      <title>Stapleton light rail/commuter rail update May 18, 2013, So It Begins</title>
      <description>&lt;p&gt;Stapleton Light Rail/Commuter Rail update.... So it begins.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Last week I wrote about how the Havana and Smith Road intersection was going to begin soon in preparation for &lt;em&gt;Stapleton's future commuter rail&lt;/em&gt; system and how it ties in with the East line going from DIA to Union Station. Yesterday they began and we will all be feeling the repercussions for about 6 weeks. So here is the latest. The intersection at Smith and Havana will be closed for the next 6 weeks for them to create drainage, widen and repave the road and set it up for another future closure when they will put the tracks across, put a light in and Railroad at grade crossing safety bars. That closure is scheduled for Fall 2013&lt;/p&gt;
&lt;p&gt;I will update later with pictures and detours but the mess has begun and it will undoubtedly have domino effects on Martin Luther King, Peoria, Central Park Blvd and I-70. It will also heavily impact businesses along the corridor like Urban Farm, Stapleton Cross Fit, and 7-11 and As Khadija&amp;nbsp;Haynes of the Urban Farm said at the latest CAB meeting. "patience will be the key, Just turn on 103.1 the comedy channel and laugh while you wait"&lt;/p&gt;
&lt;p&gt;I do want to reiterate that this is a positive thing. &lt;em&gt;Commuter rail coming to Stapleton&lt;/em&gt; is going to be amazing and this intersection work is not only really needed but is a great sign that mass transit access is coming to Stapleton sooner than later.&lt;/p&gt;

&lt;p&gt;This is a copied message from RTD in regards to a significant road closure that will certainly effect East side Stapleton residents. It is the good news and bad news for us who have been clamoring about how backed up Havana can be at Smith road. The construction will begin to make the intersection much better for the short term while also preparing it for the future &lt;em&gt;commuter rail&lt;/em&gt; coming through Stapleton towards the DIA line and the Southeast line/225 line that will go to Tech Center.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;It mentions an approximate 60 day closure, while they lay track starting as soon as May 23rd. I am optimistic and have really enjoyed the rapid and evident progress in bringing the rail to our community. This inconvenience will hopefully be worth it in the long run. Of course using Central Park Blvd to the West and Peoria to the East will be the way around.&lt;/p&gt;
&lt;p&gt;I will try to get over there during construction for an update with pictures.&lt;/p&gt;

&lt;p&gt;In yet another showing of community activism, spirit and sustainability the Stapleton United Neighbors and Master Community Association are having a large tree planting day today to celebrate Arbor Day. The Stapleton Home Team is proud to sponsor the event and will help the volunteers today and we are of course grateful to all that participate. I will report later the number of trees planted but I know it is a lot and that they are going into alot of the pocket parks of Stapleton.&lt;/p&gt;

&lt;p&gt;Stapleton is growing again. East of Havana towards the &lt;a href="http://www.thestapletonandknophometeamblog.com/channels/home_buying/topics/cu_medical_school" title="Stapleton's Bluff Lake Neighborhood"&gt;CU Med Center Anschutz campus at Fitzsimmons &lt;/a&gt;had it's first residents move in this month. If you look at a map of Stapleton it resembles the tip of a shoe so the area has been referred to as the toe. It is also called Filing 16, But the bottom line is this new area is selling and selling well.&amp;nbsp;&lt;img title="Stapleton's Bluff Lake Neighborhood" src="http://activerain.com/image_store/uploads/5/1/2/3/3/ar134827719233215.png" height="216" alt="Stapleton Bluff Lake neighborhood" width="300" style="float: right; margin: 5px; border: 2px solid black;"&gt;&lt;/p&gt;
&lt;p&gt;The last couple of years have seen the &lt;em&gt;new neighborhood&lt;/em&gt;s of Central Park North and Central Park West being built at a level of 300 or so homes per year. &lt;a href="http://www.knophometeam.com/custom10.shtml" title="Stapleton's Bluff Lake Neighborhood"&gt;Stapleton builders&lt;/a&gt; this year are looking at around 450 homes sold which has pushed it out of those neighborhoods into this new area called &lt;em&gt;Bluff Lake&lt;/em&gt;. It is the furthest South and East part of Stapleton with parameters to Peoria, 25th Martin Luther King and Iola/Havana. This first round of homes being built will total around 180 homes. New amenities of this neighborhood will be a group of pocket parks that relate to senses, a potential new school, and a new bus line opening in 2013.&lt;/p&gt;

