Impressive Architecture: Regatta Hotel, Jakarta, Indonisa

I am such a huge fan of architecture... don't know much about it, but I know when I like what I see. I was doing my normal facebooking (is that a verb now...like "googling"?) and I ran across this picture of a hotel in Indonesia.

This is the Regatta Hotel, a five star hotel in Jakarta, Indonesia. Pretty impressive! At first, I thought it was a futuristic picture of a building. Nope, it really exists! (well, it is under construction now, that is)

Here's a little trivia for you, the whole complex was designed with a maritime theme. The other, smaller, buildings (which are apartments), represent sail boats, while the large, cool, building is "The Lighthouse" Just thought I'd share.. :) I have included a youtube video I found. I hope you find this as fascinating as I did. Enjoy!

Does "MARKET VALUE" really matter .......... in a Short Sale???

Market Value??? For a short sale what is that anyway?? I am working on a short sale..and the bank insists we sell for "Market Value" they have had an appraisal (that was so inflated thats a whole other post..or Rant...just don't get me started :)

So, they said, you have 90 days to market this home at "Market Value" then we will move it into collections (translation: FORECLOSURE). WHAT?????

Here is the issue: When you are representing buyers...as we all know, there are regular sales, REO and short sales. If your buyer has a specific timeline and needs to relocate by a defined date..then a short sale is not really the best option (in most cases)

Now, if you have a buyer who has a place to live during the process and is in no hurry or they can or are willing to withstand the, roller coaster ride, that is some short sales...then this is not such a bad option........

So, all things considered equal, what would be the ,carrot on a stick, to get a buyer to purchase a SHORT SALE, that is priced at MARKET VALUE?

My particular SHORT SALE, is "AS-IS" (as many are) my sellers don't have the funds to repair anything. Out of the gate, the buyer will have to sign up for that! As usual, we also don't know how long the process is going to take...

That brings me to my original question.... DOES MARKET VALUE REALLY MATTER IN A SHORT SALE???

The appriasal for my SHORT SALE, came back higher than many of the homes, which are regular sales AND, most importantly.....these regular sales have been sitting on the market in excess of 90 days.

I know I am preaching to the choir here..! Banks don't take into consideration that in many cases the mitigating factor that inspires a buyer to buy a short sale...is PRICE...!!!

I have spoken with appriasers and they don't adjust for a short sale.... Putting this home on the market... I will certainly give it my best effort, I love me a good challenge!! I actually love Short Sales, for this very reason ......

But, at the end of the day...a home is only worth what a buyer is willing to pay....! If a buyer has other options at the same price point, that don't present the challenges of a short sale....seems like a no brainer.

I'd love to hear feedback from those of you with similiar situations.. !

BEWARE when you buy at FINISH LINE

I can't even say that I remember purchasing something from this store... But, they remember me!

About a month ago, I started getting SPORTS ILLUSTRATED magazines at home, about two a week. They came in my name. I just figured it was a promotion they were running, really didn't think much of it.

Last night I was at a dinner party and I overheard this fellow talking about how he was getting SPORTS ILLUSTRATED, and didn't know why.. He found out they were charging his credit card. When he canceled the subscription...they continued to charge his card. He finally canceled the card.

This morning, I looked at my statement...and sure enough, my credit card is being charged too!!!

WHAT!!! How could this happen???

I called the 800 number on my statement and was told this!!

When you purchased something at finish Line and payed with a credit/debit card, you were offered SPORTS ILLUSTRATED for FREE for two months, then you can cancel after that!

You know sometimes............. when someone tells you...that you did something, you start second guessing yourself....Did I do that??

Well... that didn't happen here.. I could not remember my trip to FINISH LINE, but I know if someone offered me a FREE MAGAZINE for two months and I could cancel...NO THANKS!

So, on your next trip to FINISH LINE, beware.... you may not just be buying Tennis Shoes...

As a side note, after I got done fussing with the lady on the phone from SPORTS ILLUSTRATED.... (terrible customer service btw) She offered me TWO more magazines, 2 months free...!!!! whew!!!

