And yes, they are correct (don’t ask me why I sound surprised)...

Our market is on FIRE ! Hi, Lance Owens (RS) here with LUVA Real Estate, Kailua Kona, HI.

Let's talk about Hawaii Real Estate (Kailua Kona), with someone who knows, lives, breaths, and is a part of those numbers. And when we do, we will use Hawaii Information Service - Market Reports (not some mainland "super cruncher - Zillow - did I just say that?) (Trulia - I didnt just say that too?) Ok, enough poking fun.

Last month, April 2013 was a few sales short of 2012, (-8.7%) but don't let that fool you .

2012 we had a little over 300 homes actively for sale in Kailua Kona, as of right now; we have a grand total of 188 active listings, almost a 50% decrease in active listings.

2013 had 42 home sales,

2012 saw 46 home sales, with almost twice the inventory.

Let's go back a little further (April sales)

2011 = 38

2010 = 41

2009 = 20

2008 = 36

2007 = 30

Without wasting to much time, I had to go back to 2006 to get to

43 sales,

2005 saw 47 - (again all references here are for

"April") .

Let's talk about the bottom line

2012, with 47 sales, saw $20,000,000.00 in sales

2013, with 42 sales, saw $36,000,000.00 in sales

Want to know something that goes a lot deeper that what you see here?

Look at this

2005 - the year we all think was the peak, had 47 sales,

Any guess on how much money exchanged hands for that month?

According the to the Hawaii MLS --------------------- $38,000,000.00

That puts us just shy, by $2,000,000.00 !

As crazy as that number seems, 2006 actually had $43,000,000.00 exchange hands.

Back to this April:

We are talking a 78% increase in the amount of money exchanging hands, 4/12 & 4/13 - no adjustments, black and white numbers.

My tag line for my 2013 reports. 2013 is making 2012, look like 2004 ! (FYI - 2004 saw 58 sales worth $34,000,000.00 )

OK, we have all seen the QR fad come, and just kind of linger? Well I finally found a real use for these things! I was surfing Pinterest and came across this pin.

Create a Free QR code with your WiFi password information for your office, or even home. Print it in a full page sheet, frame it and hang it.

Next time you have a get together, and you get the inevitable - YO, whats your wifi password? Point to the wall and have them just scan the code, no more - is that caps? is that a zero or an O , or how do you spell that! I think its great for the office also. Especially if you change it monthly, just send the employees over to the picture frame and tell the to "scan it themselves"

Real estate agents and appraisers agree — West Hawaii’s real estate market is hot again.

If people considering buying a house now wait another six months, it could cost them $50,000 more than current house prices, Coast Properties Ltd. owner Stathie Prattas said Monday.

If they can’t afford that increase, “then they’ll have to wait another eight or nine years,” for the next real estate bust, Prattas said.

Things are trending up in West Hawaii, he said.

“Inventory has been reduced significantly,” Prattas said. “Prices are starting to rise.”

Interest is up and people are trying to buy, he added.

“It’s a wonderful thing,” he said. “We have entered a new real estate cycle.”

Real estate agent Gretchen Lambeth agreed the West Hawaii market has entered a new cycle. From the first quarter of 2012 to the first quarter of this year, Lambeth has tracked home prices increasing by 13 percent. That’s a little more than 1 percent a month.

“It means it’s raging hot,” Lambeth said. “The market is going really well. There’s nothing to sell buyers.”

Kona has 82 homes under $500,000 in escrow, and only 47 homes in that range on the market. Buyers tend to want either a property near the airport — Coastview, Palisades and neighborhoods through Hina-Lani Street — or want something south of Hina-Lani, closer in to town, Lambeth said, which limits even further how many properties they can view.

Inventory is down about 30 properties since January, she said in her monthly newsletter, which tracks real estate sales and statistics in Kona and Kohala.

Inventory of houses and condos costing less than $1 million in North Kona has dropped from more than 350 in January 2012 to roughly 275 this month.

“A year ago, we were honing and getting the whole list of things people wanted (in a house),” Lambeth said. “Now you get the short list.”

People are lucky if they can even find a house that fulfills all the things they want on their shortened list of requirements, she added.

The first quarter of 2013 ended with 223 sales of houses, condos and land, she said, the most of any starting quarter since 2006. The low point was the first quarter of 2009, which had only 89 sales, she said.

Lambeth said 43 home sales closed in March, and about 40 closed in February.

