Embedding videos into a WordPress blogging platform - 02/24/07 06:33 PM
If you have a WordPress blogging platform and share my recent frustrations at trying to embed a YouTube video, there is a very quick and simple solution I found at Jack Humphrey.com
The problem occurs because WordPress, like several blogging platforms, uses a WYSIWYG (whizzygig) or "What You See Is What You Get" editor for writing posts.
Apparently the WordPress version of WYSIWYG doesn't like to embed things very well because all my attempts were coming out blank or scrambled.
Here's the solution; there is a check box on your WordPress blog that turns off your WYSIWYG editor and lets you … (11 comments)

Elementary staging tips for your Knoxville, Tennessee house - 02/22/07 09:49 AM
Staging is catching on in the real estate marketing world as a viable concept to get your house sold faster and for more money; two subjects near & dear to most seller's hearts and wallets.
Here's a link to a recent blog I wrote about how to stage your house so it rises above the competition, appeals to more buyers, and most importantly, makes them want to buy it for more money in a shorter time frame.
This is an example of a fairly inexpensive kitchen remodel I was involved in. Notice in the "before" photo how cluttered the countertops are with 'stuff' … (0 comments)

Become a junior "G" man, no experience required. - 02/22/07 08:00 AM
As a boy I used to play "cops & robbers", "cowboys & indians", and all those other kid games many of us remember.
I was pretty amazed to learn that 'opportunity' still exists as a private enforcer of HUD's Fair Housing Laws.
Our HUD (Housing & Urban Development) actually encourages and supports private, non profit groups to investigage AND prosecute (although I think 'persecute' would be more appropriate in some cases I've read about) offenders, i.e. real estate licensees.
HUD calls these efforts "The Private Enforcement Initiative" (PEI) offers a range of assistance to the nationwide network of fair housing groups.

"The (Knoxville) truth is out there"...........................finally. - 02/18/07 09:12 AM
After running AP and other wire service stories for months now trumpeting gloom and doom for real estate nationwide, our local newspaper, The Knoxville News-Sentinel, finally got the LOCAL real estate news and forecast right.
This article, "What Housing Bubble?" took up 1/2 of the front page and was sprinkled with pithy gems like this one: "......real estate is an intensely local business......."  and "Although home prices in the Knoxville region have grown much slower than the national appreciation rate during the heart of the just-ended housing boom, the local housing market has avoided the pitfalls of a housing bubble."
A quick look at our … (0 comments)

Not all flips flop; some flops can be flipped - 02/14/07 12:41 PM
I've been involved in real estate investing for fun and profit over the past few years.
One thing I've learned to be very true is that you make your profit when you buy a piece of property; you collect when you sell it.
I think, like real estate sales, a lot of people, Realtors included, watch too many late night TV shows and believe too much of what they read and see about buying homes with nothing down, no credit, no cash, and making a fortune literally overnight.
Might work but kind of like the Easter Bunny, I've never seen it happen … (5 comments)

"Refresh" your old listings and make them new again - 02/10/07 04:58 PM
I need some help with this concept please.
Apparently in some parts of the country I've been told, it's a common practice to "refresh" an old listing by either withdrawing it from sale or letting it expire and then re-list it, for the sole purpose of getting a new MLS numbers assigned to that listing and to start the "days on market" counter over again from "0".
Personally I find that practice inherently dishonest to deliberately distort your MLS statistics in that way for whatever reason you may have.
One licensee even went so far as to say that if your MLS allowed this … (6 comments)

Referral fee update - 02/08/07 06:10 PM
Apparently our recent blogging about referral fees and relocation companies have sparked some interest in the press; Inman News is doing a 3 part feature titled "Inside look at change in relocation industry", Unfortunately it's tucked away behind the members only screen so I believe you have to be a subscriber to read it.
Since I wrote and was interviewed for this part I feel fairly secure in quoting myself from the article. ;-)
"After-the-fact fees
Rising relocation fees are not the only concern to real estate agents and brokers -- there is also an ongoing problem with so-called "after-the-fact" requests for relocation-related fees.

New north Knoxville development - 02/08/07 04:32 PM
This morning I had the opportunity to tour Stratford Park, a great new development of 200 single family homes in the north Knoxville area.
Located about 2 miles north of the Merchants Road Exit off Interstate 75 North, Stratford has excellent school districts, great access to shoppings, lots of nearby restaurants and a great school system.
This great offering by builder Jimmy Cooper is just one example of the terrific homes going up in Stratford Park. Priced at just $269,900 for 2,450 square feet, 3 bedrooms, including a main level master, 2.5 baths, solid surface counters, lots of hardwood and tile; … (3 comments)
