Beware of Websites that charge for foreclosure or Preforeclosure lists - 03/18/08 04:19 PM
Over the past several months I have had some of my clients contact me to tell me they they signed up and paid money to get emails of foreclosure/Pre foreclosure listings....The first thing I say....is..."You paid for that?"
 Before a home goes into foreclosure the owners have a few options available to them, they could offer the keys back to the bank, if the bank will take them, try to sell the home in a short sale (for less than they owe on it) or  let it go.  This is some of the activity surrounding a "pre foreclosure" I don't know of any bank … (1 comments)

Buying a Foreclosure has its challenges.... - 03/16/08 08:07 PM
I put an offer on a home and it is a foreclosure, my client waived the home inspection and knew she was taking the home as is.  I did call the listing agent and tell her that one of the windows was missing the glass and we were concerned about someone coming and/or rain doing damage to the home.  The agent has not fixed the window, and even said....you know the house is "as is."  Yes, I aware the contract states  "as is"  but that does not cover damage caused after the fact....  Not to mention, REO listing agents are supposed to … (2 comments)

My client was getting a VA loan, he found his loan officer from some Internet site.  I was sceptical, but, she sounded like she knew what she was doing...sounded like she was on top of things... Two weeks before closing she said all she needed was a "VA form" to get my clients certificate of eligibility, then we would have "Clear to Close" ..okay no problem... sounded easy enough.
It was close, but the form came in about 5 days before closing...... on Thursday....Fridday no clear to close, Saturday afternoon I get a frantic call from my client saying he got a letter in the … (0 comments)