“It happened overnight,” she said.

Prattas said he’s starting to see the high-end market perk up, and the commercial real estate market has picked up speed as well.

“The last portion to kick in would be land and construction,” he said. “Land has been sluggish for years.”

That could be changing soon.

“With reduced inventory, buyers are starting to be dissatisfied with what’s around,” Prattas said. “Once construction is hot, we know we’re at a robust economic cycle.”

On the appraisal side of the market, Larry Baird said he agrees that the market is finally picking up speed.

He said he did wonder about the stability of the market, though, considering the majority of the buyers he’s seen are coming to Hawaii Island from somewhere else.

“How stable is the mainland economy?” Baird said. “Our market is going to be dependent on how well the mainland economy does.”

The buyers from the mainland tend to be baby boomers, either trying to retire or buy a second home, Baird said.

“If it’s retirees, it’s very positive for the economy,” he said, adding second-home buyers may contribute less to the economy because they don’t live here year-round. “I’m not sure how much it helps.”

Baird, with four decades of experience in West Hawaii, said this cycle is starting a little differently from previous ones, mostly because of the dependence on mainland buyers.

“We look good in the short term,” Baird said.

LinkedIn - Why do they make it so hard to leave a group?

We all lead busy lives and try to use technology to make it little easier. At times I find groups on LinkedIn that are helpful and resourceful. But usually they have a shelf life, they may help you get through a transaction, or at least point you in the right direction. I always try to pay it forward when I use a group and add something just as useful back to it, or at least help others who are asking for it in the group, and dont realize the answer is down the list, by about a 100 replies!

And then there are the ones that you realize, right off the top, you never should have joined this group, endless rhetoric, endless emails, endless nonsense....

Whatever your reason, sometimes its just time to leave! So why would Linked-In make it so difficult to leave? They sure don't make it this hard to join the group - lol, kind of reminds me of cell phone contracts, baggage fees at the airlines (sorry that was kind of below the belt)... Whatever your reasons, LinkedIn, if your reading this, , please put a button right there on the page to make it easy. I would probably join more groups if I didnt need a secret handshake to leave it.

The irony of it all, there is even a group about this on LinkedIn, and I found all the information outdated, even the updates to it were outdated. So as of 4/20/2013 this information is up to date and working - I will head over to Linkedin and post this to the outdated group, pay it forward for all the good Linkedin does for me.

Kohanaiki Developer trying to block public access to Surf Areas

For over 60 years, the Public has been able to drive on the jeep trail at Kohanaiki south to where a private restaurant, pools and other exclusive "members only" structures have recently been built. That traditional Public access is slated to end soon, replaced by pedestrian access only. The loss of continued vehicular access would make the beach more exclusive, decrease opportunities for the Public to access the shoreline, put a further limit on public parking, and make evacuation of the area in an emergency more difficult.

To protect the Public’s stake in it’s shoreline, we demand that Kohanaiki Shores LLC keep the jeep trail open to Public vehicular access, including parking and car camping as it has been since WWII. Take a minute and look at this photo below - this is what they are trying to stop - families gathering on the beach, spending time together, teaching the young how to surf, all in the name of Money. For generations, Kohanaiki (“Pine Trees’) has been the heart of a huge part of Kona community's life and living Hawaiian culture. After 20 years of fighting development proposed for that coastal land, the community won many battles but lost the war to private golf course and luxury housing development. Environmental degradation incomparable to any that has occurred through generations of the land’s passive use is occurring, along with threats to traditional public access.

For 60 years, the Public has been able to drive to the south end of Kohanaiki for camping, picnicking, subsistence fishing, and other recreational and cultural activities; but that access is slated to change soon. Without that traditional access, the huge, southern portion of the so-called "public park" will become an exclusive playground of the Rich. Is that okay with you?

I wonder how many people know what it is? It's NOT the snow we have on top of Mauna Kea during the winter, it's NOT the white sand beaches? Do you give up? Here is a hint (photo)

OK - Hint 2 - what is Kona famous for? And if you don't get this one, well I just don't know what to do with you.

World Famous Kona Coffee, this is the time of the year, that the coffee trees start blooming, you see these beautiful little white flowers all over the trees this time if year, and you guessed it, each one will become a "cherry". After the cherry is bright red it will be ready to pick, sent to the roasters, and before you know it - your drinking it. Actually there are quite few more steps along the way, but that can be an entire new blog, for now I just wanted to share the beauty with you.
