Market Summary Thru January 31, 2014
January 2014 in Sumter, SC was a slower month for real estate sales. This is very typical of January coming off the holidays and the weather not being the greatest for home shopping. In January 2014 there were 53 homes sold in Sumter, SC. This is the decrease of 13 properties from 2013, but January 2014 is still better than the years 2009 through 2012. This was a headline in The Item, on September 17, 2013. The article went on to state that the average home price in August 2013 was 13% higher than the in August 2012 and that median home price in Sumter County was up to $145,000 over $129,000 a year ago.
Great news right? Maybe not so much….

Sumter Real Estate continues to move along at an accelerated clip. July 18, brought a three year home buying process to a close for J'allon and Tammie. After working with them for three years, they were able to close on a house that fit them perfectly. They were able to get an acre lot with a new home built by the builder they have wanted to buy from for three years. What a great day!

March 2013 proved to be an exciting month in Sumter, South Carolina real estate. I for one watched eargerly as the month unfolded and the number of homes sold kept increasing.
The number of pending properties or homes under contract for sale, has been higher than it had been since January. That meant that there were more homes going to close. Spring in South Carolina is blooming all around us. I love this time of year. Probably a lot of this love comes from being raised in Michigan and waiting impatiently for the messy nasty snow of late winter to melt bringing us the summer. I remember one trip to Georgia at Easter when I was young. The thing that struck me about the trip was the beautiful flowers that were in bloom in everyone’s yards. Gorgeous waves of flowers covering bushes and in every direction. My mom said they were azaleas and even she talked about them for years.

The number of homes sold in the Sumter South Carolina Real Estate Market in the month of February decreased to 59 properties from 66 in January. With Janauary giving us a great start to the year, our year to date numbers are higher than any year since 2008 by nearly 25%. The active pendings are the highest since I started to track them in December 2011. The number of homes sold in the Sumter South Carolina Real Estate Market in the month of October increased from 64 in Septmber to 68 in October. The number of active pendings has decreased at the end of October, which is an indicator that the number of homes sold in November will decrease.
The Median home price in Sumter has increased in October. The Average $ per Square Foot dropped in October to a low for the 2012, but the number reflects many foreclosed and distressed properties being sold.

While the numbers of homes sold in Sumter County showed an increase in June Sumter county is still behind prior years numbers. The pendings at the end of June indicate that the July numbers may be comparable to July 2011 sales, but aren’t expected to be high enough to pick up for the lower numbers in April.
