If you have been following my blog, you already know that November was a good month, but what I havent done for awhile, is actually dissect the sales and see who is buying what? Every-time I do - I surprise myself, along with many readers. Ok - 32 Home Sales for November 2011 So what would be you first guess on who bought? Foreigners ? Mainlanders? Locals? Well if you guessed Forienger's - you just WON - LAST PLACE- not a single sale shows a foreign address when it comes to the tax records - this surprised me actually (I'll bet (1 comments)
Vista Waikoloa Condominium Complex - An entire community in distress? - 12/30/11 12:31 AM
Vista Waikoloa Condominium Complex, has a surprising amount of Foreclosures and Short Sales. In fact, the Association Of Apartment Owners (AOAO) has foreclosed on 7 units alone, now operating 6 of them as rental units. (according to public records - AOAO owned units - A103, A204, B105, B106, D103, E203) F201 was also recently owned by the AOAO, but foreclosed upon by the bank. In fact if you look at the public records, Hawaii MLS reports, that out of the last 9 sales - 4 were distressed properties, either a short sale, pre foreclosure, or foreclosure - thats nearly 50% of all (2 comments)

Aloha from Kailua Kona, Hawaii. Lance here with Aloha Kona Realty, and today I am sharing my secret recipe for the best Kale chips on the planet - at least in my household. Step 1: you need to head out to your year round garden, and pick your Kale, early in the morning, before the sun gets to them. I just pull the leaves off as needed, you can get a good couple of months worth of pickings from them. Kailua Kona Home Sales, Year To Date sales are up 10.69 percent. If you follow my blogs, you know how I preach about not reading to much into the monthly numbers (October up 33% - November down 3% - December tracking up 30%) and concentrate more on the larger picture - YTD numbers. Lets rewind a little bit, 2010 Home sales, were up 31% over 2009 - speaking of 2009, it was up 18% over 2008. 2008 - we don't even want to talk about 2008 - OK, I mentioned the year, so here it is - 2008 was DOWN <39%> (1 comments)

Kailua Kona, Hawaii. Today is a good day, we just closed on a tremendous home, listed at $843,500.00 , sold for $824,500.00 with only being on the market for 19 days. Its a good feeling when you feel like you hit this one right on the head, or that noise a baseball bat makes when you hit the perfect pitch - better yet, the sound a golf club makes when you hit that sweet spot.