Also Aurora and Fitzsimmons have big plans for to redevelop the surrounding communities based on this areas build out. Grocery stores, restaurants and more will be within a short bike ride or walk.&lt;/p&gt;
&lt;p&gt;- It's connectability is maybe the &lt;a href="http://www.knophometeam.com/custom9.shtml" title="Stapleton's Bluff lake neighborhood"&gt;best of all of Stapleton&lt;/a&gt;. Easy access to 2 highways, future light rail station, the back way to Northfield and Aurora to the south. Also all of the nature trails of &lt;em&gt;Bluff Lake&lt;/em&gt;, Sand Creek are literally at your doorstep and you can connect to Denver's 50 mile bike loop. It is also less than 18 minutes to DIA until the commuter rail comes in that can get you there even faster.&lt;/p&gt;
&lt;p&gt;-If you are a student, employee, doctor, nurse, or anything to do with the biggest employee of the area, Fitzsimmons/Anchutz campus, you will love this location. Children's hospital, &lt;a href="http://www.thestapletonandknophometeamblog.com/channels/home_buying/topics/cu_medical_school" title="Stapleton's Bluff Lake neighborhood"&gt;CU Med School&lt;/a&gt;, Dentist, Nursing and pharmacy schools and the Veterans Administrations are all on this large campus that right now has 4 cranes up. Future hotels, shopping and light rail will also be part of how this will grow. Within &lt;em&gt;Stapleton's Bluff Lake community&lt;/em&gt; you are anywhere from a 5-15 minute walk, 2-5 minute bike and I won't even put a driving option in here.&lt;/p&gt;

