mls statistics: North Kona Vacant Land Prices Up 25% Year To Date

I often get questions about how Vacant Land is selling, and after taking a look at the latest sales report, I would say that Land sales are doing GREAT. Sales data shows a 25% increase in the median sales price for North Kona (Kailua Kona) for the first 6 months of 2015. The only other increases like the West Side (North Kona is West Hawaii -lol) appears to be North Hilo and Kau.

What a recovery, 33% Increase in Home sale's - October 2011,
Year to Date sales are up a strong 12% .
Kailua Kona, Hawaii is in its 3rd straight year of increased sales - in fact, I had to go all the way back to October 2005 to find a better "October" for the "number of homes sold".

March isn't even over yet - Homes, Condos, and Land have all exceeded 2010 numbers. in fact, Home and Condo sales have been outpacing previous years, usually by double digit percentage points, for OVER A year now, and March is no exception. First question is - well ya look at the prices - and yes this does have a huge affect, I lost 2 of my offers last month to a bidding war. 1 of them, had the exact same unit - right next door, close at $89,000, the one across from it closed at $85,000 - this unit was listed at $99,000 … (3 comments)

2011 Condo sales for the Big Island of Hawaii - I just did a report on the what the largest share of the sales were - $100,000 - $200,000 range, but after posting it I noticed some interesting facts.

Of the 21 that sold - 14 were CASH (2/3 if you dont have your calculator handy)
Who bought them - If I hadn't looked, my guess would have been - Canadians - and I would have missed the mark by a mile !

mls statistics: June Home Sales are in - Kailua Kona up 60% - actually best June ever - since 2006!

Hawaii MLS reports that June home sales, for Kailua Kona are up 60% over last June, and are the best since 2006. I know you hear it from me all the time (hopefully your not tired of it) but this is now the 16th month straight - that home sales have increased. I know I have talked about supply and demand will dictate pricing, but the median home price was listed as down <3.23%> That's a far cry from the past few years of <20-30%> decrease in median price. mls statistics: Kailua Kona Land Sales Soar 500% - May 2009 - May 2010

Kailua Kona real Estate sales have been on the increase for the most part, now over a year. I was surpised to see the land sales increasing over 500% though - and yes that is five hundred - not fifty!
Looking back at the numbers you have to go to the year 2006 to see this kind of activity, and the good news for buyers is the price is down 38% from last May.

mls statistics: North Kona Home Sales up a staggering 228% over last year!

According to the Hawaii Information Service (Hawaii MLS) North Kona home sales are up a staggering 228% over last year, and I know more sales will show up in the next dew days!
And this isn't just some blip in the radar screen - January was the 9th month in a row to beat last years sale, in fact many of those 9 months also beat out 2007, 2006 numbers. In fact, hold on a minute and let me go back and check January sales.
Ok here we go

Her we are in October already, another month under our belts! Well the Sept figures are in , and not bad at all, actually pretty good. Considering what the Newspapers try to portray??? Yesterday's front page newspaper - BIG ISLAND ECONOMY SLOWING - !!!
You know, if I were a tourist here on vacation - I would think it is a lot worse than it really is. I mean - SLOWING - what exactly does that mean? Does it mean we are only flying in 200 people a day instead of 300 from Oahu to help fill positions. Does it mean … (1 comments)

Yesterday we talked about MLS statistics on the # of sales. Today I wanted to talk about the Sales Volume in Dollars $$$. According to the June stats, our volume - year to date is only off by a little more than $44,000,000.
