Kailua Kona Home Sales - MLS Statistics - $ Dollar - Volume of Sales 7/19/2007 - 07/19/07 12:50 PM

Yesterday we talked about MLS statistics on the # of sales. Today I wanted to talk about the Sales Volume in Dollars $$$. According to the June stats, our volume - year to date is only off by a little more than $44,000,000.  As of June 2006 - year to date was at $236,977,629.(276 homes sold) - as of June 2007 we are at $192,676,233 (thats not really bad … (0 comments)

If you look at the official numbers in the MLS, it shows things slowing down - quite a bit! But I did some of my own research - using my own twisted way - no really I just pulled up - HOMES- listings for the last 30 days, versus the 30 days preceding that, That had gone contingent during that 30 days, and added/multiplied/divided and came up with the figure that - Kona - Home - Contingent - (in escrow) are up over 50% in the last 30 days. Latest figures for North Kona Condo Sales are off by more than <39%> (year to date - over last year to date), according to the latest figures. Worse yet is that it shows the market is down over <53%> (June 06 compared to June 07). These areas include Hualalai, Kailua Kona, Keauhou areas - unfortunately it does not actually break it down to the exact area. Living up Mauka, what beautiful place.
As you head out of Kona and start your drive home to Kealakekua, the first thing you notice is the drop in temperature, it can easily drop 5-10 degrees, and more at night time. Even though I never actually lived in Kealakekua, I lived next door in Captain Cook. I remember when my wife was pregnant, she would drive up there to get out of the Kona heat, along with the drop in temperature comes lush foliage, what you expect from Hawaii. Keauhou is part of West Hawaii, also known as North Kona???? but it all blends together down Alii Drive.
After living in hawaii for more than 20 years, I finally found the most perfect place in the Hawaiian chain.  In ancient time this was considered the premier place to live, due to the excellennt weather and good water. Many Kings made their homes here. Later Missionaries built churches and residences here, turning this tiny village into a small seaport. Now its home to the, Ford Ironman Triathlalon, the International Billfishing Tournament, and of course that world famous Kona Coffee .

Its amazing how many homes are available in the Ocean view area in the low 200s, I just finished showing approximately 30 homes - many of them new homes, in that price range. So if your a looking for a new home in that price range (200-250), please - give me call. I just got done visiting all of them - and love to show them again - TO YOU !

Kona Real Estate Trend, (Home) activity in the last 30 days, as of 7/12/2007 - 07/12/07 09:41 PM
Looks like business is picking up some in Kailua Kona, phones seem to be ringing more, showings are up and best of all - sales appear to be up. I checked activity for the last 30 days - Contingent - properties are up 50% over the previous 30 days. This may be the start of another upward trend, or it may just be a little blip on the screen - definitely worth keeping a close eye on.

Homes in Hawaii in the $200,000 range - 07/12/07 01:21 PM
Just an update while doing some showings in Hawaiian Ocean View Estates. We had quite a few showings in the low to mid $200s - about 30 to be more exact. They ranged from 20 year old homes to quite a few brand new homes. It truly is a buyers market down there right now, but activity has also increased for sellers  - in the 5 days I showed, 3 went contingent (and hopefully I will be the 4th - we have an offer in that expires at noon today) . Big Island Fire burns over 9000 acres - 07/04/07 12:53 PM
Woke up this morning to ashes in my pool, and on my car. The wildfire that is finally getting brought under control has burned more than 9,000 Acres. When I went to sleep last night you could smell the smoke in the air - and this fire is prabably 25 miles away, Thank goodness there is no homes in its path, but firefighters beleive this is a suspicious fire - they are looking for a rec truck that was seen in the area of the last 2 fires, We have had suspicous fires here for the lst 7 years, at some … (3 comments)