&lt;p&gt;Let me start off by clarifying 4 things.&amp;nbsp;&lt;img title="Stapleton chalk scandal" src="http://activerain.com/image_store/uploads/5/9/5/9/5/ar134024316259595.jpg" height="150" alt="stapleton chalk scandal" style="float: right; margin: 5px; border: 2px solid black;" width="200"&gt;&lt;/p&gt;
&lt;p&gt;1. &lt;em&gt;Stapleton&lt;/em&gt; has a master homeowners association. With several sub associations&lt;/p&gt;
&lt;p&gt;2. The &lt;em&gt;Stapleton&lt;/em&gt; master association(MCA)&lt;strong&gt; does not&lt;/strong&gt; have any rules against &lt;em&gt;chalk&lt;/em&gt; use in the common areas. &lt;em&gt;Sidewalk chalk&lt;/em&gt; has NOT been banned anywhere in Stapleton!&lt;/p&gt;
&lt;p&gt;3. &lt;strong&gt;Not one &lt;/strong&gt;sub&lt;strong&gt;-&lt;/strong&gt;associations in&lt;em&gt; Stapleton outlaw chalk&lt;/em&gt; but have processes in place to protect all homeowners rights in regards to shared spaces as all Homeowners associations do.&lt;/p&gt;
&lt;p&gt;4. &lt;em&gt;Stapleton&lt;/em&gt; is a welcoming community for ALL PEOPLE. With kids, without kids and for kids of all ages.&lt;/p&gt;
&lt;p&gt;Now &lt;a href="http://www.thestapletonandknophometeamblog.com/" title="Stapleton chalk scandal"&gt;my blog&lt;/a&gt; may not reach the size of audience that may have heard these facts differently, but as a very active Stapletonite I wanted to put out to the world wide web those truths. What is hard to watch is how this story has taken on a life of it's own outside of the real story. We have all played the game operator. The game where you whisper something to the person next to you and then the next person tells the next the same story with a little change and by the time it comes around to the start you have a total different story.&lt;/p&gt;
&lt;p&gt;I have several issues with how this story is playing out on what is now an international stage. As a committed and active homeowner(Vice President of &lt;a href="https://sites.google.com/site/sunwebsite1/" title="stapleton chalk scandal"&gt;Stapleton United Neighbhors&lt;/a&gt;) and &lt;a href="http://www.thestapletonandknophometeamblog.com/channels/regional_localism/topics/stapleton_neighborhood" title="Stapleton chalk scandal"&gt;resident of Stapleton&lt;/a&gt;, as a &lt;a href="http://www.knophometeam.com/custom7.shtml" title="stapleton chalk scandal"&gt;Realtor&lt;/a&gt; worrying about our home values and as an American citizen in this litigious society with sensationalist media and people always looking for Tom Martino to solve our problems.&lt;/p&gt;
&lt;p&gt;Let me explain what happened and see how you would react.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;Dear Homeowners:&lt;/em&gt;&lt;br&gt;&lt;br&gt;&lt;em&gt;Just a friendly reminder to please be sure to remove your personal belongings from the court yards at the end of every day. Items should not be left out over night.&lt;/em&gt;&lt;br&gt;&lt;br&gt;&lt;em&gt;Also, while the sidewalk artwork is beautiful, please do not allow children to draw on the common area sidewalks or in the courtyards.&lt;/em&gt;&lt;br&gt;&lt;br&gt;&lt;em&gt;Thank you everyone!&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;This email was sent by the management company, who was responding, in my opinion, lightly to the concerns of some of the other homeowners living in this sub-association community.&amp;nbsp;This sub association is currently being sold and filled with homeowners. Approximately eight to ten owners share the courtyard and common space. this community has not developed &lt;span style="text-decoration: underline;"&gt;any&lt;/span&gt;&amp;nbsp;additional rules or regulations outside of what these people had already agreed to when they purchased these homes.&lt;/p&gt;
&lt;p&gt;This email did not ban the use of&lt;em&gt; chalk&lt;/em&gt;. In fact, a letter was sent to the members of this community encouraging people to color on their driveways and on any sidewalks in front of and adjacent to their homes. They simply asked that the entire courtyard(which is shared by 8-10 people) not be colored. This community also organized a community mediation meeting so that the issue could be discussed between&amp;nbsp;its owners. It is those owners and their comments that would be considered if any additional rules were to ever be made. I understand that meeting is currently set up for next Tuesday. In the time frame in between the complaint to the time of setting up this meeting(2 weeks) This story has been covered by international and nationally syndicated news sources such as the New York Times, Washington Post, and CNN as well as local coverage. All before any solution based discussion could be had. I am not saying that anyone on either side of the argument is wrong, I truly am not. But what I am trying to show is that there are proper ways to let things run its course and how things can be blown out of proportion, most of the time with unintended consequences.&lt;/p&gt;

We have a &lt;a href="http://stapletoncommunity.net/home.html" title="stapleton chalk scandal"&gt;master association&lt;/a&gt;, neighborhood groups and a &lt;a href="http://www.stapletondenver.com" title="stapleton chalk scandal"&gt;master developer&lt;/a&gt; slamming out rebuttal press releases. I really feel that after mediation and the process runs through the proper channel this situation will be resolved peacefully and without incident. But what is left in the aftermath? I am sure there won't be a correction article written in the New York Times or another race out here by Anderson Cooper to set the record straight. All that is left is a tarnished reputation of several unassociated parties and a bunch of misconceptions about the Stapleton Community.&lt;/p&gt;
&lt;p&gt;People in the UK or Pittsburgh that may get a phone call tomorrow saying their job is&lt;a href="http://www.knophometeam.com/custom6.shtml" title="stapleton chalk scandal"&gt; transferred to Denver&lt;/a&gt; and they need a kid friendly place to move, will do a little research or remember that article they heard on the news about this ridiculous community in Denver that doesn't allow children. &lt;a href="http://www.knophometeam.com/custom10.shtml" title="stapleton chalk scandal"&gt;Builders in Stapleton&lt;/a&gt; will have to spend the first 10 minutes of their sales presentation countering what people thought they read about. Active volunteers in the community will be questioned about what they are doing about this outrageous situation.&lt;/p&gt;
&lt;p&gt;&lt;a href="http://www.knophometeam.com/Katie_M._Knop_REALTOR.shtml" title="Stapleton chalk scandal"&gt;Selling real estate&lt;/a&gt;, being involved in your community and even getting along with your neighbor are hard enough as it is without this kind of pressure. We need to be stewards of what we believe in but also of our surroundings. Knowing what can happen with a well intended public outcry and what it can do to &lt;a href="http://www.knophometeam.com/An_Unreal_Estate_Experience~The_Knop_Home_Team_home_sales.shtml" title="stapleton chalk scandal"&gt;property values&lt;/a&gt; and just the ability to get along with another. Politicians, Advertisers and the media&amp;nbsp;all count on misinformation to help their causes. I hope as the &lt;a href="http://www.thestapletonandknophometeamblog.com/channels/regional_localism/topics/reasons_to_move_to_stapleton" title="stapleton chalk scandal"&gt;great neighborhood that Stapleton is&lt;/a&gt;, we have enough community strength to both conquer this divisive &lt;em&gt;chalk art&lt;/em&gt; situation and maybe chip away at the bigger problems of misinformation that plagues our society and getting along with others.&amp;nbsp;&lt;/p&gt;

