Yes, it's true, the FSBO (For Sale By Owner) famed in song and story is now one of a vanishing species on the American landscape. Well, have you seen many FSBO signs lately?
According to the NAR 2010 Profile of Home Buyers and Sellers, FSBO sales declined to less than 1 in 10 transactions in 2010 (around 9% of all sales), down from 1 in 7 in 2004.
AND in almost 50% of the successful transactions the seller knew the buyer beforehand; sort of one of those "If you ever want to sell this house I'll buy it" sort of sales.

A famous line in an old Humphrey Bogart movie, "Treasure of the Sierra Madre" has a Mexican bandit trying to convince Bogharts character that they are Federales.
When Bogart asks to see their badges the bandit responds: "Badges? We ain't got no badges. We don't need no badges. I don't have to show you any stinking badges!"
That line has became a cult classic, sort of like "More cowbell" from that now famous Saturday Night Live skit with Christopher Walken and Blue Oyster Cult.

The big, bold headlines read: "ForSaleByOwner.com Becomes First to Provide New Access to Realtor.com
E-mail NEW YORK, Nov. 12, 2008 – ForSaleByOwner.com today announced that it has become the nation’s first “by owner” real estate website to enable home sellers to advertise their home on Realtor.com without appearing on a local Multiple Listing Service (MLS).
This new direct access to Realtor.com follows the May 2008 settlement between the U.S. Department of Justice and the National Association of Realtors..........................................................."

nar: Knoxville Tennessee area homebuyers can soon get a $7,500 tax credit for buying. - 07/28/08 03:19 PM
Congress has passed H.R. 3221, the Housing and Economic Recovery Act of 2008 and President Bush is expected to sign it soon.
One of the immediate provisions is a $7,500 TAX CREDIT for homebuyers that have not owned a home that was their principal residence in the past 3 years.
To qualify, buyers must actually close on the sale of the home on or after April 9, 2008 and before July 1, 2009.

If you feel one of your fellow Realtors has done you wrong and in doing so violated one of the articles of Code of Ethics what could you.........what should you....do about it.
Step 1. Go to your local board or association and get an ethics violation complaint form.
Take it back home or to your office and fill it out in as much detail as possible, specifying the offense, when it was committed, how it was committed, and by whom.

In order to call yourself a REALTOR® you must be a current member of the National Association of REALTORS® (NAR).
NAR does not issue real estate licenses so you cannot ever be a "licensed REALTOR®" because there is no such thing. States issue real estate licenses, not NAR.

Our current NAR President told consumers to call a REALTOR® if you're considering a home purchase and apparently a lot of buyers have been listening.
"The percentage of consumers surveyed who are more likely to hire a Realtor® than a real estate agent who is not a Realtor® has risen from 51 percent in 1999 (the first year of the survey) to 64 percent in 2006."

An expression I used to hear a lot several years ago when someone asked if another person had been to the latest vaction spot, visited the latest attraction, or generally done something was: "Been there, done that, got the "T" shirt.
The same coul apply to membership in our REALTOR® organization AND participating in those organizations whether it be national, state, or local.
Just using the MLS doesn't count as participating.

Legally the definition of procuring cause goes something like this.The procuring cause of a sale is that person who set in motion an uninterrupted chain of events that led to a successful sale.Sounds pretty simple at face value but anyone who has been in the business more than 6 months has probably heard stories or had an unfortunate experience that gave them some firsthand experience that it was far from simple. Probably one of the least known but very useful parts of NAR is the Center for Realtor Technology (CRT).

nar: What a Realtor Multiple Listing System (MLS) is (and what it is not) - 09/20/06 08:45 AM
The MLS you access today to find homes to sell in your area is the current generation of a system that began many years ago.  
The word “listing” is derived from the beginnings of the MLS when data about homes for sale would be typed on an actual, paper list and distributed to Realtor members.  
That ‘list’ of homes later became an MLS book which was typically distributed weekly to it's members (some of our older members may remember the MLS books and younger members may have actually seen one on display as an antique) ;-)

The current issue of "Where to Retire" magaine lists “8 low cost towns with great home buys”.
Not surprisingly my city of Knoxville, Tennessee is one of them; in fact one of the few things below average around here are home prices.
The National Association of Realtors lists $143,000 as the median price of homes in the area with the average cost of a new, 4 bedroom home at $175,520.
No state income tax, low cost of living, lots of things to do, and temperate weather with four distinct seasons of year were all factors in selecting Knoxville as one of the eight low … (8 comments)

A few weeks ago in Inman News Marcie Geffner wrote an article titled

in which she reiterated what we all know; there are too many people in the real estate business for the number of homes sold each year.

This book is a great risk reduction tool.
Authored by Oliver Frascona, Esq., GRI, REALTOR, it covers most all aspects of real estate sales from buyers, sellers, contracts, marketing property, closing, office policies, and a host of other good stuff.
I use his buyer agency script routinely to get my buyer clients to sign an exclusive buyer agency agreement with me AND pay me a fee not dependent on what the listing agent is offering via the MLS coopration compensation.

nar: 2006 NAR Leadership Conference - 09/02/06 04:20 PM
This August in Chicago NAR held our annual Leadership Conference where they bring in incoming state & local board Presidents, EOs, and other incoming leadership, for a two day meeting to expose these current and future leaders to tools and expertise available from NAR, network with their peers, and get information to help them from leaders in the management, technology, trends, and other issues they may face.
NAR picks up the hotel bill for this 2 day meeting, getting there is on your nickel but lots of boards and associations pay their incoming President's and EO's travel and other expenses.
