Gabriella brings up an important point here, REOs are relatively easy to purchase..unless  you get into a multiple offer situation as many REOs are now..then it gets a little complicated....and sometimes you can wait up to a week to get an answer from the bank....they sure do beat purchasing a short sale...

The FHA 203K Streamline loan is brilliant...I don't know about you, but most of the REO's in my area are being bought up by investors.  The owner occupant buyers are having  a hard time.  The REOs that are left on the market, are typically the ones that need some help.
The 203K streamline line apparently alows the borrowers to put up to $35,000 into a loan for repairs that a home may need... I was told by a loan officer, who sent this information to me, Robert Lane, that appliances, paint carpet etc. can be rolled in... Can we talke Plateau Here!!  A professional Plateau is the most difficult...with a weight Plateau..at least there is something to do about it....when business has stopped coming in the door...it's a little difficult, when you are doing everything you can...it is definately a higher hill to climb.....so I say put your head down....keep working..and something is bound to shake loose.....

REOtrans.  The bigggest waste of Money... I have been with REO trans for over a year...and NOTHING, NADDA, ZILCH.... I pay for premium upgrade, service areas etc...and still nothing..don't waste your money on them.....

I list REO properties..and I will tell you I got into it, primarily because of this attitude of the REO agents I encounter... only a small percentage of the agents are getting these listings, they can't handle them, and are giving the rest of us a bad name... You right to be upset by this behavior..and I think banks should start instituting some checks and balances to ensure this does not happen...or ...and heres a good plan......level the playing field, spread the listings around a little.. :)

We are actually seeing the same thing in our area, actually days on market have decreased dramatically as well, it is a clear sign tha things are starting to make a shift in our markets..and hopefully the housing market will be able to slowly, lick its wounds, and start to recover......as a snails pace this time.

Jamie wrote an excellent post on getting in on listing REO's..I would say one of the most important things I have done is perform BPOs.  There are many companies out there that you can sign up with to peform these bpos..one of my favorite is www.clearcapital.com their forms are easy..and they pay fast....

Things To Do In Washington, D.C. : National Cherry Blossom Festival - 02/13/09 03:11 PM
 I am a native Washingtonian, and I am guilty of not taking advantage of all our Nation's Capital has to offer.  Although one event I try not to miss is the National Cherry Blossom Festival in Washington D.C.
You may not know this but these famous Cherry Blossoms were given to us by the people of Japan.  3,020 cherry trees where sent as a gift of friendship.  Our First Lady Taft and the wife of the Japanese Ambassador, planted the first two trees in 1912.  These two trees still remain....pretty cool huh?

One of the great things about Loudoun County, Virginia, is the county has spared no expense on community centers.  The Dulles South Multipurpose Center is one such facility.  Most of the communities surrounding our area, have their own amenities, so having this facility also is an added bonus.
This center offers a wide variety of activities for all ages: preschool classes, licensed daycare, after school programs, a Senior Cafe'......

Should I buy a home being sold as a "Short Sale?" - 02/01/09 07:41 AM
If you are currently out looking at homes, or just starting your search in the Internet, I am certain you have seen home for sale as "Short Sale" or "3RD Party Approval"  This just means the the home is being sold for less than is owed on it....and, even though the seller may sign the contract, the bank has to agree.
Okay..so what does that mean to you, the buyer.  Short sales are ambiguous in nature, and each of them is different. To be more specific, when you make an offer, the seller may sign off on it immediately.....BUT, it's not a done deal....  that offer … (3 comments)