This particular complex of &lt;em&gt;affordable housing&lt;/em&gt; will have a variety of homes ranging from 30% AMI to 60% including qualified candidates that are part of the City of Denver's&amp;nbsp;Road Home Program.&amp;nbsp;&lt;/p&gt;

&lt;p&gt;Just a quick one to let everyone know that you can now officially use a road bike to get from 37th and Central&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Park Boulevard to Northfield via the CPB bridges. There are still a couple of spots where you have some patch work still happening but it is open. It is also still a bit rough on the Northfield side because of the lack of side streets, side walks and the size of trucks that travel there. So it's not great for the kids venture yet. I will let you know when the connection that travels to the South of Northfield is in place for travel.&lt;/p&gt;
&lt;p&gt;Also Sand Creek is now under construction so there is a path detour that takes you across the river and up by RK Mechanical. It's actually quite nice but it does add a little length so your Sand Creek ride.&lt;/p&gt;

&lt;p style="color: #333333; font-size: 12px;"&gt;&lt;strong&gt;This blog when I hit enter will put me over the 100,000 point mark. Yippee.&lt;img title="100,000 points, real estate blogging" src="http://activerain.com/image_store/uploads/5/7/3/4/7/ar133754256274375.png" height="209" alt="100,000 points, real estate blogging" style="float: right; border-width: 2px; border-color: black; border-style: solid; margin: 5px;" width="150"&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p style="color: #333333; font-size: 12px;"&gt;&lt;strong&gt;Last year this time I passed the &lt;a href="http://www.thestapletonandknophometeamblog.com/channels/activerain/topics/blogging_on_active_rain" title="100,000 points, real estate blogging"&gt;50,000 point mark&lt;/a&gt; and wrote a blog about what it had done for me and my business. I had created a top ten list of the benefits and it was interesting looking back at them. So I copied and pasted them on this blog. Since last year there are even more examples of using the blog to help our business and our company. It honestly is getting too common of an occurrence to even reference. The reality is that it builds on itself. So results become exponential. The more I blog the stronger my blog "Google juice is", the more linking I can do to my past blogs and website, then helps my target audience not only find me but navigate through all of my various listings, blogs and website information.&lt;/strong&gt;&lt;/p&gt;
&lt;p style="color: #333333; font-size: 12px;"&gt;&lt;strong&gt;I just thought I would share this again because I truly am grateful that I went to the Rain Camp coming up on 2 and half years ago. It has changed my business model and success in Real Estate, if you are just getting started in the Rain, read these top ten reasons to blog. It gives you hope that it really does work and may help motivate you to continue.&lt;/strong&gt;&lt;/p&gt;
&lt;p style="color: #333333; font-size: 12px;"&gt;&amp;nbsp;&lt;/p&gt;
&lt;p style="color: #333333; font-size: 12px;"&gt;1. How many times do you wish you had a way to cram all of your thoughts, expertise and stories into a conversation at an open house that makes you seem like you know everything there is to know about a neighborhood, subject or home. Well besides being really awkward and pushy you can never get it all out in one quick casual dialogue while also trying to ask the buyer questions about their needs. Instead simply sliding into the conversation "oh yeah I just wrote a blog about the&lt;a href="http://thestapletonandknophometeamblog.com/post/2166570/move-to-stapleton-a-resident-realtor-s-view-of-the-stapleton-community-5" title="real estate blog" target="_blank" style="color: #1e77b9;"&gt;wildlife here in Stapleton&lt;/a&gt;, you should check it out". Gets a lot accomplished. It keeps them interested in you after they leave, and by going to my blog gives them an easy way to check me out and get to know me through my blog.&lt;/p&gt;
&lt;p style="color: #333333; font-size: 12px;"&gt;2. The&lt;em&gt;&amp;nbsp;Real Estate blog&lt;/em&gt;&amp;nbsp;can be used by people in my community even if they aren't in the market right now. It keeps my name and company in their mind for future referrals and business when it's time. For instance I still get calls from a blog I wrote about the local rec center opening with people asking me questions like the hours it's open and the facilities it has. Irreplaceable market presence.&lt;/p&gt;
&lt;p style="color: #333333; font-size: 12px;"&gt;3. It is fun. The occasional lighthearted Real Estate blog that's not all business can create a party conversation that other people are talking about without you there. Whether it's about the school auction and some of the crazy parents or hypothesizing about how this community will look when all of the babies in the community turn into teenagers. It is great to hear people talking about your slant whether they agree with you or not. As long as it's in good taste and fun.&lt;/p&gt;
