OK, you guys know how many short sales I do, and how lucky I was - (kidding) - to be in the middle of one, when the Feds came in and took over Indymac, and if you remember my blogs from the mid 2009, and the nightmare it was dealing with them. You would think that after 2 and half years, you would be "called" on your business practices - but it seems not.

Kailua Kona MLS Market Report: Condo Sales August 2011 - Real Estate Recovery in Hawaii - 09/13/11 10:33 AM
Hawaii Real Estate, at least on the Big Island, seems to be well on its way to recovery. Allthough August 2010 to August 2011 are sitting at exactly the same number of sales, YTD (year to date) sales are up 7% over 2010 sales numbers. In fact, looking back on Condo sales, August 2010-even, 2009, and 2008 sales were well below 2011 numbers - we are actually approaching 2007 numbers! Look here for the full report

 I'm not new at this, 36 short sale transactions closed, 11 in escrow right now, 6 more listed, including this one?
The sister home to this - 2 lots away, is listed at $709,000 - all comps suggest I can get this closed at the $599,000 - so why is this one sitting here?

Open House on Thursday went extremely well, approximately 45 agents came through, and not one, NOT 1 - bad remark. Most comments were - WOW - I never expected all this from the street view, what a great listing, this one shouldn't last long - the long stares as agents scanned their memory banks for that buyer.

Kailua Kona home sales are staying true, Up 10% from 2010 (number of homes sold) , which, by the way was up 40% over 2009 sales number. Just in case your were wondering - like I was, 2009 - you got it - up 66% over 2008. so needless to say we are well on our way to recovery. Regardless of what the papers, the news reporters, the politicians tell you - 3 years of increasing sales - KONA YOU ARE ON YOUR WAY TO RECOVERY!
