I just had the bank counter an offer we had in on this 3 bedroom, 2 bath condo over at Alii Lani - bank said $175,000 - incredible pricing, considering a 2 bedroom closed today in there for $180,000.
THE BUYER WALKED - I know - it happens all the time - I have over 20 short sale closings and I cant think of a single one that closed with the original Buyer - unless I was also the buyers agent. Just found out about a great new IPhone App for Hawaii. This was put together for Kamehameha Schools and has hundreds of discounts and promotions for local business's. You know what it is really great about it - it uses your location to find deals near you - which by the way, when I went  to their website - I could not find any outer island deals - Oahu only. so when you use your Iphone in Kona, It pulls up deals at Huggos, Huggos on the Rocks, Keauhou Beach Resort, Sheraton Bay Resort, Rockys Pizza, Royal Thai Cafe, this list goes on and on - … (0 comments)

Tres Hombres - Kona - whats the word on the street - 07/20/10 06:21 PM
Well the word I heard, is that Los Habaneros  has signed up for the old Tres Hombres building and will be opening up their second location in Kona. As you already know there is a Los Habaneros in the Keauhou Shopping center and rumor was that they were going to move into the corner suite, push out the back walls and take advantage of the great ocean views from this corner unit. If you live here, you've known it all along, but now the rest of the world knows our little secret - the Big Island of Hawaii has just been ranked number #1 in the world by "Islands" magazine - August 2010 issue. They cited things like, all the nice little quaint towns and villages around the big island, then they cited the bigger cities, they talked about the warm weather, then they talked about the cool weather. So I am sitting here telling my wife about this article, and she just didn't get it - I'm like - this is huge news - she's looking at me, like duuuu, we've known about this a long time. Finally I see where the breakdown in communication is - she thinks Islands magazine is a local magazine, just kind of reiterating what we have always known. I'm like - NO - this is a worldwide magazine and they are talking about Hawaii, not just about Hawaii, but about the Big Island in particular.

June Home Sales are in - Kailua Kona up 60% - actually best June ever - since 2006! - 07/06/10 10:34 AM
Hawaii MLS reports that June home sales, for Kailua Kona are up 60% over last June, and are the best since 2006. I know you hear it from me all the time (hopefully your not tired of it) but this is now the 16th month straight - that home sales have increased. I know I have talked about supply and demand will dictate pricing, but the  median home price was listed as down <3.23%> That's a far cry from the past few years of <20-30%>  decrease in median price.