&lt;p style="color: #333333; font-size: 12px;"&gt;4. Advertising Baby! The main reason I can't tell you specifically if someone has come from a blog is that I am everywhere on the web. And having a Real Estate blog is a center peice to all of that outreach. When I have a listing I create an on line brochure, I blog that. Then I write an article type blog about it,&amp;nbsp;&lt;a href="http://thestapletonandknophometeamblog.com/post/2233716/9725-e-33rd-ave-stapleton-ranch-and-main-floor-master-a-real-rarity-and-a-real-beauty-" title="real estate blog" target="_blank" style="color: #1e77b9;"&gt;walking a potential buyer through the home&lt;/a&gt;, I then tweet these blogs which goes to my Facebook fan page and my LinkedIn account. Someone may call me saying they saw my property on Realtor.com but they also say they would like to see "that view" and I know they have read the blog.&lt;/p&gt;
&lt;p style="color: #333333; font-size: 12px;"&gt;5. Listing presentations: Man if you can see the look on peoples faces when you show them that Internet footprint that you have created for past clients. Googling something that is an obvious good search for that home and tell them how you will do the same for them really turns some heads. And of course after you leave, you know they are checking it out and sure enough more times than not, in the last 15 months we have gotten that call back.&lt;/p&gt;
&lt;p style="color: #333333; font-size: 12px;"&gt;6. Becoming the neighborhood go-to guy. This morning someone stopped my out on the street to ask me what was going on with the construction in the vacant lot around the corner. The reason I knew the answer is because of a blog I had done earlier in the month about a water conservation effort that was going to start soon to improve Stapleton's park irrigation. They didn't read the blog but both the husband and wife said "Just ask Damon, he'll know" I was also able to direct them to my blog to find out more.&lt;/p&gt;
&lt;p style="color: #333333; font-size: 12px;"&gt;7. People literally have come up to me with ideas of blogs they would like to see. Giving me great ideas to help me but also having enough of an audience that people are wanting to see more. Who do you think they will call when it comes to sell their house or refer a friend?&lt;/p&gt;
&lt;p style="color: #333333; font-size: 12px;"&gt;8. Keeping me busy. All of the cliches like idle hands are the devil's workshop and on object in motion stays in motion is one of my favorite parts of&lt;em&gt;&amp;nbsp;Real Estate blogging.&lt;/em&gt;&amp;nbsp;Even when we are super busy it is still easy to pop together a post that has a photo of a recent closing, thanking that client. Or just filling some time at night with a quick reminder of an&amp;nbsp;&lt;a href="http://thestapletonandknophometeamblog.com/post/2236515/great-open-house-weekend-stapleton-and-congress-park-" title="real estate blog" target="_blank" style="color: #1e77b9;"&gt;upcoming open house&lt;/a&gt;. But when you are not busy and the alternative is to click on the tube when you know you should be working what better way fill it then doing 10 minutes of research and pounding out a blog that could sew seeds for future business.&lt;/p&gt;
&lt;p style="color: #333333; font-size: 12px;"&gt;9. Business relationships. Blogging about local places, maybe while I am at those places gets me a special sort of in with that business. Today I was at my laptop doing some work while having lunch at a local restaurant. I Tweeted and Facebooked that I was at that place and sure enough had a lender friend come and join me. I also had 3 of the wait staff come and talk a little Real Estate. This business appreciates me bringing in the business and I am able to get a little free advertising sitting there. There are a couple of other big business around such as builders, that when I blog their inventory for example they will re-blog my post on their site. Wow. I was actually just highlighted by the master developer on their site writing about my favorite place in the community. Where I of course dropped more business names-a vicious cycle.&lt;/p&gt;
&lt;p style="color: #333333; font-size: 12px;"&gt;10. REAL ESTATE BLOGGING WORKS. Again even if I don't hear from someone calling me saying specifically that they know me from a blog I wrote. I hear enough evidence that it confirms everything I am doing. A buyer yesterday commented when they saw a bunny run down the street, I said that was a pretty common occurrence. They had told me they read it already and that was why they were hooked on Stapleton. Another buyer came up to at the gym and felt famous to have their picture of them at the closing table as part of my home buyer series. Another coming from an out of town buyer who found me they said from my website but called with direct quotes from a&lt;a href="http://thestapletonandknophometeamblog.com/post/2153447/uc-denver-anschutz-incoming-students-can-grab-great-opportunities-in-real-estate-" title="real estate blog" target="_blank" style="color: #1e77b9;"&gt;&amp;nbsp;blog I had written&lt;/a&gt;&amp;nbsp;about investing in and around the area they are going to be attending school. It works.&lt;/p&gt;