Things to do in the D.C. Metro Area: Cirque Du Soleil : National Harbor

If you have not been to a performance by Cirque Du Soliel you are missing out! I am not even sure what to call them. They are part circus, part acrobatic, dance and theatrics all rolled into one! They manage to gather some of the most uniquely talented people I have ever seen!

I took my children to see them last year.... we sat totally memorized during the entire program! This year Cirqu Du Soliel is at the National Harbor through October.

If you haven't been to the National Harbor either, then, kill two birds with one stone, make an evening of it. National Harbor is brilliant! Situated on the edge of the Potomac River, National Harbor is a gorgeous site to see while driving across the Woodrow Wilson bridge into Maryland.

What a great location! Easily accessible to D.C., Virginia and Maryland. it has 6 hotels, 70 shops and beyond breathtaking views! I was at one of my favorite restaurants Rosa Mexicana on the patio, and noticed how, believe it or not, beautiful the Woodrow Wilson Bridge is.. (below)

Haymarket Day has arrived! Saturday, September 15, 2012 The Town of Haymarket, Virginia will have it's annual celebration.

Complete with a parade, live music, vendors....there will be over 250 booths and on average over 20K attendees...

They have not posted the schedule for this year.... here is last years schedule to give you an idea of what to expect...It's supposed to be a beautiful weekend......Enjoy!

**** REMEMBER THIS IS 2011 EVENTS for reference****** They start closing down the main street early and this schedule is more than likely going to be similar to this year...just wanted to give you an idea of what to expect....

Crafter/Vendor booths through-out the entire town.

50th Anniversary of the Washington Redskins Cheerleaders!

This Year the Washington Redskins Cheerleaders are 50 years old. The first squad took the field in 1962, donning indian style uniforms and a feather.

Previously known as the "Redskinettes" now the First Ladies of Football, they have come a long way to get to the sleek, dynamic group you now see on the field today. I had the honor of being a cheerleader for the Redskins, it was, without a doubt, the time of my life. I am so very proud of the women who now wear the uniform. They are a group of talented and intelligent women.

We recently had our 50th Anniversary reunion on July 28, 2012 at the Gaylord at National Harbor. It was a spectacular evening... so grateful to be a part of such a wonderful organization. The Governor of Virginia even attended.. (although his wife Maureen, was a former cheerleader, doubt he had a choice:) It was great to see them there... it just added to the magnificence of the evening.

You Heard it Here..! Waldorf, Maryland has been named to the "Top 100 Best Places to Live" by CNN's Money Magazine.

I grew up in Waldorf, graduated from Thomas Stone High School (Go Cougars!) and have just recently moved back to the area, actually splitting my time between Northern Virgina and Southern Maryland.

It sure has come a long way since I lived here. What was once a small Southern Maryland town, is now a full of activity. The main drag in Waldorf has, pretty much, every store you could ask for.

"CNN's Money Magazine has included the city of Waldorf in Charles County on its list of the Top 100 Best Places to Live--ranking it at number 20. "

Saying that Waldorf is a "major retail spot in Southern Maryland" with a "welcoming vibe and safe streets." Some of the reasons Waldorf was selected were: it's proximety to Washington D.C. and Baltimore and the prices of homes Southern Maryland in the area.

Many that live here question the selection, as Waldorf, apparently, has a high crime rate, lots of traffic and few green space... Just as in any situation, there are those that agree and those that don't.

In the mean time, live and let live.... let Waldorf, Maryland enjoy her 15 minutes of fame!

STOP!! and you thought the most important part of listing your home was everything leading up to that point.

I am here to tell you......photos and the other media taken of your home... that goes out to the abyss that is the world wide web...is the one of the most important components of listing your home..

In this day and age....when someone shows up at your home......it is the second showing... What got them there? You got it....Photos, video...... whatever media they saw that inspired them to come to your home..

I just recently took on a listing...the home did not sell previously....I always review previous endeavors so I can try to improve........ Below are before (that were used to market the listing in the MLS) and after photos.....we have had 5 showings in the first week on the market.. previously they had maybe 1 or 2 in three months...

