So, you are selling your home and you decide on an agent.....maybe struggle to come up with a price for your home. You sign the listing agreement, the sign goes up...and someone comes and takes pictures of your home..... STOP!! and you thought the most important part of listing your home was everything leading up to that point.
I am here to tell you......photos and the other media taken of your home... that goes out to the abyss that is the world wide web...is the one of the most important components of listing your home..
In this day and age....when someone shows up at your home......it is the second showing... What got them there? You got it....Photos, video...... whatever media they saw that inspired them to come to your home..
I just recently took on a listing...the home did not sell previously....I always review previous endeavors so I can try to improve........ Below are before (that were used to market the listing in the MLS) and after photos.....we have had 5 showings in the first week on the market.. previously they had maybe 1 or 2 in three months...
If you want to sell your home....in this 2.0 world.... your pictures have to be on point.

You get crappy service at a restaurant..and you are hailing the manager like an angry New Yorker (no offense to my New York friends) ..... you get great service...and yeah, ok you may say.."Oh, she was a good waitress" it probably ends there...
Ok..so I lied a little...this may be a little sappy.... try this human experiment....for one day ...just one..try spending the day finding things to be grateful for... it's harder than you think.... but the benefits of focusing on this are immeasurable...
.... (ok.... back story coming) I recently had a life changing event, moved to a new city to start over... things had been a little rough, to say the least....so I have been really working on this gratitude thing..... I am sitting at my desk this morning....and I must say the view from my desk is breath taking..I am so grateful for it (much better than facing a wall for sure) I started thinking that I can never let myself become numb to this beauty....I need to always be grateful..there may be days that things are trying to drag me down, but I will always have this to be grateful for.....
It's out there folks.....everyday the world offers opportunities for us to chose. If you chose to look for things to be grateful for..you will be amazed how it will shape your day.......try it...It's harder than you think.

I recently relocated to Southern Maryland, Issue, Maryland to the Swan Point Community I have to say...it was an adjustment.. after all, I lived in Northern Virginia, Haymarket to be precise....and everything you wanted was right at your finger tips.... stores,shops...you name it...
Here in Issue.... to get to a store, its an event.. a 25 minute event to be exact... Its all good though.... I love it here in Swan Point. Every morning I take a 5 mile bike ride down Swan Point Road...the other morning, I took the time to take in how beautiful the setting is here, the mature trees, the well manicured golf course, and of course the reason I moved here... the water.... I love living near the water.....
The effect that this environment has on the soul is truly intangible... it can pass you by if you let it.. I wake up every morning to the sounds of nature, wildlife abounds here, deer, rabbits, squirrels, I think a possum hijacked my trash last night...
The point being... I have not taken time to "smell the roses" lately..... btw whoever said that was a genius.. because its so true.... If you are looking for a home in Southern Maryland... consider Swan Point, then call me...... the drive is worth it.

Water Front Communities in Charles County, Maryland: Swan Point Golf and Yacht Club, Issue, MD
I was born and raised in the Washington D.C area...been here all my life...for the exception of a 2 year stint in Florida.... (college) I have lived in Southern Maryland and Northern Virginia, so my coverage area, as an Associate Broker is quite large.
I recently moved into a Water Front Community, Swan Point, which is a golf course community and it is absolutely beautiful.... I still work in Virginia 3 days a week.....but its so nice to come home now... to such a serene place..... I spend some of my days sitting by the Potomac River..... while blogging on my lap top...its just a great place to live.....not many can say they have an office like this...
One of the things I love the most about Swan Point is the wide range of architecture... no two homes look the same, it is a very eclectic mix of styles... The pristine views of the golf course, as you enter the community, add an intangible benefit to living here...
I recently took a video of the community while on a bike ride..... to the pool..... (which happens to be located next to the river)....it's brilliant... so enjoy
Seafood Restaurants in Charles County, MD: Crabby Dicks, Port Tobacco, MD During the Summer months in Charles County, Maryland...the place to be is near the water front...particularly at one of the areas waterside seafood restaurants...

One such establishment is Crabby Dicks Restaurant in Port Tobacco, Maryland.. Tucked away.... its tough to find, you have to keep an eye out for the signs... or, of course, use your GPS...unless you have one like mine...which has me making 3 u turns before giving me the right directions... If you have a boat, even better, there is a dock right at the restaurant!!
The cream of crab soup is exellent...so are the hush puppies..... and the service is outstanding. There is covered, outside seating overlooking the water, and ample seating inside as well.. they have a full schedule of activities during the week and live bands on the weekends.. This weekend...we are going to be there to see CAR 54 on Saturday night.. if you are out and about in Charles County this holiday weekend... Come to Crabby Dicks.... we'll save you a seat :)