      <title>Central Park Bridge. Stapleton Bike Access to Northfield, How, When?</title>

&lt;p&gt;It is that time of year. One of the strengths of this community is it's amazing outdoor recreational and exercise capabililties. With over 25 miles of &lt;em&gt;bike&lt;/em&gt; and jogging paths within &lt;em&gt;Stapleton&lt;/em&gt; springtime gets everybody out and about and becomes a true transportation source for residents. Construction is always on going as &lt;em&gt;&lt;a href="http://www.thestapletonandknophometeamblog.com/channels/regional_localism/topics/stapleton_neighborhood" title="central park bridge stapleton biking"&gt;Stapleton develop&lt;/a&gt;&lt;/em&gt;s and it's often hard to know how those construction issues can affect the &lt;em&gt;Stapleton bike&lt;/em&gt; system and what you can and can't access.&lt;/p&gt;
&lt;p&gt;This winter the overpass and &lt;em&gt;Central Park Boulevard&lt;/em&gt; exit opened from 40th to Northfield, it is a great &lt;em&gt;bridge&lt;/em&gt; with great bike and pedestrian access. This happened because the community worked with various entities to make this happen. Last week the connection from 40th to 35th opened to connect the North part of Stapleton to the South. It is a partial bridge that is still being worked on but is open for traffic. When driving it the other day, the continued construction had me wondering what kind of &lt;a href="http://www.thestapletonandknophometeamblog.com/post/2364606/national-bike-to-work-day-for-a-stapleton-realtor" title="stapleton biking"&gt;bike access&lt;/a&gt; and detours it would take to work around it.&lt;/p&gt;
&lt;p&gt;So today as&lt;a href="http://www.thestapletonandknophometeamblog.com/channels/regional_localism/topics/colorado_weather" title="central park bridge stapleton biking"&gt; the weather&lt;/a&gt; broke, I decided to get my bike out and check it out. I wanted to let everyone know so that family outings or bike routes can be accommodated to still enjoy &lt;em&gt;biking&lt;/em&gt; in and around Stapleton safely.&lt;img title="Central Park Bridge. Stapleton Biking" style="float: right; border-width: 2px; border-color: black; border-style: solid; margin: 5px;" width="200"&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Here is the latest&lt;/strong&gt;. With all of the hype of the bridge opening up Stapleton South to Northfield. I think a lot of people would or have tried to go to CPB and 37th where the bridge begins and try to get across that way. From there the &lt;em&gt;Central Park bridge&lt;/em&gt; is not open for pedestrians or biking. And you have paths that are being formed but aren't complete like the one you see here. It is definitely in the plans but seems to be a ways off. Don't fret though, you can still go a couple of different ways to get to the Northside. This will depend on your bike, the biker and your ability and patience.&lt;/p&gt;
&lt;p&gt;From 37th and CPB go East on 37th to Xanthia, this will round out to the North as a dead end for cars but has bike access to Smith Road. This is where you will cross Sand Creek to the East and then turn around under the railroad tracks. This area is concrete but dated and is a little slick with loose gravel. You will then approach a great new connection that is new. The Sand Creek Greenway access gives you a couple of different options.&lt;/p&gt;
&lt;p&gt;To the right it is a mostly finished and newly concreted path that gets you to the &lt;em&gt;Central Park Boulevard overpass&lt;/em&gt;&amp;nbsp;where the nice bike path is created but still a bit under construction. This way is definitely best for road bikes and with a little patience can work around some construction. It might make you jump a curb or switch sides of the road. This also ends you up on some busier roads and on the North side is pretty desolate and separated from &lt;a href="http://www.thestapletonandknophometeamblog.com/post/1930008/northfield-at-stapleton-feels-like-buyer-confidence-is-up-" title="central park bridge stapleton biking"&gt;Northfield&lt;/a&gt;. So it doesn't end up a great solution for younger kids. This route is shorter, about 1.75 miles from 37th to the Harkens Movie Theatre.&lt;/p&gt;
&lt;p&gt;The other option is to go left at the Sand Creek Greenway connection. This will be the same access as it has been with a packed gravel path and access that goes under Interstate 270 and 70. This is great with riders, including kids that have dirt bikes, hybrids or mountain bikes. It's also still a better jogging option because it is much more scenic along the creek and no traffic to deal with. That path ends up on the Quebec bridge which is also pedestrian and bike friendly. A couple of big lights to cross but still safe especially with the little ones. Once on the North side this is definitely a better option because you are right at the mall on a designated &lt;em&gt;bike path&lt;/em&gt; that is built around some drainage ponds and is a nice park like field behind Target. This route is longer, about 2.5 miles to the theatre.&lt;/p&gt;

