West Hawaii Today Newspaper misleading public on Real Estate FACTS !

I have a real issue when our local news paper - WEST HAWAII TODAY - prints such a negative report about sales in our community. If you can imagine a respected newspaper, going to an agent, one that has a total sales count here in Hawaii (Big Island) of 3, thats right THREE SALES. And quotes him throughout the article for reference points! Thats just not RIGHT !

So what do you do? You write an article here on Activerain, you guys have such a huge force when it comes to search engine results, I just hope that the truth gets out. by the way I did write a letter to the editor - I will let you guess as to whether or not I heard back from him :) ???

Please - West Hawaii Today, verify your facts before printing such negative material.
Fact: Agent quoted in West Hawaii Today Article - according to Hawaii MLS - has a total of -3- that's correct - THREE - sales here on the Big Island? You think you might want to pick someone with more experience here on the Big Island ? Just a thought, when you have such an effect on the community!

Myth: 651 Single Family Homes for sale in North Kona (as reported)

Fact: 364 Single Family Homes for sale in North Kona (as of 11/4/09) I follow this on a monthly basis and we average around 360 - 400 a month - so I have no idea where 651 comes from.

Myth - North Kona Home Sales down -3% !!! (as reported)

Fact - North Kona Home Sales are up, year to date 4.67% and that still doesn't paint a clear picture because the WORLD came to a screeching halt the first 4 months of this year, but take a real look as to where Kona is headed!

Fact - Sales for the last 6 out of 10 months straight, have been either equal to, or exceeded last year sales .

Fact: October Home Sales - UP over 63% from last October

Fact: September Home Sales - Up over 41% from Sept of last year

Fact: August Home Sales - UP over 60% from last August

Fact: July Home Sales - UP 100% !!!

Fact: June Home Sales - UP over 27% from last June

Fact: May Home Sales - Even with last May

We can go on and on, but the bottom line is the entire community would have better served by a - Glass half full attitude, rather than a glass being half empty.
Just think if West Hawaii Today was responsible enough to make headlines like this -
KONA HOME SALES EXCEED OR MATCH LAST YEAR SALES - 6 MONTHS IN A ROW !!!
Or
OCTOBER SINGLE FAMILY HOME - SALES UP OVER 63% !!!
West Hawaii Today, you have a huge effect on how outsiders view our community, although we will never have another chance to regain respect from the tourist that were here that day, the ones that got off the cruise ship, or stepped off the airplane, and picked up your paper, and thought we are in such a depressed economy that it was not a good time to buy yet - I know , because I heard it. You do have an opportunity to do RESPONSIBLE journalism, and report true MLS facts, and this time - PICK an agent that has sold more than 3 homes in Hawaii - PLEASE. Make that agent show you proof of what they are saying - you have plenty of reports to verify claims.
In the meantime - THE GLASS IS HALF FULL - things are looking up Hawaii .

Kailua Kona Real Estate - Up over 60% for the month of October - 7 month trend

West Hawaii, more specifically the Kailua Kona area has seen a 63% increase over last Octobers sales - on Single Family Homes. This doesn't appear to be some blip on the horizon, at least not from where I sit. We have 7 months in row now that have at least met, actually 6 have exceeded, last years sales . This is great news for both Buyers and Sellers, here's why.

Sellers: Great News, the buyers are back, and they are opening up their wallets! (sales up 63%)

Buyers: Great News, nice selection of inventory, and as a general rule of thumb we are back at 2003 prices (prices down by 9% from last October)

Kailua Kona Real Estate Report - CONDO - Sales are up over September 2008!

This is only the 2nd time this year that Condominium sales have out numbered last years sales, if you follow my blog on home sales you will see they have exceeded last years numbers 5 months in a row - obviously a trend.

So is this the beginning of the Condo trend? We will just have to wait and see.

2009 sales saw a 40% increase over last years numbers, but with a <29%> drop in median prices, don't just look at the numbers though, you need to talk to a Realtor and read deeper into this. We had sales as low as $109,000 and as high as $1,550,000 - just all over the board.

September 2009, Kailua Kona (North Kona) home sales have increased over last September's sales by a whopping 41%, and this makes it 5 months in a row that we have seen increases over last year!  This also puts us up now for the - year to date - over last years sales.

In fact, did you know there are now 34 homes In the Kailua area for under $300,000 - according to today's " Hawaii MLS " . Shoot me an email if you want the list.

