sumter real estate market: April 2011 Sumter SC Market Reports - 05/23/11 02:17 PM
Market Summary Thru April 30, 2011 April 2011 showed a pick up in sales in the Sumter Real Estate Market. April 2011 units sold was th highest the Sumter market has seen since June 2010. The activity in the Sumter Real Estate Market has varied by week, but we are starting to experience the spring selling season. While Year To Date Closings are still below 2010 levels, we have made progress in "catching" up with those numbers with March and April home sales. Days on Market for Sumter County, South

sumter real estate market: December 2010 Sumter Real Estate Market Report - 01/12/11 10:32 AM
Market Summary Thru December 31, 2010 December brought an increase in the number of real estate units sold in Sumter, SC from 44 in November to 61 in December. This increase does reflect the increase in buyer activity agents saw in November and December. The Year To Date Closings for 2010 fell short of the 2009 numbers. 2010 ended the year with 829 homes sold in Sumter vs. 2009 with 937 homes closed. Days on Market for Sumter County, South Carolina increased in December to 197. As I stated last month, there remains many wonderful homes

sumter real estate market: Sumter SC October 2010 Market Update - 11/12/10 12:35 PM
September 2010 Sumter, SC Market Report Market Summary Thru October 31, 2010 October saw a decrease in the number of units sold to 51 down 23 units from September. Interest rates are truly at historical lows, but buyers seem to be staying out of the market due to the economy and I think some apprehension about the elections. The Year To Date Closings for 2010 continues to lag behind 2009 numbers and October contributed to that gap increasing. I expect to see this gap remain as we don't foresee a tax credit coming back for

sumter real estate market: September 2010 Sumter SC Market Report - 10/07/10 02:51 PM
Market Summary Thru September 30, 2010 September had 74 residential properties close. An increase of 12 units over August 2010. Looking at the Monthly Units Closed chart, one might expect to see a peak in November as we did last year, but I would feel confident in saying we won't see that peak this year. That peak was generated with the end of the 2009 First Time Home Buyer Tax Credit at the end of November and then that was extended with a newer version that ended in having a house under contract in April 2010. There are

sumter real estate market: Sumter Safe Kids - 09/27/10 02:45 PM
Saturday Maddie and I swung by Jones Chevrolet to participate in Sumter Safe Kids. This program is a national program that is presented locally by many sponsors including The Tuomey Foundation. The events vary from Bike Rodeos where children without bike helmets received one for participating to Car Seat Inspections. And yes, appropriate car seats are available for all children required by law to use one! I don’t know how many car seats and booster seats the volunteers place in vehicles over the course of the inspection, but I have seen many installed. The car seat inspection includes making

sumter real estate market: May 2010 Market Update Sumter, South Carolina - 06/10/10 11:15 AM
Market Summary Thru May 31, 2010 May was a busy month for closing transactions in Sumter, South Carolina. While seeing 84 properties sell in Sumter County, we saw the pendings fall from 194 the end of April to 174 the end of May. We are still seeing buyers in the market, but we are also receiving lots and I mean LOTS of phone calls for rentals. Many potential home buyers in Sumter County, still qualify for the First Time Tax Credit. Be sure and check it out! In May Sumter county had 86 units close, down 2 units

sumter real estate market: April 2010 Real Estate Market Update Sumter, SC - 05/17/10 01:57 PM
Market Summary Thru April 30, 2010 April brought a flurry of buyer activity into the Sumter Market. The good news is for many potential home buyers the tax credit may not have ended on April 30th! If a buyer is military or a Federal Government employee who was out of the country for part of 2008 or 2009, they have up to April 2011 to use the tax credit!!!! Since many Air Force and Army personnel fit this category, they may still be able to use the tax credit to purchase a home! In April Sumter county had

sumter real estate market: Sumter Market Report January 2010 - 02/10/10 11:44 AM
Market Summary Thru January 31, 2010 Sumter county in December 2009 had 45 units closed. This is down from November and December, but considering the time of year and holidays, this is not unusual. Buyers continue to be active in Sumter County. The number of units pending increased from 98 in December to 127 at the end of January. With this number we should see more closings in the coming months. While Sumter is getting off to a slow start in 2010, if you look at the Monthly Units Sold January is normally a slower month

