No! No! No! NO!, a thousand times NO! - 04/30/08 04:48 PM
So yesterday I'm working with a new buyer from out of town.
He was referred to me by his daughter who had bought a home earlier this year.
We looked at about 15 listings and find a great home at what I thought was a great price and are now successfully  under contract on this home.
I dropped him at his motel last night and was making sure he had copies of all the documents when he suddenly said: "Oh by the way, Fxxxxxx my listing agent (who is the seller's friend from work and a part time Realtor) told me … (17 comments)

Photoblogging along the trail in the Great Smoky Mountains National Park - 04/28/08 09:52 AM
OK, spring fever has finally caught up with me.
For a cure, me and 2 other hiking buds took the day off this past Friday and did a nice 7.5 mile loop trail over in the Cataloochee Valley of the Great Smoky Mountains National Park.
The Cataloochee Valley is a fairly remote part of the park and is tougher to access than most of the rest so it's never crowded. We saw a total of 5 other people all day on the trail. When is the last time you only saw 5 people in 1 day???
Here's a link to my photoblog.

"Double Jeopardy" is not allowed in the NAR Code of Ethics - 04/22/08 09:34 PM
One of those probably little known facts about how the mechanics of the NAR Code of Ethics enforcement procedures works is that if a grievance is filed against you and the Grievance Committee fails to forward it for a hearing or if you are found to be not in violation by a Professional Standards Committee then you basically can't be subsequently subject to the same (or a substantially similar) ethics complaint.
That "double jeopardy" policy is known as policy # 42 and can be found on page 25 of the 2008 NAR Code of Ethics and Arbitration Manual.
Article 5 of the United … (8 comments)

I just got off the phone with a very nice lady selling advertising specialty items..........you know, the imprinted pens, key fobs, refrigerator magnets, etc., etc.; all designed to make you tons of money. ;-)This very nice lady calls me about once a month and has for the past couple of years. I did buy some great pens from her a year or so ago but I'm not what you would call one of her best customers.
This time she was selling keychain flashlights.
"Jim, these flashlights are great and your customers will love them." "You can put 4 lines on them, a lot … (8 comments)

Anyone going to the NAR Mid-Year meetings this coming May ? - 04/15/08 08:08 AM
Are any Active Rainers attending the NAR Mid Year meetings & trade expo in Washington D.C. May 14-16th?
There are usually a few groups of online Realtors that get together for a gathering and maybe a drink during functions like this one.
This year has the usual trade expo, visits to Capitol Hill to meeting with Senators and Congressmen, and Governance meeings which is where most of NAR's committee business gets done.
The Omni Shoreham and the Marriott Wardman Park are the official hotels with the trade show at the Marriott.
And of course DC has always been a cool place to visit … (2 comments)

It's springtime and Dogwood Arts Festival time in Knoxville, Tennessee - 04/13/08 10:50 AM
Well, spring has official arrived in the greater Knoxville, Tennessee area.
Lots of Robins in sight, I mowed our lawn for the 4th time yesterday, and the annual Dogwood Arts Festival is underway.
Red Dogwood blossoms in Knoxville, Tennessee
Billed as the "best 17 days of spring", Knoxville's Dogwood Arts Festival features lots of great events from music, to art, and best of all, the Dogwood Trails.
Our Dogwood trails consist of over 70 miles of scenic drives through seven of Knoxville’s most beautiful and architecturally significant neighborhoods. The 2008 featured trail is Sequoyah Hills, one of my favorites.
This year's parade had to … (3 comments)

Free source of non-reciprocal links to your website and/or blog - 04/07/08 09:58 AM
While surfing some out of town newspapers yesterday I made an interesting discovery.
A lot of newspapers, especially those in smaller cities, have a blog feature you can register for and create your own mini-blog free of charge. Here's what my account in the Fort Myers, Florida newspaper looks like.
Creating an account with these newspapers also creates a non reciprocal inbound link to your blog and/or your website and creates some additional "Google juice".
Besides the Google juice a non-reciprocal inbound link to my blog and website generates, a significant portion of my business in the past few years has been people … (4 comments)