Island wide sales actually show a 44% increase over last Septembers numbers, with the year to date being slightly off by <3%> - I haven't really been following the entire island trend, but all the reports are on my website, you can pull them up for review if you like. I tend to follow the area's I sell in most.

I know, Monday is the beginning of the work week, Tuesday is, well it is the second day of the work week. But I was having so much fun this weekend, it just kept going until - Today! So - as you may be able to tell from the photograph - I may have been a little distracted when I took your calls this week. (Robert - thank you for understanding)

It all started with an innocent camping trip we had planned down at South Point. The day before we loaded up to leave , we made some calls and found a great little Vacation Rental where the owner was nice enough to give us a last minute booking deal. A very quaint home on 7 acres, fenced, manicured, and lots of different fruit trees - orange, lemon, lime, guava, bread fruit, ..... The kids had a blast riding there bicycles around the property while we packed up all the gear, for day trips down to these riding areas. Anyway, Monday morning came around - just couldn't make myself pack up and leave. So we just stayed a little while longer :) Good Friends, Good Times, and Family :)

OK - 4 months in a row now that the Kailua Kona, Keauhou, area home sales have beat last years numbers. Seems to be a new trend - a healthy one :) With home sales having an increase of 66% over last year - I don't know how long the prices will continue to drop? The good news for Buyers (sorry Sellers) is that the prices are still down, 15% from last August - but again how long will that trend last with sales exceeding last years numbers .

Bad news for Condo sales - numbers are below last years. Down almost <30%> from a year ago - condo sales have been off, almost all year - July was the exception with a 15% increase.

July 2009 MLS Market Report - Kailua Kona Homes - 3rd month in a row with an increase over last years sales.

Yes - it seems to be more than just a blip on the radar screen - July proved to be the third month in a row that Kailua Kona home sales exceeded last years numbers. We didn't just exceed it by a small percentage - we beat last years numbers by 96% !

Condo sales even increased for this month - 15% over last years - I believe it is the first time this year that condo sales have seen an increase over last years numbers.

Over all home sales for the big island saw an 18% increase, and condo sales seen a 6% increase.

Aloha all

Many people have asked this question over the last 2 months, and this is a blog that has been kind of hard to write!

Back in July I received a call from my mother - dad has had a bad fall and broke his hip. Don't ask me why - but my gut told me this was it - somehow you just know these things. So he went in for a routine operation, actually came out of it OK, walked a few feet the next day, but on day 2, he fell into a ??? I don't know, it wasn't a code, but he had to be put on life support. Mom actually called me when they were hooking everything up. My big question - was why - why are we hooking all this up? I asked her to stop. She actually took it pretty good, but told me to call my brothers and get their blessings also. We all agreed and made the decision to remove everything - now my dad - was a great man - but his health had failed him in the last 8 years - he was only 74, but had the body of a 90 year old man. So it wasn't a real difficult decision to make (a hard one to actually carry thru though)

Without dragging this out to far - I jumped on a plane back to my home town (Las Vegas) and we pulled the life support - he sat up - starting pulling all the tubes - and said get me the F*** out of here - much to our amazement and excitement - he wanted to go home. By no means was he ready to go home - but he was determined - get me the F*** out of here, me being the oldest son - I understood and gave in. ( a few hours later I was panic stricken at the life sentence I had just committed my mother to - heck I would be gone in a couple of weeks - and she would have to care for him, a month? a year? 5 years ? ???) . We had Hospice set hm up in the living room, in front of his new flat screen TV, remote control in hand. He was set!

The day after he came home - all of his friends showed up - an imprompt to party - it was his 74th birthday. He made sure that everybody had a drink in there hand, we all had fun, it was a great day.

The next day his health decreased dramatically - we all realized he just needed to get out of that hospital, and come home to die, Needless to say - he passed away in 8 days.

God - when its my time to go - let me have that one last HOORAY !

He had lots of different careers, but his fondest memories were the 18 years he spent at the Silver Slipper Casino on Las Vegas Blvd - in fact he was one of the closing managers - they day the shut down - funny - I remember him telling me, they all walked outside, closed the doors behind them and looked at each other - who's got the keys - in the 18 years he had been there - the doors had never been closed? They had to go to the hardware store and buy a bunch of chain - and chain the casino doors together :)

So here we are 2 months later - thank goodness for my career choice (and my brother Rick Owens, sister in-law, Tammy Owens - they own a Re-Max office in Illinois) We were able to spend a month with my mother, and help her get things back in order.

