Yet another "Mulligan" post. I've been enjoying walking down memory lane, and finding some of my past "favorite" posts. This is one that I wrote just over a year ago and believe it was my first "featured" post. After that, I was hooked!

I haven't played Texas Hold'em for some time now ~ at least not since I traded in the iPhone I didn't like too much (I downloaded a Texan Hold'em game that I loved!).

We had some friends over last night for a last-minute game of Texas Hold'em.

We used to get together during previous summers every Thursday night for a game. The loser, or first one out, was always charged with the task of firing up the grill and making hot dogs for the rest of us who were still playing - as a penalty for being the first one out.

We had a good time last night. And, most importantly - I won! Too bad there was only four of us playing, and the winnings weren't that big, but nonetheless I got to add my name to the list of winners we've been keeping. Of course, winning isn't everything (who am I kidding?) but:
It occurred to me that buying a house is very much like a game of Texas Hold 'Em:

"You've got to know when to Hold Them, know when to Fold Them, know when to Walk Away, and know when To Run" (was it Kenny Rogers that sang that song?).

~ Jeannie's Homebuyers Guide to Texas Hold 'Em ~

Ante Up - As a home-buyer you've got to "ante up" and start looking for a good Realtor and Lender. You're thinking of buying, but you have a few steps to take before you can walk away with that Royal Flush of a house. So, you start playing a numbers game, playing with loan calculators, surfing the internet for listings, going to open houses, talking to friends and family who've bought homes recenlty. Ante up - You've got to be in it, to win it!

Placing a Bet - Once you've placed your Ante and you have found your perfect Buyer's Agent, you've got your loan pre-approval in the works, you can start betting that what you've got in hand so far will help you obtain the right house - or that Royal Flush you're hoping for. You're checking the chips that you've got stashed away for your down payment and closing costs, and you're keeping a close eye on them, hoping you won't need to go "all in" -- but you are ready to do so if the cards are in your favor.

The Flop - This is a biggie. "There's the house that seems just right for you!" Bidding starts, and you hope you've made a sound enough bid to clear the table of the other players. It looks good - offer accepted -- and now you're really in the game! You've got your deposit check handed in, a sealed deal, and hopefully can see this thing to the end of Settlement, or The River.

The Turn - Well, before you get to The River some things can happen. That "house of cards" you've been building can come tumbling down! Whole house inspection, Termite inspection, title search, final loan commitment -- do you keep playing? Are the cards that have been dealt good enough to see you through to the end? Or, are you going to get "burned"? Do you cut your losses now and Fold? Are those cards good enough to hang on until "The River"? Or do you "walk away" or "run"? So much to think about!! You might already have everything perfectly lined up, with the perfect winning hand, and you go "ALL IN". Or do you hold back just a bit, hoping for that last card to pop up to make everything work out? Perhaps it's the sale of your own house coming through. Perhaps a glitch in the title search that needs to be worked out. This is where things can all Turn suddenly. You're confident -- and you go "All In" to see "The River" card.

The River - It can make the game or break it -
It's the day of Settlement - you're at the table with your
Realtor, the Closing Agent, and your Lender. The Seller is there with his representation. The stacks of mortgage documents comes out - and you try hard to understand everything! You think you know what is going on, but of course you're a bit nervous. Some last minute betting - or re-negotiating - because the Seller didn't move everything out in time, or forgot to leave the kitchen sink as promised. But you're confident you've got the winning hand. The deed is presented to you, signed by the seller and properly notarized. You sign that HUD --and show your "winning hand"! A Royal Flush!! That house is all yours!! (your Winnings!) Keys are exchanged, the garage door opener is handed to you, and congratulations and high fives go around the table. You don't only feel like a winner -- YOU ARE A WINNER and now you're A HOMEOWNER, TOO!

The bottom line is -- if you have a great Realtor dealing your cards, you will be dealth that Royal Flush. She may even have an Ace up her sleeve for you, if you need it!

Now, I wonder if I would have been so inspired to have thought of this stuff if I had LOST the game last night. Probably not, as I would have been the one making the hot dogs for everyone else still playing.

Lancaster PA Real Estate - Hiring a Real Estate Agent

There has been alot of buzz on ActiveRain about "Mulligans" and re-posting a favorite past post. I decided to play along, and post a blog that I had written several months ago. It's almost fall in Lancaster County, a time for new beginnings and a fresh start after the stale summer real estate market. If you are considering selling your Lancaster home this fall, this post might be of interest to you.