Gratitude... It's Harder Than You Think.

No worries people this isn't a sappy post... this is me sharing an ephiney ...a serendipipidous moment with you, if I may..... it so true we humans focus more on the negative than the positive....

You get crappy service at a restaurant..and you are hailing the manager like an angry New Yorker (no offense to my New York friends) ..... you get great service...and yeah, ok you may say.."Oh, she was a good waitress" it probably ends there...

Ok..so I lied a little...this may be a little sappy.... try this human experiment....for one day ...just one..try spending the day finding things to be grateful for... it's harder than you think.... but the benefits of focusing on this are immeasurable...

.... (ok.... back story coming) I recently had a life changing event, moved to a new city to start over... things had been a little rough, to say the least....so I have been really working on this gratitude thing..... I am sitting at my desk this morning....and I must say the view from my desk is breath taking..I am so grateful for it (much better than facing a wall for sure) I started thinking that I can never let myself become numb to this beauty....I need to always be grateful..there may be days that things are trying to drag me down, but I will always have this to be grateful for.....

It's out there folks.....everyday the world offers opportunities for us to chose. If you chose to look for things to be grateful for..you will be amazed how it will shape your day.......try it...It's harder than you think.

How's The Real Estate Market in Haymarket, Virginia? That is the million dollar question.... Doctors.... they get asked medical advice... if you are a real estate agent..... well... the typical question is.. "How's the market?"

Haymarket is located in Prince William County Virginia, approximately 20 minutes on route 66 west, for you city folk who don't make it out this way often.

It is a small town, blink your eyes and you will miss it. However, between Gainesville and Haymarket, our area has grown significantly, with new businesses, the expansion of route 29 in Gainesville, we are even getting a Home Depot!! Haymarket is home to beautiful Golf Course Communities; Peidmont Country Club and Dominon Valley Country Club

The Intangible Benefit of Aesthetic Beauty: Southern Maryland Living: Swan Point I have lived in Northern Virginia for over 25 years, but, I am a Southern Maryland girl at heart..I grew up here, went to high school in Waldorf, Maryalnd (Thomas Stone High School) I feel at home here...

I recently relocated to Southern Maryland, Issue, Maryland to the Swan Point Community I have to say...it was an adjustment.. after all, I lived in Northern Virginia, Haymarket to be precise....and everything you wanted was right at your finger tips.... stores,shops...you name it...

Here in Issue.... to get to a store, its an event.. a 25 minute event to be exact... Its all good though.... I love it here in Swan Point. Every morning I take a 5 mile bike ride down Swan Point Road...the other morning, I took the time to take in how beautiful the setting is here, the mature trees, the well manicured golf course, and of course the reason I moved here... the water.... I love living near the water.....

The effect that this environment has on the soul is truly intangible... it can pass you by if you let it.. I wake up every morning to the sounds of nature, wildlife abounds here, deer, rabbits, squirrels, I think a possum hijacked my trash last night...

The point being... I have not taken time to "smell the roses" lately..... btw whoever said that was a genius.. because its so true.... If you are looking for a home in Southern Maryland... consider Swan Point, then call me...... the drive is worth it.

Water Front Communities in Charles County, Maryland: Swan Point Golf and Yacht Club, Issue, MD

I was born and raised in the Washington D.C area...been here all my life...for the exception of a 2 year stint in Florida.... (college) I have lived in Southern Maryland and Northern Virginia, so my coverage area, as an Associate Broker is quite large.

I recently moved into a Water Front Community, Swan Point, which is a golf course community and it is absolutely beautiful.... I still work in Virginia 3 days a week.....but its so nice to come home now... to such a serene place..... I spend some of my days sitting by the Potomac River..... while blogging on my lap top...its just a great place to live.....not many can say they have an office like this...

One of the things I love the most about Swan Point is the wide range of architecture... no two homes look the same, it is a very eclectic mix of styles... The pristine views of the golf course, as you enter the community, add an intangible benefit to living here...

I recently took a video of the community while on a bike ride..... to the pool..... (which happens to be located next to the river)....it's brilliant... so enjoy
