I don't read much anymore, if it's past tense I read a lot before going into Real Estate.

I forget - that sometimes people might not know about issues that I am passionate about, and usually that's OK...sometimes though I want the whole World to stand up and fight for Social Justice, everywhere, for everyone.

I just- "Want to experience as much as I can in SO many different things! There is never enough time for all I want to do and learn." *** Dang....another REBLOG from Carole.....

I like this copy and paste stuff....especially since re-blogging is now sanctioned :) Seems to me it could cause a lot of lazy blogging, wait...that's what I just did with Carole's statement....... LOL :)

I am happy about - so many things....there is just no way to mention everything that I am happy about, so I will just say I am happy for what I have in life.

***MMPI- Minnisoata Multiple Personality Inventory*** This is the Nationally Recognized Test for determining personality traits....at least that's what they say LOL :)

OK....for laughing at me I tag Sally Cheeseman~~~ ahhhh remember he who laughs last laughs best :)***Laughing with you, not at you :)***

That one was payback...here are my other 2 picks and boy will they be thrilled to do this meme........ LOL :)

Mara Hawks

Cheryl Willis

Udate: Sally wrote hers, I whine, I cry, I laugh ...HA HA!

How Could I be so Dumb......Blogging 101 Faux Pas

How could I be so dumb? I really can't believe after a year and a half that I just now figured out, or found out, that I never subscribed to you... darn buttons again. Anyway, after reading something I went to my sidebar where my Subscribed List is, and lo and behold you weren't there? Where are you?

How many times have you read someone and hit their Subscribe Button....not the one on the bottom of their Post, but the one on the Right above their picture? That's one way to be able to read your favorite Blogger. But the other way, and apparently how I have done it with you is to just click on your name when you comment on my Post.

But then you stop commenting....or you rarely comment.......and something clicks. Where are you, I hope all is well. Heck let me send you a mail.....but more importantly let me make up for that big error and Subscribe now.

If you like someones writings then Subscribe to their Blog...some people use a button at the bottom of their Post, but for everyone you can find the Subscribe Button on the Right side of your screen above their Profile Picture.

Tuesday Truths....Burning that Bra Didn't help everyone

Today.....August 26th is Women's Equality Day. The 19th Amendment was certified as part of the U.S. Constitution on August 26, 1920. This Amendment gave women the right to vote, and supposedly we were to have equal rights. In our country women today are "mostly" equal to men. There are still discrepancies in pay, and opportunities, depending on where you live, but on the whole life is much better for women.

I remember my Grandmother's pride when she would tell us about being the first Woman hired at McGraw-Hill to earn the same salary as a man. She was a mechanical engineer, and had a fascinating upbringing.

I remember whining about things that I didn't think were fair in life, usually when it came to my brother or his friends being able to do more than I was allowed to do. My Grandmother would be very stern and tell me that I wasn't her Granddaughter if I was going to whine. She expected me to follow my dreams, work hard, and never let anyone tell me I couldn't do something. Women were equal in her eyes.

Then I had my mother...another very strong woman. She raised 5 kids on her own after her marriage failed. I remember her working 2 jobs, and also knew she gave up her own dreams once she became a parent. She had wanted to be a PE Teacher, but apparently they had to move around a lot as my father was in the Service. My mother taught me not to let anyone take advantage of you in business.

I was raised to be a strong woman, but not everyone is. I know many women that believe the man is more important, and his needs are more important. Well, to me this is such a strange concept. Overseas I ran into this a lot. Some of the countries are very Patriarchal, and it's amazing to me how women are treated. Even today.

During my time in the Peace Corps I was shocked at how women were treated. My friend over there was whining one day that she needed a man because her car was on empty. What? I asked her why she just didn't pump the gas herself (this was in 1997) .

It was such an ordeal that even though I wanted to laugh, I couldn't. For years my friend would say with pride that she learned to pump gas. Pumping Gas was such a trivial thing to me, having grown up Independent and Strong, and Equal. But in a country that doesn't value women it was; although it was not just cultural, but a lack of self esteem brought on by culture.

Yes, because of the 19th Amendment and because of the strong women in my life I was able to help many other women overseas in their quest for a better life. Whatever our station in life, or nationality, as women we need to help each other realize we are indeed equal.