Are you thinking of hiring "Just a Real Estate Agent"? Or are you considering hiring a "Professional"?

If you are thinking of selling a home in Lancaster County, PA, you need more than "just a Real Estate Agent". You need a Lancaster Real Estate "Professional".

If you hire "just a real estate agent" you might be no better off than going FSBO. Sure, you can stick a sign in your yard. Go ahead. They're probably in Aisle 3 right next to the door locks and door hinges in your local Home Depot. That's easy enough. "Just a real estate agent" will probably do the same, except it might have prettier colors and their name and number on the sign instead of your phone number. They'll also stick your home's information in the Lancaster Multiple Listing Service, and then might forget about it altogether, and you'll never see them again. After all, that is what they promised you and they are busy with their "other" full-time job. You might as well go FSBO in that case, and who could blame you if this has been your past experience. Does "just a real estate agent" even do any other marketing for selling their listings?

Of course, if you do go FSBO, you'll have people come by and look at your home, knocking on your door while you are having dinner or tring to put the baby to sleep. After all, everyone wants a bargain and a FSBO screams of bargain to most home buyers. Are you prepared to just let anyone into your home? The excitement of having someone interested in your fine dwelling might cloud your judgement. It can be dangerous to let just any Joe waltz into your home, even though you might follow them around. Are they really looking to buy? Or are they scoping the place out for easy access for when you're not home? And how can you tell the difference? There's no easy way to tell.

Perhaps they are wasting your time as they might be unqualified for a loan (even though they told you they just got approved on LendingTree.com). "Just a real estate agent" might not be much better, and is very likely to bring you the same unqualified buyer prospects as well, if any at all.

If you are selling FSBO, are you adhering to Fair Housing Laws in your advertising? Just because you are not using a real estate agent does not mean that you can ignore the law. Just today, I witnessed an ad in the Lancaster Sunday News of a cute home being advertised FSBO stating "perfect for a small family". Believe it or not, that statement goes against the fair housing laws. What if a "large family" wanted to make an offer -- would you turn them down? Would you turn down a showing to a single person without a family? You must be very careful how you choose your words in your advertising, or you could find yourself in a lawsuit. "Just a real estate agent" might not be any more knowledgable about the laws than you are. So, "just a real estate agent" is putting you and themselves at risk! Not worth the savings, if you ask this "Professional" Realtor's opinion!

Are you prepared to negotiate an offer while removing yourself emotionally from the transaction? Will you be offended if the prospective buyer wants to tear out that knotty pine paneling you had installed in the den just a few years ago and is offering a lower price because of the remodeling they foresee? It's hard to detach yourself emotionally from what you consider your home, but negotiations can get very emotional. "Just a real estate agent" may not be as keen at negotiating on your behalf, either. On the other hand, a "Professional Realtor" is trained to not only know how to negotiate on your behalf, but to do so while removing the emotional attachments. Years of experience and training have made this possible. Is this true of "just a real estate agent"? Absolutely not.

You need someone with years of Professional Real Estate experience, someone with a proven track record of sales, someone with a long list of previous satisfied home sellers and testimonials. You need a Professional. If you have been selling your home FSBO, it is completely understandable. Everyone needs to save money any way that they can in this unstable market. There is no harm in trying. If you have not been having luck with your own marketing and are considering hiring a Realtor to effectively market your home, it's time to call a Professional, rather than "just a real estate agent".

Anyone can be "just a real estate agent". But a Full-Time, Professional Realtor is the only one who will:

Provide you with the exceptional service you expect, and who can effectively negotiate the best terms on your behalf.
Guide you towards a effectively pricing your home to sell in today's market.
Have your home staged to effectively attract the right buyer for your home.
Assure that only pre-approved, qualified buyers are viewing your home.
Will bring you to a successful transaction, freeing up your time and most importantly, freeing the equity in your home in a faster timeframe than "just any real estate agent".

Denver Colorado - get ready for this!

The time has come...

Denver, Colorado is in our sights ~ as we head out there today for an early morning flight. No, we're not latecomers for the Democratic National Convention. Instead, we're on our way to drop off our younger son for his first year of College.

Denver, Colorado? All the way from Lancaster, PA? Those were my thoughts, exactly! But, what's a mom to do when the kid has dreams of his own. We're almost packed up, and it's only 1 am! There are still last minute things to think of, like his alarm clock (he'll need that!) and of course there had to be room for the x-box. I think the basketball and soccerbal are staying behind, though.

