shaw homes: November 2010 Sumter Market Report - 12/10/10 12:23 PM
Market Summary Thru November 30, 2010 November saw another decrease in the number of units sold to 42 down 9 units from October. We have been seeing more buyers looking at houses and we have had many houses close after December 1st that do not show on this report. The Year To Date Closings for 2010 continues to lag behind 2009 numbers. I d not expect to see this gap close in December and 2010 will have fewer homes closed than the prior years. Days on Market for Sumter County, South Carolina decreased from 165 in

shaw homes: Sumter SC October 2010 Market Update - 11/12/10 12:35 PM
September 2010 Sumter, SC Market Report Market Summary Thru October 31, 2010 October saw a decrease in the number of units sold to 51 down 23 units from September. Interest rates are truly at historical lows, but buyers seem to be staying out of the market due to the economy and I think some apprehension about the elections. The Year To Date Closings for 2010 continues to lag behind 2009 numbers and October contributed to that gap increasing. I expect to see this gap remain as we don't foresee a tax credit coming back for

shaw homes: September 2010 Sumter SC Market Report - 10/07/10 02:51 PM
Market Summary Thru September 30, 2010 September had 74 residential properties close. An increase of 12 units over August 2010. Looking at the Monthly Units Closed chart, one might expect to see a peak in November as we did last year, but I would feel confident in saying we won't see that peak this year. That peak was generated with the end of the 2009 First Time Home Buyer Tax Credit at the end of November and then that was extended with a newer version that ended in having a house under contract in April 2010. There are

shaw homes: VA Mortgage Loan After A Short Sale - 09/16/10 12:28 PM
Very interesting question for VA mortgage holders. If you have a short sale, can you use your VA eligibility again to purchase a home? If so what are the requirements? Via Eleanor Thorne 919-649-5057 Cary Mortgage Loans NMLS #67179 (First Financial Services, Inc): We just answered a question from a Veteran that went something like this, "I sold a home last year that had two mortgages. The first mortgage was paid in full, the second mortgage was not. Can I get a VA Loan now that it's been more than 12 months?" There are two really, really important facts that

shaw homes: Pricing Your Home - 09/09/10 09:19 PM
Pricing Your HomeSo you are ready to consider selling your home or you have to put it on the market? Maybe you have an idea about what your house is worth or you know what you want for it. Either way, what you are able to sell your home for is what the market will bear. When I met with sellers, I always tell them in order to sell your home you need to price it according to the market. Granted we all might think our home is worth $1 million, but what is a buyer willing to pay. Realtors(R) use a

shaw homes: Pre-Listing Consultation, Free for the Asking! - 09/01/10 10:28 AM
Fall also gives you the time to take on some of those projects you might have been putting off. It also means that if you are considering selling your house on the next year, now is the time to consult a Realtor(R). This consultation will be a great time to interview several agents and get some great advice on how to prepare your home for sale. Be honest with the agents and tell them when you are looking at putting your home on the market and what your plans on. A good agent will be glad to visit with you

shaw homes: Sumter Market Report January 2010 - 02/10/10 11:44 AM
Market Summary Thru January 31, 2010 Sumter county in December 2009 had 45 units closed. This is down from November and December, but considering the time of year and holidays, this is not unusual. Buyers continue to be active in Sumter County. The number of units pending increased from 98 in December to 127 at the end of January. With this number we should see more closings in the coming months. While Sumter is getting off to a slow start in 2010, if you look at the Monthly Units Sold January is normally a slower month

shaw homes: Are Homes Selling in Sumter? Yes!!!!!! Part 8 - 05/02/09 05:25 PM
Are Homes Selling in Sumter? Yes!!!!!! Part 8 This is the last of a series of posts about selling your home. What does it take to sell your home in Sumter? This is a question that I often hear. I like any other agent have had some homes linger on the market to suddenly sell. I have also had homes sell very quickly. The properties that sell have several common threads among them... You have probably heard this before if you have listed a home, watched the shows on tv or read on the internet, but here goes....

shaw homes: Sumter, SC Real Estate Market Update - 02/20/08 03:41 PM
Ok, I have been bad about posting lately. I will admit it the past two months, I have not posted as regularly as I would like, but for good reasons. I have been working with buyers! I had a try spell the end of last year and many agents that I know experienced the same thing. Things changed after the first of the year though. I have all ready closed one buyer transaction in February and I have two more on track for next week (all working with buyers). I also have a definate for the middle of March and a good

shaw homes: So You Want To Sell Your Sumter, SC Home? - 01/26/08 07:32 PM
Today, I was out and about showing buyers homes. I have to admit, in the middle of showing these homes I was thinking about writing a blog! I should be focusing on finding the home for my client and I am thinking I need to go home and write about what I was seeing and experiencing. First, if you want to sell your home. DECLUTTER! Squeezing through between furniture is not appealing to a perspective home buyer. Seeing every surface full of candles, books, magazines, clothes and other personal items does not appeal to that home buyer either. Second CLEAN, CLEAN
