All-though Act 48 had its good intentions, like many other government programs, it was ill planned and executed even worse! What it did do though: - was create - The - Absolute - Best time in history - to Short Sale your home! That's right, with the backlog and nightmares it created - the banks are actually PAYING delinquent home owners to Short Sale their home, EVEN if it is a second home, investment property, or whatever - I am actually getting "moving assistance" money and deficiencies waived for 'investors" and let alone "owner occupied" homes. Update: March 14, 2011 It seems that our local newspaper jumped ahead of itself again, 1st update - the Kailua Kona Pier has not been condemned Which is great news - but the cruise ship has already cancelled Wednesdays stop - thank you (shaking me head, back and forth) 2: King Kamehameha Hotel wont open for at least 3 months - I drove by yesterday, and they were WIDE open - maybe they meant 3 days. Front Page - yesterdays paper - HOME SALES CRATER AS GOVERNMENT STIMULUS DRIES UP - then, next to it in RED - Real Estate market remains sluggish in West Hawaii- and I am sitting there thinking - WHAT? - did I just wake up from a daydream, is this really not one of my best years yet? All these reports I follow - were they not real - then I remembered - OH YA - Our local press loves to spread doom and gloom, in fact one of my last disagreements with them was horrendous - FRONT page claims more gloom (5 comments)

I just got home from my Brokers class and read today's paper - Unbelievable!!! So if you follow our local newspaper, you may tend to believe the Big Island is in tremendous despair - you need to go back and read my article about how the West Hawaii Today - HEADLINES - basically stated that a couple of weeks ago, and read how they interviewed a Realtor, now get this, had a total of 3 sales - TOTAL !!! in the last 5 years, here in Kona. It appears that he just moved here - I could go on and on, so never mind all that - HOW are we really doing ! Considering we (2 comments)

West Hawaii, more specifically the Kailua Kona area has seen a 63% increase over last Octobers sales - on Single Family Homes. This doesn't appear to be some blip on the horizon, at least not from where I sit. We have 7 months in row now that have at least met, actually 6 have exceeded, last years sales . This is great news for both Buyers and Sellers, here's why. Sellers: Great News, the buyers are back, and they are opening up their wallets! Number of Homes sold for September 2008, Take a look at South Kona! Were talking about Kealakekua, Captain Cook, to Kona Paradise - 1, let me spell it out, ONE, sale for the entire month. There are 237 active listings and only one sale? Kailua Kona did quite a bit better than that - but still running at less than 50% of last years sales. Take a look at Waikoloa - Exactly the same as last year for Homes and Condos. Good job Waikoloa If your looking for a buyers agent, in the West Hawaii area, get a hold of me. We can (0 comments)

I have been saying for a while now that we were headed to 2004 prices, and now its here. I have looked at some of the current listings, and sure enough - they sold in 2004, for exactly what they are asking today. Thats great news for the local families, bad news for investors. Whatever it is - its here to stay for awhile. Here is a few listings for under $400,000 - Affordable homes in Hawaii.

west hawaii: When to listen to a Buyer - And when not to listen to a Buyer - 05/13/08 02:43 PM
Every now and then I get myself caught up in the emotions of buyers - huge mistake to make! So I had to give myself a reality check. I recently had a condo listed in beach resort community, first floor unit, facing the street. I had buyers come in and tell me I would never sell this unit at that price, it's on the first floor, no views, the other side of the building has the golf course, first floor units don't sell very good - you know the drill - on and on they went. I must have had a weak moment (2 comments)