Sometimes though Cultural Influences are difficult to overcome. Working within the confines of the laws of the Nation are important, and all American Women can thank their parents and Grandparents for the suffering they went through in order for us to be equal today.

If you need any further evidence of how far we've come in this country look at the Presidential Race......never before had a Woman even been considered, let alone almost get her Party Nomination. Never before have we been able to be all that we can be.....

The United States is further along than many countries, however there are still a lot of women that are marginalized.

Here are some of the issues still affecting Women around the World.

Human Trafficking-This has been, and still is a major issue. Women and Children are sold for the sexual pleasure of others, sometimes in their own country and sometimes they are smuggled into another country. This degradation occurs with such regularity that it is one of the worst crimes against women and children, yet in America we rarely hear about it.

Prostitution-Young girls (boys too) are sent out onto the streets by their parents, or caregivers to earn money. Pimps take in Street Children and Prostitute them out. And even in affluent countries like America prostituting the unwilling takes place.

Domestic Violence-Across the world women are abused, every minute of the day. In many Societies women are not considered equal. So if their husband beats them, or brother, or any other male, there isn't anything they can do.

Education- Women do not have equal access to education in many countries. The man is assumed to be the one that needs to be educated, one reason being so he can provide for his family.

Justice/Legal- Women's rights are not universal. Many women do not have equal protection under the law. Men are allowed to accuse a woman of any crime, and the woman cannot fight back. Women are still excluded from owning property in some countries. They're killed for supposedly " not honoring" their husband, genital mutilation is still practiced, and many are forced into early pre-arranged marriages.

Today, August 26th, as an American Woman I am very grateful for the women that fought for our equal rights. Also, today as a Woman I am saddened that these issues are still as prevalent as they were during my time in the Peace Corps (1997-2000)

Women's Equality Day for America.....Women everywhere should also be equal....

Monday Morning...a simple gift....Friends

No matter what job we have, no matter how many social networks we belong to, it's all about relationships. Who are your friends? Who's on your Subscribed List...Do you even know most of these people? Today think of what makes a Friend....either online or off. Today let at least one of your Friends know you care. Life is too short to not let people know they are important.

Today....that might be all we have. So today I would like to Introduce someone that consistently contributes to Active Rain although I rarely see many comments on her Blog.

I have written her a few times, and she is just the sweetest person (unlike my outspoken personality..... LOL :) Anyway, please take a minute and go meet Caryn Webb. She is not only very sweet but also quite knowledgeable with web technology, and Marketing and this is taken right from her Profile "Your Personality is why clients choose you." Caryn is really special.

The next person I would like to Introduce has a fantastic sense of Humor (even though she hasn't sold my Ranchette in Sheldon, Missouri yet) is Cheryl Willis. When she became a member she opened up her own Group, right away, and the name of the Group will tell you a little about her personality. The Group is called: AR My Name is Cheryl .

Both of these ladies contribute to our community, and I thought you might like to increase your list of Friends :) :) Anyway...hope you check them out, and just say hi if you can.

Our Social Networking experiences are really enhanced when we actually remember it is really all about the Relationships.......So, enjoy your Week, and hopefully make a couple new Friends....

***and remember no one person is more important than the Group itself ***

California has passed 2 more Driving Bills

Almost a month ago a new CA law went into effect banning cell phone use while driving. You had to have a hands-free device, but the joke of the law was that you couldn't talk on the phone while driving, but you could text :)

Well, today the CA Senate approved a bill to outlaw texting....but the Governor said he won't sign any bills into law until we get a budget. If approved the fines would be around the same as for cellphone use...$20 for the first offense, and $50 for the next.

And if all that doesn't make you believe CA is trying to make drivers pay attention to the road, they also passed a bill outlawing pets on laps (or in arms) While driving. This one if signed into law wouldn't go into effect until July of next year, 2009. I always did wonder what would happen if Fido got too excited while riding in the drivers lap.....If this law gets signed, the fine would actually be more than for using your cellphone or texting !

OK, so now I am waiting for them to ban eating while driving....no more driving through McDonald's and eating that hamburger on our way to our next appointment..... LOL :)

Real Estate: How to show a House with a Mouse and not lose a sale

You go to show a property and take your client into the kitchen to look around. Something is sticking out from under the fridge, and so you take a look......Oh gawd....it's a mouse. If you're squemish do NOT look at the first picture.