Havana next to the Bluff Lake Nature Preserve. From the Eastbridge neighborhood, go to the far NorthEast part of at Havana and 35th go North and cross the bridge over the creek then you have a nice bike along the path, by the Urban Farm and past the confluence of Westerly Creek and Sand Creek. From &lt;em&gt;Central Park&lt;/em&gt; North the bridge is now open over the creek. Go along Beeler along the West side of Westerly Creek to the North until you see the bridge. Both of these methods are on packed gravel paths so for road bikes it's very tough.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I will update through the summer as there is constant changing going on and you don't want to get trapped on your family outing to go see a movie.&lt;/p&gt;

As one Class at the &lt;em&gt;Anschutz CU Med campus&lt;/em&gt; is getting ready to graduate, another group of students is coming in to take their place and start the long haul of &lt;em&gt;Medical School&lt;/em&gt;. Today is one of the orientation days and many are here &lt;a href="http://www.knophometeam.com/custom6.shtml" title="CU med school housing fair"&gt;relocating&lt;/a&gt; from out of state or from other parts of our state and need to figure out their &lt;em&gt;future housing&lt;/em&gt; situation.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;br&gt;Today's &lt;em&gt;housing fair&lt;/em&gt; gives many options from campus&lt;em&gt; housing&lt;/em&gt; to rental all surrounding the Fitzsimmons location. Areas such as &lt;a href="http://www.knophometeam.com/custom9.shtml" title="cu med school housing fair"&gt;Stapleton&lt;/a&gt;, &lt;a href="http://www.thestapletonandknophometeamblog.com/local/Colorado/Denver/Westerly%20Creek" title="CU med school housing fair"&gt;Westerly Creek&lt;/a&gt; and Park Hill are all represented. I will be there with many of the KnopHomeTeam's available inventory. These are homes &lt;a href="http://www.knophometeam.com/buyers_page.shtml" title="cu med school housing fair"&gt;for purchase&lt;/a&gt;. We will be there from 2-5 this afternoon. Look for the&lt;a href="http://www.stapletonhometeam.com" title="cu med school housing fair"&gt; StapletonHomeTeam&lt;/a&gt; golf cart and you can come by and have a Frisbee. There Frisbee are made of recycled plastic and fly amazingly well. Dogs and kids love them and we have a great weather day today to go out and enjoy using them.&lt;/p&gt;
