Reading the weekly real estate transfers from the Knox County Register of Deeds office I see about the usual for the year number of property transfers recorded. This past week we had a total of 148

 
And as has been the case for 2009, mid to lower priced homes dominated the sales figures with the $100,000 to $150,000 the largest category once again.
Since the $100,000 to $150,000 price range is such a hot place in an otherwise lackluster real estate market let's take a look at some of the homes that buyers found enticing enough to buy recently.

If you are you’re in good company.
Currently the Knoxville Area Association of Realtor’s Multiple Listing System (MLS) has 11,576 active residential listings and 1,743 condos which have all been for sale an average time of 108 days. That’s a very clear sign to me that we’re in a strong buyer’s market.
In the month of October there were 874 closed sales but there were also 2,106 new residential listings plus another 228 condos.
I’m not going to do the math but it’s pretty plain that only about 1 out of every 15 listings sold in October.

Before examining the latest Knoxville area real estate sales data I want to touch briefly on some misconceptions potential buyers may have about the local market.
There is an overload of negative economic news floating around out there and a lot of it is tied directly to the housing market.
Unfortunately the media tends to focus on markets that have been hit the hardest because their numbers make the most attention grabbing headlines.
But simply because the southern California and Florida real estate markets are in the dumps doesn’t mean the same is true in Knoxville, Tennessee.

knoxville: Oakes Daylily Festival in Knoxville, Tennessee - 06/28/08 12:49 PM
40 acres of blooming Daylilies makes quite a spectacular sight. This past weekend was the annual Oakes Daylily Festival in beautiful Corryton, Tennessee, a charming rural community about 15 miles east of Knoxville.



My wife and I went for a visit yesterday, had a great time, bought lots of Daylilies, and made a few photos.

knoxville: "Bedroom Community" I thought all communities had bedrooms. - 09/27/06 04:24 PM
Typically most all communities do have bedrooms, some are just better known for it than others.
By definition a "bedroom community" is one where most of the residents work in nearby towns or cities and commute back and forth daily.

 Most bedroom communities don't offer much in the way of employment except for hourly jobs such as in supermarkets, dry cleaners, restaurants, etc..
In my town we have a few 'bedroom' communities; probably one of the best known is the Town of Farragut.

The current issue of "Where to Retire" magaine lists “8 low cost towns with great home buys”.
Not surprisingly my city of Knoxville, Tennessee is one of them; in fact one of the few things below average around here are home prices.
The National Association of Realtors lists $143,000 as the median price of homes in the area with the average cost of a new, 4 bedroom home at $175,520.
