I don't know why, but lately it seems like there is always some drama associated with a closing.. either the loan docs don't get the the title company on time, the figures on the HUD don't match the good faith estimate EXACTLY, whoops...the utility company won't turn on the utilities because the previous owner didn't pay the bill....the list goes on....  Well, I'm here to tell you...today I had the best, smoothest, easiest (I'm reaching for adjectives here or are they adverbs) anyway..you get the idea... I have read many posts on how to be a Good salesperson...and there has been a lot of great information here!  I gotta tell ya... But....the one thing I can't seem to do, won't do....no matter what...is be a pushy sales person.... Okay, so I'm on a roll here.....one thing that really bugs me about some listings are the photos....when I take on a listing and I go in to take photos...I take everything off the counters, move all extra furniture out of the way...one of the most important reason to take pictures is to show space, if your photos are too dark, or if there are alot of knick knacks, that is a distraction in the photo...while looking at homes, on the Internet,  for clients...I, of course, always look at the photos...here are some, that I have seen online, that I have added to … (0 comments)

If you have your home on the market, the Internet is one of the best places to advertise it.  Whether it is in your local MLS (Multiple Listing Service) which is the data base we Realtors use; Realtor.com, Zillow or any other site...PICTURES, PICTURES, PICTURES..  With that said....not just any picture will do.  When I take on a listing, I typically take over 150 pictures, only the few, the select, make the cut for my virtual tours.  If the lighting does not come out right...I break out my photo editor and retouch the photo....it's not always easy to get the light … (1 comments)

I showed a property the other day, and the remarks said "email listing agent prior to writing a contract for instructions"  My client like the house and so....I emailed the agent.  What I recieved back was interesting....The agent basically wrote me a letter stating that this was a Countrywide owned property and that they have had many investors thinking they could just steal the properties.....it went on to basically say...if you are writing a low ball offer, don't waste your time.... Okay..today (for me at least) I have been getting mixed signals...I have been reading posts and the news....the good news....the increase in the FHA loan amount...Yay.....good news...!  Then the bad news...The FED lower their economic forecast...siting the declining housing market, and tightening of credit, will bring the economy (potentially) toward recession....  I am convinced that all the bad news breeds more bad news...particularly in the housing market, is scares buyers...then no one is buying....So which is it people...

That's right I said it...things are picking up, buyers are coming out looking for homes for sale in Northern Virginia and I think this is going to be a great Spring!  In the last couple of weeks my phone has been ringing like crazy, and I can't believe the change since the new year....I have even had a couple of people, who are want to sell their homes, and they are not short sales!! What a welcome relief!!  I think the real estate market in Prince William County is going to pick up significantly......

Okay..this is part three of my continuing saga of my poor buyers....Short version....1st loan officer got them done 100% financing conventional..then after underwriting, they had to put 5% down, they didn't have it....2nd loan officer went with the VA, said she had been doing it for 18 years....this was no sweat....yesterday she calls and says...whoops...we have a problem...can't close for a week....(settlement was to be the next day) Loan officer 3 looks a the loan and in 2 hours says he is not sure what the problem is..they have good credit, on the job a long time....qualify....loan is a approved in a … (0 comments)

According to AOL real estate news, there are five places in the U.S. that have not seen a decline home prices....I always wonder about these reports and would be curious to hear from members in these areas....what say you?
The cities are:
New York, New York  median sales price $2.4 million 
Chicago, Illinois  median sales price is $1.91 million
Dallas, Texas medan sales price $898,640
Philadelphia, Pennsylvania  median sales price $914,115
San Francisco,California medan sales price $2.2 million
According to Forbes.com the Most Stable Markets were listed as Seattle, Washington; Pittsburgh, Pennsylvania; Columbus Ohio; Dallas, Texas; St. Louis, Missouri;

My husband and I own some land in Spotsylvania, and we have decided to build a "Green" house ...I am currently looking at house plans, and trying to decide how to go about building this super energy efficient home...my goal is to build a home, that completely "Green" no energy bills... :)