A live Mouse that is squiggling to get free. Your client hasn't seen it yet, and hey we're all supposed to Disclose....so come on what do you do? Kick the trap back under the fridge, take it out and throw it away, or allow the client to see it and say...well at least the trap worked LOL :)

OK, so now we know the house has a mouse....so I clean my Real Estate Glasses to see what else I might find...please please don't let him/her have more friends.

OK, this is what I found: Look at the metal strip at the bottom of the Door. Come to find out that a while back the owner of the home had an infestation of mice, so called a Pest Control Company.

Apparently the owners were so disgusted that they were willing to do just about anything to get rid of the mice. The Pest Control Company came and did an assessment, and one of the main things that was emphasized was entry points!

Look at the Picture on the left:

Apparently the Pest Control Company put glue traps in different places around the house, steel wool around pipe openings, and then talked the owner into putting metal strips on the bottom of the security door (to keep the mice out).

Do you see anything wrong with this ?

The Owners were distraught over having mice in the house, and after calling in the Professionals, figured they knew what they were doing. Ahh....but my Real Estate eyes saw something they didn't. If a mouse can climb up counters, and jump several feet...how in the world is this 2 inch piece of metal going to keep them out? Look at the opening that is right above the metal strip.

This is what I learned about Mice:

Mice can manipulate their bodies and squeeze through an opening the size of a dime.

Mice can't chew through steel wool, like an ordinary SOS Pad....so break off pieces and plug up small holes

If the home is unoccupied, disinfect everything with bleach as Mouse Droppings can carry diseases

Glue Traps don't kill a mouse, it only traps them.....there are different traps available including the old fashioned one that you "set" with a spring action. Glue traps are the least humane way to get rid of mice.

Set traps about every 8-10 ft....but most important CHECK THEM at least every day in the beginning :)

Mice are most active at night.....so plan to do your Mouse duty in the morning before other Agents get there.

Mouse Urine smells.....clean with bleach or a disenfectant, and do not touch the area or the mouse with bare hands (yea like we would do this anyway :(

***Mice have litters of 6-7 at a time.*** A baby mouse is a Pup.

Mice can jump quite far......and they can also climb up vertical surfaces...straight up !

Don't let a little Mouse take over your listing.....it's hard enough finding a buyer for a house without the Mouse running them off :) :)

Who hasn't heard of Palm Springs CA? N. Palm Springs is West and North of Downtown Palm Springs. It is close to the West end of Desert Hot Springs closer to the 62 Freeway where all the new development is happening.

Land in this area was cheap for years. For years you could pick up a lot or acreage and not have to sell your first born to do it.....and if I had a Dollar for every time I heard "I could have bought it for ...." or "I wish I'd bought it when I had the chance." Well if I had a dollar for every time I heard this I could have retired quite nicely :)

For the past year and a half land hasn't been selling like it was. Developers got hit hard in the Housing Market Crisis. So land readjusted it's prices the same as Home did. Lots sat and unless they were rock-bottom cheap they seemed to sit forever. I wanted so many times to be able to sell someones property for them when they were desperate, but the Market wasn't like that. But a few months ago things out here changed. Maybe because of the new laws, maybe because we are again realizing that progress will resume soon, and people want to make sure they get the properties they want now.

Whatever the reason......don't be one of the ones that say in another year "I wish I had bought then!!!"

August is one of the hottest Months....Protect our Children

What does the Purple Ribbon stand for? Last week when I was at the Clinic on the REZ I saw Purple Ribbons tied to all the Posts, and little signs supporting August as Purple Ribbon Month.…..a Campaign to remind everyone of NOT leaving a child alone in a car. Yes, it’s a Law, but not everyone follows the law, and children die or get hurt unnecessarily.

Kaitlyn’s Law, was named after the 6 month old that died after being left unattended for 2 hours in a car by her babysitter. It is also known as the” Unattended Child in a Motor Vehicle Act,” passed by CA legislature in 2001. http://www.4rkidssake.org/ is a Non-Profit Organization started by Kaitlyn's Mother and Laura Peterson to try to raise awareness of the dangers of "leaving a child unattended in a car".

