Kailua Kona Market Evaluation - 07/18/07 10:33 PM
If you look at the official numbers in the MLS, it shows things slowing down - quite a bit! But I did some of my own research - using my own twisted way - no really I just pulled up - HOMES- listings for the last 30 days, versus the 30 days preceding that, That had gone contingent during that 30 days, and added/multiplied/divided and came up with the figure that - Kona - Home - Contingent - (in escrow) are up over 50% in the last 30 days. SO it Looks like business is picking up some in Kailua Kona, phones (3 comments)

Living in Holualoa - you can smell the Kona Coffee! Lance Owens, Kailua Kona Realtor - 07/17/07 03:39 PM
Aloha and Welcome back, Today we are going to talk a little bit about Holualoa, resting on the slopes of Hualalai mountain, Just above Kailua Kona, one of the most sought after areas in the North Kona. Mostly due to the perfect climate, romantic evenings, and old town feeling. A typical day on the mountain, you wake up to beautiful sunny day, as the temperature rises into the afternoon, the clouds will start to form, giving you a late afternoon cloud cover, and typically light evening showers. It still plays tricks on my mind when I am out at sea fishing, as (2 comments)
Living in Ocean View, Hawaii - By Lance Owens Hawaii Realtor - 07/16/07 05:54 PM
Hawaiian Ocean View Estates ! also known as HOVE, one of the largest - if not the largest subdivisions in the United States. Its just beautiful down there. Your perched on the slopes of Mauna Loa, with fantastic ocean views, nice breezes. The highway sits about 5 miles from the ocean, if you head up the mountain - the road goes about 6 miles up - all being HOVE, if you head towards the ocean - it probably goes about 3 miles down, this is known as HOVR( there is also a few other subdivisions below) if you take some of (0 comments)
Living in Kealakekua, South Kona, Hawaii - 07/16/07 05:17 PM
Living up Mauka, what beautiful place. As you head out of Kona and start your drive home to Kealakekua, the first thing you notice is the drop in temperature, it can easily drop 5-10 degrees, and more at night time. Even though I never actually lived in Kealakekua, I lived next door in Captain Cook. I remember when my wife was pregnant, she would drive up there to get out of the Kona heat, along with the drop in temperature comes lush foliage, what you expect from Hawaii. I remember the drive through Kealakekua was always an adventure - it seems like (0 comments)
How do add more than one City to my Localism profile ??? - 07/14/07 01:32 PM
We have many towns that blend together here, in a 15 mile stretch you pass through 4 - and I want to put my name down in all of them - I have searched high and low and can not seem to find the way - any suggestions? (7 comments)
Living in Keauhou, Hawaii, including Kanaloa, Kahaluu Beach Villas, Kailua Kona, - 07/13/07 11:06 PM
Keauhou is part of West Hawaii, also known as North Kona???? but it all blends together down Alii Drive. After living in hawaii for more than 20 years, I finally found the most perfect place in the Hawaiian chain. In ancient time this was considered the premier place to live, due to the excellennt weather and good water. Many Kings made their homes here. Later Missionaries built churches and residences here, turning this tiny village into a small seaport. Now its home to the, Ford Ironman Triathlalon, the International Billfishing Tournament, and of course that world famous Kona Coffee . Ok enough (5 comments)

Keauhou Real Estate Market - Home values 07/13/2007 - 07/13/07 10:47 PM
This is a hard question in todays market, according to the June 2007 MLS statistics home values in West Hawaii (Kailua Kona, Keauhou) have been on the decline for at least the past year and half, Year to date shows that the number of sales for North Kona (also known as West Hawaii???) has declined 18.48%, . So did the gold rush come to halt - NO, has it taken a healthy adjustment - I think so. But there is more to this story - $ volume amounts have also decreased by 18.69% , and the Median home price has dropped 7.54% (from $650,000 (0 comments)
Hawaiian Ocean View Estates - Homes in the low 200s - 07/13/2007 - 07/13/07 06:29 PM
Its amazing how many homes are available in the Ocean view area in the low 200s, I just finished showing approximately 30 homes - many of them new homes, in that price range. So if your a looking for a new home in that price range (200-250), please - give me call. I just got done visiting all of them - and love to show them again - TO YOU ! I know some people worry about the Volcano in that area, but I just got done posting another article about that. and basically stated that - One Hurricane season in Florida will (2 comments)
Kona Real Estate Trend, (Home) activity in the last 30 days, as of 7/12/2007 - 07/12/07 09:41 PM
Looks like business is picking up some in Kailua Kona, phones seem to be ringing more, showings are up and best of all - sales appear to be up. I checked activity for the last 30 days - Contingent - properties are up 50% over the previous 30 days. This may be the start of another upward trend, or it may just be a little blip on the screen - definitely worth keeping a close eye on. If you are thinking about selling soon, let me know - I HAVE SOLD ALL MY HOME LISTINGS AND I NEED MORE!!! I like to specialize in (0 comments)
Homes in Hawaii in the $200,000 range - 07/12/07 01:21 PM
Just an update while doing some showings in Hawaiian Ocean View Estates. We had quite a few showings in the low to mid $200s - about 30 to be more exact. They ranged from 20 year old homes to quite a few brand new homes. It truly is a buyers market down there right now, but activity has also increased for sellers - in the 5 days I showed, 3 went contingent (and hopefully I will be the 4th - we have an offer in that expires at noon today) . I went back and checked the activity level in the Ocean (0 comments)

MLS Selling my information and yours - 07/05/07 04:33 PM
I am sure many of you are aware that your MLS has struck up a deal between Yahoo Real Estate and Prudential Realty, I don't know what the figures are - but it just puts me beside myself. I was reading the thread the other day about who owns your photos, and who can use them and it just opened up an old wound, and I was wondering how other Realtors felt about this. Let me tell you how I discovered it - I was on a listing presentation, as I was educating them on some of my Internet advertising, and web (10 comments)

Woke up this morning to ashes in my pool, and on my car. The wildfire that is finally getting brought under control has burned more than 9,000 Acres. When I went to sleep last night you could smell the smoke in the air - and this fire is prabably 25 miles away, Thank goodness there is no homes in its path, but firefighters beleive this is a suspicious fire - they are looking for a rec truck that was seen in the area of the last 2 fires, We have had suspicous fires here for the lst 7 years, at some (3 comments)