I love my dad, Donald E. Owens (Don), he was a great, man, had a great life, a great family, and I am going to miss him. He is the reason, I am who I am! Its just part of life's cycles, and I am OK with it - life goes on.

Now, more than ever it is time for me to be that man - to my wife, and 8 year old son - the last few weeks have been camping, swimming, motorcycle riding, horse back riding, and just celebrating life!

SO - I AM BACK - FULL SPEED AHEAD - AND MANY BLOGS TO COME,  Its time to get you all updated on the current market conditions - keep an eye out for updates

Hawaii Real Estate - North Kona Home Sales improving 3rd month in a row

As of 9:00 am on July 23, we are dead even with July 2008 home sales - so unless we dont sell another home for the rest of the month, id venture to say we are going to surpase last years sales. I know I am really stepping out on a limb making a preditcion like that - but you know, I was raised in Vegas.

Even better news for Kailua Kona real estate, is the fact that the amount of money exchanging hands this month is up over + 39.% over last years, and we still have a week to go.

Remember I am talking about North Kona Home Sales, I will follow later on the Condo market.

HIBT (Hawiian International Billfish Tournament ) 16 Marling tagged the first day

Whats all this have to do with Real Estate - I dont know, but its good reading, oh ya, and maybe someone that loves fishing and wants to move to Kona, and needs a home that has good spot for their boat - will give me a call :) It only takes one sale to make it work ! Read below for the good stuff

It's usually all about the fishing at the Hawaiian International Billfish Tournament. Monday was no exception, with 16 Pacific blue marlin tagged and five short nose spearfish and three ahi tallied.

But there were some non-fishermen at the weigh-in on Kailua Pier, too.

One is tournament founder Peter Fifthian.

"You know, I've never actually fished in this one," he said. "It's my job to see that everything is working smoothly, like a watch. I get the benefit of seeing everyone come to my hometown so it's like a reunion of sorts."

Fifthian also enjoys showing off his hometown.

"Kona is generally regarded as a good place to visit whatever your reasons," he said. "These gentlemen know the fishing is good, they know the water is good and they know it's well organized."

This year is special for Fifthian because so many of his old friends returned for the 50th anniversary celebration.

"The British Isles team is back. It's nice to have them," Fifthian said. "Shoalhaven is, too. They've been such great supporters of this tournament over the years. And Sydney Game Fishing Club. And Fremantle Sailing Club. They sent two teams."

This year's anglers come from Australia, Bermuda, British Isles, Japan, New Zealand, Papua New Guinea, South Africa, Tahiti and representing teams from around the U.S. including California, Florida, Hawaii and North Carolina.

"Fifty years ago New Zealand and Australia participated in the tournament allowing us to call ourselves an international tournament," Fifthian said. "We are so pleased to see many of our long-time tournament friends return to celebrate our golden anniversary."

Day One

OK, back to the fishing.

The tournament kicked off under clear, early morning skies as anglers acquainted themselves with Kona's legendary fishing fleet, skilled captains, ocean conditions and rules of the tournament.

By day's end, 16 Pacific blue marlin were tagged, adding valuable team points to the scoreboard.

Team Malaka was the first team to put points on the scoreboard.

Angler Steve Gunther took little more than 17 minutes to tag his estimated 200-pound Pacific blue marlin on 50-pound test line. By noon, Team Malaka's angler Tal Nizani tagged yet another Pacific blue marlin.

"We tagged the final fish of last year's 2008 HIBT and we're very excited to tag the first fish this year," Gunther said. "Our team is ready to be here in Kona to fish this great tournament."

Every HIBT team is required at 10 a.m., noon and 3 p.m. to call in its action, whether it be a strike, hook-up or caught, and the location of where they are fishing.

At the end of the 41-team round-up, tournament radio control broadcasts the report, giving teams valuable information that helps with strategy.

The five-day Hawaiian International Billfish Tournament continues through Friday, July 24.

Awoke to a strange HMMMMMMMMMing noise - looked out front - BOATS - I forgot the HIBT starts today !

I woke up this morning to this strange, but familiar sound, it turned out to be the humming from those large diesel engines powering these huge fishing boats - times 50, that's right - 50 charter boats setting out for the best fishing grounds. You ever watch 50 boats drag race - its pretty cool. Here is a photo of the leaders.

