Its funny, when you see all the hoopla about Maui, Kauai, and even Oahu, and so many people just dont realize the success of Hualalai Resort, there is nothing in the state that can compare to the "Gold Coast" of the Big Island. The weather is unbeatable - Island Wide. Even the local news station trips out on how Kona has its own little weather pattern, the only place in the islands where our rainy season is in the summer, not the winter - and guess when all of our snowbirds like to visit - in the WINTER, it only makes sense to (1 comments)

2011 Condo sales for the Big Island of Hawaii - I just did a report on the what the largest share of the sales were - $100,000 - $200,000 range, but after posting it I noticed some interesting facts. Had a good question on one of my blogs the other day - I thought the answer deserved a blog of its own. You ever get those questions, and you really feel like you just know the answer without looking - well I'm glad I looked before putting my foot in my mouth. We have had 45 sales, year to date, in the Kailua Kona area of the big island. SO what price range is selling? 0 - 100k = 7 100k - 200k = 21 200k - 300k = 11 300k - 400k = 2 400k - 500k = 1 500k (0 comments)

It just amazes me sometimes what our government is thinking. I live in State that is in such financial woes - we have mandatory furlough Fridays, where the county and state offices have to close one Friday a month - whether they want to or not. 2010 our schools were also closed 1 friday a month - SCHOOLS? Our new governer is trying to pass a SODA tax - because he sees this as a way to make up the loss of regular taxes - this could go on and on..... The bottom line is the Honolulu City Council has wasted (2 comments)

I couldn't believe my eyes the other day, a listing up at Puu Lani Ranch - priced less than all the homes in Pualani Estates (except one REO). Don't get me wrong - I like Pualani Estates, but given the choice for the same amount of money - See you - I'm grabbing my horse, loading up my truck and moving up Puu Lani Ranch. Pualani Estates: Very nice subdivision, 6,000 sqft lots, 1,100 - 1500 sqft homes , priced $345,000 - $549,000 - located right in the middle of town, close to everything, great school zoning, most homes have (0 comments)
Hawaii House approves moratorium on Non Judicial Foreclosures - 02/11/11 02:55 PM
The Hawaii House of Representatives passed a measure that would prohibit nonjudicial foreclosures for 5 months. The vote, 50-1 , will now be sent to the Senate for additional consideration. Its basically designed to create a time out, that will help stop predatory lenders from foreclosing on homeowners unjustly. Judical foreclosures will not be affected by the measure. This bill is designed to keep homeowners in their homes. I certainly agree with this measure - but the 1 holdout vote, was afraid that it would scare away lenders, from lending in the state of Hawaii. I thinnk with a 50-1 (0 comments)

Kailua Kona Market Reports, Jan 2011 Median Price Just below Jan 2003 Prices - 02/08/11 06:55 PM
January 2011, Kailua Kona Home prices came in just under 2003 pricing. Hawaii MLS reports that the median price for January 2011 was $353,220 and Going back to Jan 2003, we had the median price at $359,950. Don't let these numbers fool you though, I went back and took a look at the actual homes that sold, and on the ones that had actually sold back in 2001-2002 they seem to fit in-between that era better than the 2003 sales. Number of sales - pretty far off - and dropping. It seems that we had a 13% decrease in the number of homes (0 comments)

That was Sundays Headlines - West Hawaii Today. Homeowners at the Luxury Hualalai Resort paid approx $12,000,000.00 in Property Taxes. Maybe your not familiar with Hualalai Resort, but it only has about 300 homeowners, these 300 homeowners average about 12 weeks a year in their luxury resort, so combined -they pay about a million dollars a week for the luxury of living behind those gates. The article goes on to talk about how the developers were assessed an additional $6,400,000. for their "Fair Share" contributions? Im thinking, man whats this world coming to - $80.00 doesn't even get me to 3/4 of a tank.