sumter real estate market: December 2009 Sumter, SC Market Report - 01/13/10 03:36 PM
Market Summary Thru December 31, 2009 Sumter county in December 2009 had 64 units closed. This is down from November and December, but considering the time of year and holidays, this is not unusual. There was a lot of buyer activity though with many buyers moving into the area. The question that only time will tell is if we see an increase January and February. We are currently a week and half into January and we are seeing closings. This might not seem significant, but most home buyers close at the end of the month not near

sumter real estate market: November 2009 Sumter, SC Real Estate Market Update - 12/07/09 10:18 AM
Market Summary Thru November 30, 2009 In November the number of units closed decrease from 111 in October 2009 to 77 in November 2009. October 2009 had the largest number of units closed in Sumter County since August 2007! Sumter County has been close to this number in the past two years, but has not reached this number. This number is also very impressive due to October is normally a month of slower sales in prior years. November did decrease to 77, but to put this in perspective in it is the fifth highest month for 2009. November is

sumter real estate market: September 2009 Sumter, SC Market Report - 10/13/09 10:39 AM
Market Summary Thru September 30, 2009 In September we saw the number of units close decrease from 83 in August 2009 t0 68 in September 2009. This was a decrease from September 2008. Though we are seeing some first time home buyers taking advantage of the $8000 Tax Credit, we are not seeing as many as was expected. The tax credit does require the buyers to stay in the home for three years or repay the entire amount. This is definately a consideration if you are in the military and might have to sell the home before

sumter real estate market: August 2009 Sumter, SC Market Report - 09/22/09 02:53 PM
August 2009 Sumter, SC Market Report Hope everyone had a good August and part of September. From my talks with many Realtors®, we are seeing a very different market than what we have experienced in the past. Yes, you can say "Duh, Kim, we all know that." But I am not talking solely about the level of sales. I am talking about what is getting buyers' attention in properties. All the Realtors® I have spoken with have found that homes they think will sell quickly do not. Homes they think might linger on the market go under contract. Buyers are

sumter real estate market: Sumter, South Carolina Real Estate Market Update May 2009 - 06/12/09 12:00 PM
Wow, another month has gone by in the real estate market. Overall, we hear news that the markets are improving throughout many parts of the county and that is great news for many people especially sellers. And yes, I do mean real estate markets. Every state, county, town and subdivision is different so each is a market! Buyers, now is the time to make the commitment and get off the fence. Uhm, aren't you getting sore from sitting on it for so long anyway? There is only 5 1/2 months left in the $8000 first time home buyers tax credit

sumter real estate market: Sumter, SC Real Estate Market Update April 2009 - 05/12/09 08:48 AM
Sumter, SC Real Estate Market Update April 2009 First let me apologize about being so bad about doing market reports this year. About the time I should have been doing February’s report, I had another project going on. The project was 7 lbs 2 oz and 19 ½” long and totally adorable. J Madeline Marie was born on February 2nd, healthy and happy and that is all that mattered to her mom and dad. Mom went back to work February 12th and hasn’t slowed down since. I have listed several homes, done several competitive market analysises and also had

sumter real estate market: Sumter, SC Real Estate Market Update December 2008 - 01/07/09 01:42 PM
December proved again to be a slower month in the Sumter, SC real estate market. This has been true of our market for the last three out of five Decembers. The beginning of December was slow with not many buyers out searching for a home, but the end of the year went out on a positive note with more and more showings of homes that were listed. The number of units sold in December decreased slightly from November with 57 units closing in December vs. the 59 in November. With the holidays, I was not expecting a large change in

sumter real estate market: Sumter, SC Real Estate Market Update November 2008 - 12/08/08 01:10 PM
November was a slower month for the Sumter Real Estate Market. This follows most Novembers in the past several years when the market slows in November and December due to the holidays. Buyers are still out looking, but the activity is not very steady. The number of units sold in November was considerably lower than the units sold in October (59 vs.80). When looking at the units sold per month history, November is lower than October since 2004. December is a strange month in some years prior closings in December have increased over November closings, some years have stayed the