Anglers from around the world will gather for five action packed days of tough competitive fishing. As the reel screams aboard some of Kona's finest charter boats, will you be ready to take on a Pacific blue marlin? To mark the golden anniversary, HIBT is opening up tournament registration to 50 teams. Anglers and teams from around the world are invited to apply early as tournament participation is expected to reach capacity. Teams will gather from the four corners, including Australia, Bahamas, Japan, Bermuda, Portugal, Uk, New Zealand, Papua New Guinea, South Africa and throughout the US including California, Florida, Hawaii and North Carolina, lured to sport fishing's famous Kona Coast in search of a prized Pacific blue marlin and their chance of capturing the Hawaiian International Billfish Tournament's prestigious Governor's trophy!

Hawaii Real Estate , Kailua Kona home sales tracking one shy of last year

Hawaii Real Estate Market - a spike or are we are on our way to recovery?

With less than a week left in the month, Kona is still tracking just one shy of last years home sales. I think that is pretty good - considering that we were off by <65%> in January. I pulled out my crystal ball and cleaned it up a bit - and it told me that we would match last years sales, if not beat it by one.

Is this a trend? or just a spike ?

Well - last months sales were dead even with May 2008 numbers, so I would say that we may be recovering? I think a lot of it has to do with the prices - we now have 16 homes listed as active for under $300,000 !!!

I know, your probably thinking it must be sitting on the edge of the current Lava flow, but NO - this is actually in the center of Kailua Kona, about 1,500 feet from the beach you see below.

Yes it is a handyman special, and yes it is a Short Sale - but - 1,500 feet from that beach - under $200,000?

I have one, 5 houses away from there - for $249,000 - and I bet the bank would accept $225,000 - So what are you waiting for. Interest Rates to go up?

Surfs Up ! I am sitting here trying to work, and all I hear is the waves crashing down!

Its really hard to concentrate on work - when all you hear is the surf slamming in the background - here is the surf report

New SSW swell looks like it is trying to fill in along the coast this morning. Waves are in the waist to chest high range with some near head high sets. Winds light in the morning with onshore sea breezes in the afternoon.

WEATHER:
Mostly sunny in the morning, then mostly cloudy with scattered showers in the afternoon. Haze through the day. Highs around 86 at the shore to around 71 at 5000 feet. Light winds becoming west around 10 mph in the late morning and afternoon. Chance of rain 40 percent. BIG ISLAND HAWAII SOUTH'S REGIONAL OVERVIEW:
Another day of solid waves for southern exposures as that new SSW swell looks to be filling in this morning. Waves along the Kona coast and southern shorelines are in the solid waist to chest high range with an inconsistent near head/overhead high set. Windswell has disappeared so mostly flat conditions for the north and east exposures. Trade winds are decreasing so get on it early for glassy morning conditions. Is there more surf on the horizon? DON’T be afraid of a short sale – I get paid to perform BPOs for the banks (Broker Price Opinion) – the banks use these to base the list price of a Foreclosure Property. They usually want a price that the property will sell within 60 days – so this price is not just some teaser price – something I just pulled out of a hat – this is a realistic price! This home needs a little TLC, maybe $10,000 to make it like a brand new home. So I took comps for the area, took into consideration some of the developers perks and arrived at this price. Comp 1 being a brand new home the developer sold for $395,000 – they set the new bar for prices with this sale, they don’t disclose on the MLS what incentives they gave the buyer at time of sale – but they are offering a lot.
So why not wait until it is a foreclosure – I will get it cheaper? The answer is not usually – first of all there is the hidden cost that you never think about. The homeowner that is selling a property in a short sale process, they still have pride of ownership – they are willing to do whatever it takes to save their home from going back to the bank, They have to disclose any defects in the property – by law, you have legal remedies if something was not disclosed, any warranties that may be left on the home/roofing/air conditioning/appliances/termite treatment are all transferable and title insurance is easy to obtain.
The foreclosure home comes with no warranties! Comes with no disclosures, comes with no legal remedies to defects in the property, and many times the homeowners are bitter and take anything of value, and I have even heard of owners sabotaging the properties as the leave, and at certain dollar levels – title insurance becomes harder to obtain. Don’t get me wrong – there are deals to be had with both Short Sales and Foreclosures – just don’t believe everything you hear on late night TV – they are in it for the buck – they are there to sell you their program – and believe me – if worked as good as they say it does – they wouldn’t be on TV sharing it with the World!
