If your looking to buy Real Estate in West Hawaii, you need to know the truth about the market here. For some God unknown reason - West Hawaii Today newspare - has seen fit to paint our real estate market as grim as grim can be. I have sent emails, I have written to voice my opinion, I have asked for at least acknowledgement from them that they have recieved my emails - They choose to put their head in the sand and hope I go away? Here are some straight facts Fact - Yesterday Hualalai Resort announced it had set its BEST month EVER, in their 13 year history - BEST EVER, despite this economy!!! Fact - Kona Home Sales as of the November 16th - have mathced last years sales for the entire month ! Fact - October Home Sales in Kona, outsold, 2008, outsold 2007, outsold 2006, in fact you have to go all the way back to 2005 to find a better year in real estate for single family homes Fact - Kona Land sales, for November, have already doubled last years entire month ! Fact - Condo Sales are on track to probably match last years sales! You also need to take into account, that unless we dont sell another home all month long, this will be the 7th month in a row that North Kona Home Sales have out sold last year! West Hawaii Today - take your head out of the sand and do Kona some justice - report true facts! So if you follow our local newspaper, you may tend to believe the Big Island is in tremendous despair - you need to go back and read my article about how the West Hawaii Today - HEADLINES - basically stated that a couple of weeks ago, and read how they interviewed a Realtor, now get this, had a total of 3 sales - TOTAL !!! in the last 5 years, here in Kona. It appears that he just moved here - I could go on and on, so never mind all that - HOW are we really doing !

Considering we have now matched last years sales for the entire Month (single family homes), and it is only the 16th !!! I think we may exceed last years sales - by just a little - like mabye, DOUBLE-IT !!!

That will put us at 7 months straight that Home Sales have exceeded last years numbers !

Anyway, here's a toast to you West Hawaii Today !!!  :)

But I have this Pualani Estates home listed at $298,000 - this same home sold for $540,000 in 2005!!!

You can - if you like - go right up the hill and pay $397,000 for the equivilant Home? (ie: Macy's)

Or you can come see me for Costco Pricing!

Short sale - do you know what that means - Long - if Ever Sale - right?

Wrong - I have closed 10 just this year, and still counting. (I admit - some have been nightmares)

I have a real issue when our local news paper - WEST HAWAII TODAY - prints such a negative report about sales in our community. If you can imagine a respected newspaper, going to an agent, one that has a total sales count here in Hawaii (Big Island)  of 3, thats right THREE SALES. And quotes him throughout the article for reference points! Thats just not RIGHT !

So what do you do? You write an article here on Activerain, you guys have such a huge force when it comes to search engine results, I just hope that the truth gets out. by the way I did write a letter to the editor - I will let you guess as to whether or not I heard back from him :) ???

Island Real Estate continues to DECLINE!!!

Please - West Hawaii Today, verify your facts before printing such negative material.
Fact: Agent quoted in West Hawaii Today Article - according to Hawaii MLS - has a total of -3- that's correct - THREE - sales here on the Big Island? You think you might want to pick someone with more experience here on the Big Island ? Just a thought, when you have such an effect on the community!

Myth: 651 Single Family Homes for sale in North Kona (as reported)

Fact: 364 Single Family Homes for sale in North Kona (as of 11/4/09) I follow this on a monthly basis and we average around 360 - 400 a month - so I have no idea where 651 comes from.

Myth - North Kona Home Sales down    -3% !!! (as reported)

Fact - North Kona Home Sales are up, year to date 4.67% and that still doesn't paint a clear picture because the WORLD came to a screeching halt the first 4 months of this year, but take a real look as to where Kona is headed!

Fact - Sales for the last 6 out of 10 months straight, have been either equal to, or exceeded last year sales .

Fact: October Home Sales - UP over 63% from last October

Fact: September Home Sales - Up over 41% from Sept of last year

Fact: August Home Sales - UP over 60% from last August

Fact: July Home Sales - UP 100% !!!

Fact: June Home Sales - UP over 27% from last June

Fact: May Home Sales - Even with last May

We can go on and on, but the bottom line is the entire community would have better served by a - Glass half full attitude, rather than a glass being half empty.
Just think if West Hawaii Today was responsible enough to make headlines like this -
KONA HOME SALES EXCEED OR MATCH LAST YEAR SALES - 6 MONTHS IN A ROW !!!
Or
OCTOBER SINGLE FAMILY HOME - SALES UP OVER 63% !!!
West Hawaii Today, you have a huge effect on how outsiders view our community, although we will never have another chance to regain respect from the tourist that were here that day, the ones that got off the cruise ship, or stepped off the airplane, and picked up your paper, and thought we are in such a depressed economy that it was not a good time to buy yet - I know , because I heard it. You do have an opportunity to do RESPONSIBLE journalism, and report true MLS facts, and this time - PICK an agent that has sold more than 3 homes in Hawaii - PLEASE. Make that agent show you proof of what they are saying - you have plenty of reports to verify claims.
In the meantime - THE GLASS IS HALF FULL - things are looking up Hawaii .

West Hawaii, more specifically the Kailua Kona area has seen a 63% increase over last Octobers sales - on Single Family Homes. This doesn't appear to be some blip on the horizon, at least not from where I sit. We have 7 months in row now that have at least met, actually 6 have exceeded, last years sales . This is great news for both Buyers and Sellers, here's why.

Sellers: Great News, the buyers are back, and they are opening up their wallets! (sales up 63%)

Buyers: Great News, nice selection of inventory, and as a general rule of thumb we are back at 2003 prices (prices down by 9% from last October)