Think about your own driving habits....how many times have you needed to just run in somewhere for a minute? That minute usually turns into a few minutes, half an hour, etc. In the meantime the inside of your car is becoming a furnace....at least 30 degrees hotter than it is outside.

***So no matter where you live....think of the children (pets too) and don't leave them unattended in the car!!!

I just need a picture for my blog....why can't I use the one from the Internet

I needed a picture of the American Flag for a Military Post. I see so many nice flag photos here, so I went on a search. I found some pretty nice ones, but they said no commercial, or had other restrictions. Oh no....I just want it for a blog post.

I just want a Picture of the Flag

I just want a picture....and most of the pictures are either overused, not free, or not available for commercial use.

Apparently your Blogs are Commercial....so it's important to check before using the photo. Some of them will let you use a photo for private use, but blogs aren't private ......as if we didn't know this :)

Solution to the Flag Dilemma....I took this picture...it's not the greatest, but hey it has stripes and the right amount of stars, it is blowing in the wind, and best of all it's mine.....I can do what I want with it !!!

I will be taking more pictures of flags as it's amazing how many times we might have need for a Flag Photo. But for now I have this one....and that'll keep me from being busted for plagiarism, or copyright violations....:)

Blogging can be really difficult if you don't have the right Graphics....LOL :)

Last week I wrote a Blog about a referral, and how I was still working to get the listings. Well, yesterday I finally got the paperwork back on 5 of the properties...and have one more to go. These are all recycled properties...been listed before, and didn't sell. Then I got a call for a house close to the lots....would I be interested in listing it....another recycled one. OK, let's finish my week...a FSBO from 2 years ago called me and asked if I would list their property. 6 land Listings and 2 possible houses all this week :) So, why did I take all these recycled listings?

When I first started in Real Estate I picked the Cabazon/White Water area and land lots in the Desert Communities by Palm Springs, CA. I did very well, and learned the area. At first I didn't have much competition, but later when things were selling well....everybody wanted to sell out here. Some Agents would say anything to get a listing....and I just shook my head at some of the antics that were going on. But lately most of these Agents have moved on to easier areas. Overpriced listings just won't sell, and even the homes/land that were priced right weren't selling.

So fast forward to these listings.....I got all but one of them directly and indirectly, from an old customer, who is also an Agent. When I called the Sellers I told them that I don't take just any listing anymore, and after I go to the properties I'd let them know what I thought. We negotiated a few things, and agreed that the prices were reasonable. We discussed the various scenarios of a buyer, and what types of offers they might expect in Today's Market. I like to have the Seller know as much as possible up front. I told them to think about it, and if they agreed to MY terms, then I would list their property. So today, I have 6 signed listings, 1 waiting for the contract back, and 1 maybe.

Then I got 2 different calls for houses....both of which had also been listed previously. Again, I told both Sellers the realities of that area, and what I felt we needed to do to even have a chance of getting them sold. We discussed the unsold inventory of Foreclosures, and how their homes would compare in value and price. One of these homes will be listed, the other one I am still debating.

Again why did I take these listings?

I feel my Market is starting to change-I am getting calls again from buyers as well as sellers.

I know the area and I know what land lots have been selling and which ones haven't

The new construction is finished for the roundabouts, and there are plans for more growth in the area.

Being an e-PRO I know how to use the Internet to effectively Market these properties

My Blogging taught me how to do Real Estate Shows(Virtual Tours) and you have the ability to make unlimited Shows the way you want...with your choice of music, verbiage, etc.

I like a challenge....and one of the houses is a challenge :)

That's why I took these recycled listings....I believe I can sell them :)

Del Mar, Ca has a dog beach right across the street from the Del Mar Fairgrounds. Your dog must be on a leash, and you have to clean up after him, but hey that's not a bad trade off for a day of fun and sun for all of you . Just remember that you could be subjected to a large fine if your dog is not on a leash. Look for the signs on PCH ~ Pacific Coast Highway, where you park that tell you the fine :)

Monday Morning Gifts.....The Caterpillar Tree

Each Monday is a new start for our business's and our lives. As Sunday winds down, I am reminded that Monday is a new beginning. Life is full of new beginnings, and so many times if we've had a rough week that new beginning is just what we need. Last week all of us on AR had 2 big things...the Land Rush and then the new Re-Blogging Feature. I don't know about you, but I'm ready for a new week :) So as one week ends another begins.........

