south carolina: Are Homes Selling in Sumter? Yes!!!!!! Part 1 - 05/02/09 07:27 PM
What does it take to sell your home in Sumter? This is a question that I often hear. I like any other agent have had some homes linger on the market to suddenly sell right before their expiration of the Listing Agreement. I have also had homes sell very quickly. The properties that sell quickly have several common threads among them... You have probably heard this before if you have listed a home, watched the shows on tv or read on the internet, but here goes.... A house for sale is different than a home to live

south carolina: Remote Control Races in Sumter - 03/18/08 01:40 PM
Many residents of Wintergreen are aware of the Remote Control Car Race track in the Shaw Memorial Park next door to the subdivision. On a bright sunny Sunday, I decided to go over and check it out for myself. What a found was a bunch of really nice Sumterites with guests from as far away as Raleigh, NC and Savannah, GA. I was greeted by several members of the Sumter Area Radio Control Car Club. I quickly got a quick education on the club, their website and what was happening this weekend. First, most of these are car drivers are amateurs

south carolina: So You Want To Sell Your Sumter, SC Home? - 01/26/08 07:32 PM
Today, I was out and about showing buyers homes. I have to admit, in the middle of showing these homes I was thinking about writing a blog! I should be focusing on finding the home for my client and I am thinking I need to go home and write about what I was seeing and experiencing. First, if you want to sell your home. DECLUTTER! Squeezing through between furniture is not appealing to a perspective home buyer. Seeing every surface full of candles, books, magazines, clothes and other personal items does not appeal to that home buyer either. Second CLEAN, CLEAN

south carolina: What has driven the cost of new construction? - 11/29/07 09:50 AM
When I started real estate in 2005, I heard many comments about the builders being greedy and raising the prices of new construction because they could. Builders are like any other business, they know they will increase their sales if they can keep their home prices lower and compete. I had just started selling real estate in Sumter that summer, but I could see many things happening that were hitting the bottom line of new construction prices. The subdivision where I live in is a prime example of one cause of home price increases. When phase II was started the lots

south carolina: Seller’s Safety Tips for the Holidays - 11/23/07 11:56 AM
As we enter the holiday season, many of us are caught up in the spirit of the season. It is time to decorate the house and yard, purchase the gifts and wrap them up and possibly put them under a tree. Fast forward to 2007, your home is now on the market and is being shown to perspective buyers. When preparing your home for sale anytime during the year, it is best to walk through your home and think about safety. Safety considerations should include personal safety as well as theft. Yes, most Realtors® get their clients pre-approved and make sure

south carolina: Sumter, South Carolina Real Estate Market Part 3 - 11/19/07 01:59 PM
So far in the Sumter, South Carolina Real Estate Market Blog Parts 1 and Part 2, we have covered that markets are local and though sales are down from 2006 levels and days on market have jumped, Sumter continues to see homes being sold. But we know that we have gone from a sellers' market to a buyers' market. So, how does that impact prices in the Sumter market? First, lets' review a term we hear consistently when taking about home prices. Median home prices means that half the homes sold were lower in price and the other half of the homes sold

south carolina: Sumter, South Carolina Real Estate Market Part 2 - 11/17/07 10:48 AM
So what is happening in Sumter Real Estate? First if you look at a summary of the units sold in Sumter County, the numbers are not all that bad for 2007. Homes are staying on the market longer and buyers have more choices when they are looking for a home. So to recap the first two posts in this series, we know that real estate markets are local and Sumter has shifted from a sellers' market to a buyers' market. But what about price? Stay tuned to my next blog to see what is happening to the prices in the Sumter Real

south carolina: Sumter, SC Real Estate Market.... - 11/13/07 12:53 PM
With all the news and doom and gloom, everyone wants to ask me what the market is really like. First, remember all markets are local. Statistics are used to describe the market and to make generalizations. The problem with this is that one area can influence the market. When the news speaks in generalizations, it can influence everyone for the good or bad. What really got me thinking about this was a blurb on the Today show. I say blurb because 4 minutes is not long enough to cover a story like this. It showed how the sales in the housing
