We now have 19 homes active on the Hawaii MLS, in Kailua Kona, HI. Under $400,000. !Real Estate in Hawaii has always been expensive, But - its looking pretty affordable these days. Don't forget about that government backed loan - Rural Development (I forget the official name - help if you know it) - it is up to 102%, its available for pretty much all of the big island. You have restrictions - but it is far easier than a lot of loans out there.

As I sit here holding an open house, bored as can be. I thought to myself, living in Hawaii - doesn't really have any dangers, Some agents hold open houses without even being there - just go put up the signs, open the doors, and sit on the beach somewhere? Well they are probably doing something a little more creative than that - but you get my drift. Below is an update for Kanaloa as of today 8/13/08 , please take note that unit number 3303 has been scheduled for Auction on Friday Aug 29,2008. I attend these auctions regularly, and there has not been a deal to be had yet. The banks buy them back at what is owed on them - I don't know the theory behind that - but it happens every time.

I have the Brother MFC8660DN - over 2 years - way out of warranty - had an issue with it working on my home network - Can you believe I got thru in under a minute - had the best help I have ever had.

Kailua Kona Real Estate - Condos - OK - What is Selling? 13 sales for July 2008 - 08/06/08 02:50 PM
13 Condos also sold for the month - Probably a first - 13 homes and 13 Condos sold for July 2008.
I have to apologize here also - I used the search parameters of July 1 - July 31, and it still shows 18, but if you actually look at the day it sold - a few are in June - don't know what the glitch is? But this gives you a good idea of whats happening here anyway.

I often get the question - so what is selling - if only 13 homes sold? Most people believe that is only the bottom feeders trying to steal foreclosures - but take a close look - it is all over the board. I have to apologize also - it shows 15 homes on here for some reason - even though there official count shows 13? You can tell by the actuall sale date - I did use only 7/1/2008 - 7/31/2008, but you can see some June sales still appear. DOM - stands for Days on Market ( I know you Realtors all … (0 comments)

IndyMac Federal Bank - Short Sale Process - Over 8,000 in proccess !!! - 08/06/08 01:58 PM
First of all I want to say that every time I call IndyMac Federal Bank - they have been very professional, and helpful. That's tough in this market, and with all the calls they are receiving.
But this process is wearing thin - I have closed other short sales in lot less time - just had one close with Option 1 yesterday- where the response time was much faster. So today when I made my calls to IndyMac, I asked for a supervisor, and was given one within a 5 minute time frame - far better than my calls last month … (12 comments)