These photos represent the efforts of nature and this beautiful caterpillar that will end one life, and start another one. Sort of like our week.....we have ended last week, good or bad.....confused or enlightened, it is over.

Two weeks ago my 5year old Granddaughter saw one of my pictures of a Butterfly and said I had to go see her "tree".....her "Caterpillar Tree". She rushed me outside and pointed out a small bush and said it was poisonous so be careful as it was full of caterpillars. The reverence for these little creatures was so evident in her voice, and how she shared her tree and pointed out the various caterpillars for me.

I am not sure why she thought they were poisonous but I didn't correct her......it helped keep her and the rest of the kids from touching them. Which of course gave the caterpillars just that extra little bit of opportunity to have a new life as a Butterfly.......a new beginning. Sometimes we all need a little extra help to have a new beginning......we need just a bit of help to get started, but once we do then we too can evolve into the human version of a butterfly ~ our own beautiful unique personality.

.

I hope you enjoy the Photos....and think of how this week can be a new beginning. Think of how you can help someone else evolve into the beautiful person they can be if we just allow them to "be".

Here are 2 fun things to start your week.

Gift #1- The Ice Cream Personality Test

Gift #2- How's Your Feng Shui?

Working to get those listings you referred- What happens next

Recently I received a call from an Agent in a neighboring town. They wanted to know if I worked in the Cabazon, Ca area.....because another Agent had given her my name. Why yes, I do....how can I help you? She had a name, and some APN#'s......and had talked to the people but she didn't service the area. OK...let me check it out. Sound familiar? I don't know about you but I don't take every referral, or listing that calls me.

When someone refers a client to me there are several things I need to do.

I need to sign the Referral Form - even if you have given me the name and number before this form is signed, I won't "steal" your client....my word is my bond in my business.

After signing the form I want to know as much as possible about the prospective clients property, or anything else they may have told you. This helps me when I call them.

Next I want to check and see where the Property is- I almost always drive to the Property to get a "Today" visual of the Property.....

I get my Comps and see if the property had been listed before-this is so I can ask what the previous issues might have been on why it didn't sell. Many times the seller will modify a previous overpriced listing for a new Agent, although the previous Agent had told them to do it also.

I call the Prospective Client....and afterwords I call you back. This is how I handle the referral you sent me. I decide when I have done all my due diligence if the referral will be something that I want to work. I always keep in mind that Listings cost, and Sales Pay......I want properties that can make it to a closed escrow in the shortest amount of time possible.

What I don't do:

I don't try to be anything more than I am- if a client is not willing to work as part of a team to sell their own property I don't want the Listing.

I won't take a listing that is overpriced just to ask them to lower it in a few weeks, or months- this wastes all our time.

I won't lie to you or a Prospective Client.

I won't drop the ball on negotiating, or getting whatever we need to close....even if it's "not my job" .

Currently I have had several conversations with a particular prospect. They will let me know tomorrow.....a good 2 weeks after you referred them. I have given you an update, and will let you know if and when we actually sign a contract.

This is how I work, and I do almost the same thing everytime someone sends me a referral :)

What an Escrow is ~ from a childs viewpoint

Have you ever had people ask you to explain what an Escrow is? Now ask your own child, and see what they come up with. I wanted to know if children understood what we do so I asked a little boy whose mother is a Senior Escrow Officer with Land America Commonwealth. I asked him to write what he thought Escrow was......I think John was about 11 at the time. The following is his view of the one thing that is so important to all of us....Escrow :)

"What I think Escrow is"

Authored by John C. Moore

What I think Escro is, is helping people get homes, make mortgages and rent. I think it's also about citizens of America that put all of their effort into going to work, and if kids included going back to pick them up. Like my Mommy, Bosses of the Escro DO NOT sit back and relax and watch others do the work.

It's backwards, the Boss does the hard labor, and that's why my Mommy is stressed out after work! Escro is mostly typing on computers, calculators and typewriters. I also think escro is about realty.&amp
