Aloha, Lance Owens here with LUVA Real Estate and the November MLS reports are complete.
To no surprise November numbers are up
Homes Sold: Up by 72% over last year. If you follow my report you know that October was a strange month, numbers were down, but the market was busy - this kind of explains it, we had a few carry overs that posted for November. Taking a look at Year To Date (YTD) numbers we are up 18%, which suggests that we are in a good, strong, upward market.

Aloha, Lance here with LUVA Real Estate, sorry my Market Report is so late this month, but we are busy! I finally forced myself to sit down and take a look at how busy Kona real estate really is.
September 2013 home sales, better than 2012 (almost double) better than 2011, 2010, 2009, 2008, 2007, 2006, I had to go all the way back to 2005 to find a better September than the one we just had.

Hawaii Real Estate, specifically the Kailua Kona area of the Big Island, I will predict what the home sales and median price will have done for the year 2012.
Looking into my Crystal Ball, I see a bright a future, very BRIGHT, so BRIGHT, you have wear shades!
Predicting that the Median Home Price, again Kailua Kona area, will be up - approximately in the 7% range - remind you, this only a prediction, but I am feeling pretty good about it. I will even go one step further and Predict December 2012 increase over December 2011, to be in the … (2 comments)

In the process of listing a home in Lokahi Makai subdivision in Kailua Kona, Hawaii. I don't know how familiar you are with these "Cooperative Short Sales" and Bank of America, but they are a pretty good deal. Ok we all know 2011 was a good year for Real Estate Recovery in Hawaii, but every now and then I like to break it down and see who is buying - what? And it always surprises me, along with many of my readers.
So I took November 2011 Condo sales, 17 sales, to see who is paying the taxes on it - basically the new owner. (December wouldn't be updated yet)

Thats no Typo guys - Ka'u, on the big Island of Hawaii, July 2011 - seen a 100% increase in sales from July 2010. You want me to sweeten the deal some. Year to Date (YTD) sales are up 58%, Were not looking at some weird spike, no adjusted numbers, no excuses, we are just looking at the FACTS - black/white proof that the real estate is better than they want you to know.
