Market Summary Thru December 31, 2013
December 2013 wrapped up an intertesting year in the Sumter SC real estate market. For the year, 2013 ended up only 8 properties less sold than in 2009. Most of the 2013 sales outpaced the 2009 levels and while the sales in Sumter stayed fairly smooth, the last three months of 2009 experienced a larger amount of sales every month thus putting the Year end numbers higher than 2013. 2013 ended with a 21.4% increase in the number of sales over 2012! The Sumter SC Real Estate Market saw a large increase in the median and average home price of properties that sold in the second week of October. Seven properties sold during the past week and the median for the Sumter, SC real estate market was twice what it was the week before. When these numbers are added into the monthly numbers, the Sumter median home price didn’t change and the average only changed $6000. The Sumter SC Real Estate Market saw a large decrease in the median and average home price of properties that sold in the second week of October. This is a result of only 4 properties being sold and most being lower priced properties. It is normal in the cooler months to see more investment properties being sold to investors. Tuesday is Agent Open House Day for the Sumter Board of Realtors. August 20, 2013 proved to be an interesting Open House Day.

April 2013 was another exciting month in Sumter, South Carolina real estate. April had only three (3) fewer properties close than March 2013. However the number of homes pending increased indicating more closing for the month of May and later during the summer.

The number of homes sold in the Sumter South Carolina Real Estate Market in the month of January increased to 66 properties. This is the best yearly start since 2008. January 2012 to January 2013 increase in sales is a whopping 34%!!! The number of active pendings has increased in January. July 2012 saw the number of home sold in county of Sumter, South Carolina decrease to 75 from 81 in June. In July 2011, 88 homes were sold in Sumter which was an increase over June 2011 of 78. The number of homes sold in the Sumter South Carolina in the month of June increase from 71 in May to 81 in June. While the numbers of homes sold in Sumter County showed an increase in June Sumter county is still behind prior years numbers. December brought an increase in the number of real estate units sold in Sumter, SC from 44 in November to 61 in December. This increase does reflect the increase in buyer activity agents saw in November and December. October saw a decrease in the number of units sold to 51 down 23 units from September. Interest rates are truly at historical lows, but buyers seem to be staying out of the market due to the economy and I think some apprehension about the elections. The Year To Date Closings for 2010 continues to lag behind 2009 numbers and October contributed to that gap increasing. September had 74 residential properties close. An increase of 12 units over August 2010. Looking at the Monthly Units Closed chart, one might expect to see a peak in November as we did last year, but I would feel confident in saying we won't see that peak this year. That peak was generated with the end of the 2009 First Time Home Buyer Tax Credit at the end of November and then that was extended with a newer version that ended in having a house under contract in April 2010. Saturday Maddie and I swung by Jones Chevrolet to participate in Sumter Safe Kids. This program is a national program that is presented locally by many sponsors including The Tuomey Foundation. The events vary from Bike Rodeos where children without bike helmets received one for participating to Car Seat Inspections. And yes, appropriate car seats are available for all children required by law to use one! I don’t know how many car seats and booster seats the volunteers place in vehicles over the course of the inspection, but I have seen many installed.

May was a busy month for closing transactions in Sumter, South Carolina. While seeing 84 properties sell in Sumter County, we saw the pendings fall from 194 the end of April to 174 the end of May. We are still seeing buyers in the market, but we are also receiving lots and I mean LOTS of phone calls for rentals.
