It gets better, according to the Hawaii MLS - Sales Volume - meaning the amount of money that exchanged hands for Condos during the month of April 2012, was UP - 306% - NOT A TYPO - Three Hundred and Six Percent increase in the amount of money exchanging hands in Kona. (from roughly 3.6 million in 2011, to almost 15 million in 2012) Any naysayers out there, saying shut up already - so you had a good month - NO - Year to date is still up 27% - this is a trend guys, not a bubble. 

OK, OK, The numbers get even better for sellers - Median Price - increased by 22% from last April - I keep telling my clients that are on the fence, its time to decide, but your already 22% behind the curve ball.

My personal feeling? Inventory is terrible, sales are still up, volume is up, median price is up - Paul Brewbaker at our conference yesterday talked about how GOOD things are - despite what you are hearing - tax revenues and the economy in Hawaii is ROCKING, Kick Ass, doing better than you think. If you follow my reports at all, you know my numbers are "pure" black and white, no "market adjustments" no compensating for Tsunamis, Earthquakes, or terrorist attacks - Guys, there is always something happening in the world that affects the market, so keep it clean, simple and honest - as my favorite show as kid use to always say - the Facts mam, just the facts (anybody guess what show that was?)