Anyway, I thought it was fitting to repost a blog I wrote for him several months ago.

Alex, Dream Big. Jump High. And hold on for that ride!

Dreaming Big and Jumping High -- and holding on for the ride!

Youngest son has been bitten by the Entrepreneurial bug....

He's decided that upon graduating from Manheim Township High School later this year, he'd like to further his studies with a degree in Entrepreneurial Studies. I didn't even know such a degree existed! I guess I can't blame him, as I consider myself to be self-emplyed. So is my husband. Actually, we've been self-employed since were were both 22 and 24 years old, when we moved from New York city to Lancaster County and purchased a restaurant way over in York County. It was tough, and we made mistakes and learned a lot. But we made it!

It must run in the family, as my father was self-employed after purchasing his business from his father, who obviously was self-employed. My husband's father was self-employed. My brother is, and so is my husband's sister and her husband. Come to think of it, most of my cousins are. I'm sure sonny boy will have lots of advice showered upon him, whether it's wanted or not!

So, as he's deciding he's taking the leap, I'm proud of him and excited for him. The sad part is that he wants to attend school in Denver (and I don't mean Denver, PA right here in our hometown of Lancaster County!). I mean Denver as in Colorado! It's already breaking my heart knowing he will be so far away, especially when the other son is already attending school in Florida. Having both of my boys clear across opposite ends of the country is a bit unsettling! I have to admit, I shed a tear or two on the way home from our appointment with the local admissions rep today. I know that my husband did, too. I think secretly we were both wishing that we would hate everything about the school. We haven't visited in person yet, so there is that chance! Son, on the other hand, was in the back seat downing a McDonald's hamburger and telling us to hurry up so he's not late for his basketball game. I guess we all have our priorities!

Of course, he will one day have to consider exactly what type of business he plans on running -- in my dreams it would be Kontis & Son Realty -- haha! But, this isn't my dream we're talking about here, it's his.

I'll support him whatever he decides his dream is, of course.

Dream big, son. And jump high. And hold on for the ride!

Not a dead-end move -- Just a dead-end street

The dream lives on....

Through the fog of the current state of affairs -- the economy, the housing market, the uncertainty in the air -- I had a joyful experience yesterday.

I was closing on a listing of mine, and in the lobby of the settlement office I met the buyers for the first time. Young buyers. Very, very young buyers. They reminded me of myself just a few years ago (okay, many, many years ago). I was their age when I purchased my first home, a mere babe of 22 years old.

So... here they were... These young buyers, with their hard-earned money and NO seller assist purchasing their first home. They were so excited, and while the young lady sat and twirled her pony tail as we talked she confided to me of how their 6-month search for the right home was "such a long time"! I told them that there are buyers much older then they who are searching for just the right home for much longer than that. Perhaps at such a young age they don't have as high expectations as us older folks do.

Fate led them to this little brick semi-detached home on a dead-end street. Certainly it's not a dead-end move for them, and I hope instead that it becomes the launchpad for propelling them into a secure future of homeownership. In their beginnings of their adulthood, and while still attending school, they saved enough for their first home. How exciting is that!

I love it. I love my job. And, they weren't even my clients! But my seller felt the same, and did what she could to make this as smooth a transaction as possible for these youngsters.

There is hope for this industry of ours. The buyers are still out there; the young are still dreaming of homeownership; and there is a light at the end of the tunnel for our market to turn around and shine once again, just like the faces of this young couple did across the settlement table yesterday.

Congrats to Jeremy and Victoria ~ and many, many happy and healthy years in your new home!

Manheim Township School District tops County SAT scores - once again!

The results are in and Manheim Township School District did it again!

SAT results for the Lancaster County High Schools - all 16 of them - have been tallied, and Manheim Township once again can claim the highest SAT scores for the county. While scores nationally have remained steady, ten local schools have increased their Reading SAT scores and nine local schools have increased their writing scores.

As for Math SAT scores, 11 local high schools have fared better than 2007 results.

From the Lancaster Newspaper:

"The high schools with the top combined reading, math and writing SAT scores are Manheim Township, Warwick, Garden Spot, Hempfield and Lampeter-Strasburg, respectively."

Congratulations to all of the hard-working students in Lancaster County! The majority of these students are now entering their first year of college this fall ~ my son and his fellow Manheim Township graduates included. He didn't do too shabby on his SAT score, and actually got the same exact score for each of the two tests he took. At least he's consistent!
