Mortgage rates rose dramatically last year, impacting many people’s ability to buy a home. And after several years of rapid price appreciation, home prices finally peaked last summer (not in Kona median price last year $985k, today $1.277m ) . These changes led to a rise in headlines saying prices would end up crashing.

Nobody wants to be swimming in an ocean of full of wastewater, so let's take a look at what to expect in 2023 with several of the cesspool bills bouncing around still. here is an update on a couple that will have the greatest effect on homeowners:
SB428: Requires each county to develop a comprehensive integrated wastewater management plan and financial strategy. Requires each county to submit its respective plan and financial strategy to the Legislature. This bill was deferred but it will be introduced as a "resolution" which will achieve the same end results

  Many homeowners believe that rising interest rates and home prices have scared away buyers and therefore have not listed their houses for sale. However, the truth is that buyers who were unable to find a home last year are out in force, and there are even more coming!
NerdWallet’s 2018 Home Buyer Report revealed that:
“Approximately one-third (32%) of Americans plan to purchase a home in the next five years. Millennials are most likely to have such a purchase in their five-year plan (49%), versus 35% of Generation X and 17% of baby boomers.”

news: Winter Storms Bring Snow to the Big Island of Hawaii - 12/02/16 09:31 AM
Lucky we live Hawaii, the only place I know of where you can snowboard in the morning, and bodyboard in the afternoon !
First Snow has hit the Big Island, and the Ski Lifts are OPEN.... Ok, im kidding about the ski lifts, but the snow is real, it is  here, and the best part about it, the beach is only  an hour and half away !  
Manua Kea and Mauna Loa get snow every year, some years are better than others,  but I am betting on a nice White Christmas this year.

news: Lava Flow Update: Big Island of Hawaii To Open Viewing Area - 06/30/16 06:27 AM
This is an ABSOLUTE  MUST DO if you are in Hawaii, thinking about Hawaii, or just few items short on your  bucket list! 
I will never forget,  being able to go up to the Lava flow back in the 80s.
Let me tell you, it was one of those "checkpoint" moments in life that you will never forget. I witnessed molten lava coming from the center of earth and reclaiming land as if she always owned it, trees burst  into flames right before you  eyes, just an epic, awestruck moment.

2016 is shaping up better than predicted, Kialua Kona (North Kona on charts) Homes are up over 10% from last year at this time. Just when I thought we catch our breath and take our usual summmer vacation, the market heats back up!  I will let the graphs below do the talking for me.

Kailua Kona Land Sales Report for July 2015 
News for both Buyers and Sellers: August 7, 2015 
North Kona Land Sales, show an increase in the median price of just over 29%.
There was a slight decrease in the number of vacant land sales of .
It goes to show, supply and demand play a huge role in the numbers above.
I went ahead and took that median price of $380,000, then did a search from $350,000 to $400,000 and I come up with 20 listings of vacant land, currently active in our MLS.

I still remember that day I called my brother, (July 2007) I said, Rick, do you know anything about blogging, the reason I ask is our MLS is offering it up, and I was thinking about subscribing to it?
He laughed a little, see he was a big-shot with Real Estate marketing firm, very successful one, and proceeded to remind me that he signed me up with a new company "ActiveRain" and they looked kind of promising....... According to the Hawaii Information Service (MLS), North Kona home sales, January 2015, increased by 28% over 2014
