In Sumter, South Carolina real estate we saw home sales fall from 88 properties in July to 76 in August 2011.  The number of properties pending in Sumter was lower at the end of July vs June and the decrease in closings was expected based upon those numbers.  The number of homes under contract or pending at the end of August was down from the July numbers, so I would expect to see the number of closed units for September to be … (0 comments)

April 2011 showed a pick up in sales in the Sumter Real Estate Market. January is typically a slower month in the Sumter Real Estate Market and 2011 proved to follow prior years with the number of closings down from 61 in December 2010 to 38 in January 2011.   Year to Date closings is for the month of January only.       Days on Market for Sumter County, South Carolina decreased to 150 in January.       Listings per month increased from 95 in December to 147 in January.  This increase in listings isn't … (0 comments)

December brought an increase in the number of real estate units sold in Sumter, SC from 44 in November to 61 in December.  This increase does reflect the increase in buyer activity agents saw in November and December.    The Year To Date Closings for 2010 fell short of the 2009 numbers.  2010 ended the year with 829 homes sold in Sumter vs. 2009 with 937 homes closed.     Days on Market for Sumter County, South Carolina increased in December to 197.  As I stated last month, there remains many wonderful homes … (0 comments)

October saw a decrease in the number of units sold to 51 down 23 units from September.  Interest rates are truly at historical lows, but buyers seem to be staying out of the market due to the economy and I think some apprehension about the elections.     The Year To Date Closings for 2010 continues to lag behind 2009 numbers and October contributed to that gap increasing.  I expect to see this gap remain as we don't foresee a tax credit coming back for … (0 comments)

September had 74 residential properties close. An increase of 12 units over August 2010.  Looking at the Monthly Units Closed chart, one might expect to see a peak in November as we did last year, but I would feel confident in saying we won't see that peak this year.  That peak was generated with the end of the 2009 First Time Home Buyer Tax Credit at the end of November and then that was extended with a newer version that ended in having a house under contract in April 2010.  There are … (1 comments)

Saturday Maddie and I swung by Jones Chevrolet to participate in Sumter Safe Kids.  This program is a national program that is presented locally by many sponsors including The Tuomey Foundation.  The events vary from Bike Rodeos where children without bike helmets received one for participating to Car Seat Inspections.  And yes, appropriate car seats are available for all children required by law to use one!  I don’t know how many car seats and booster seats the volunteers place in vehicles over the course of the inspection, but I have seen many installed.

May was a busy month for closing transactions in Sumter, South Carolina.  While seeing 84 properties sell in Sumter County, we saw the pendings fall from 194 the end of April to 174 the end of May.  We are still seeing buyers in the market, but we are also receiving lots and I mean LOTS of phone calls for rentals.  Many potential home buyers in Sumter County, still qualify for the First Time Tax Credit.  Be sure and check it out!     In May Sumter county had 86 units close, down 2 units … (1 comments)

April brought a flurry of buyer activity into the Sumter Market.  The good news is for many potential home buyers the tax credit may not have ended on April 30th!  If a buyer is military or a Federal Government employee who was out of the country for part of 2008 or 2009, they have up to April 2011 to use the tax credit!!!!  Since many Air Force and Army personnel fit this category, they may still be able to use the tax credit to purchase a home!   In April Sumter county had … (1 comments)

Sumter county in December 2009 had 64 units closed.  This is down from November and December, but considering the time of year and holidays, this is not unusual.  There was a lot of buyer activity though with many buyers moving into the area.  The question that only time will tell is if we see an increase January and February.  We are currently a week and half into January and we are seeing closings.  This might not seem significant, but most home buyers close at the end of the month not near … (4 comments)

In November the number of units closed decrease from 111 in October 2009 to 77 in November 2009.  October 2009 had the largest number of units closed in Sumter County since August 2007!  Sumter County has been close to this number in the past two years, but has not reached this number.  This number is also very impressive due to October is normally a month of slower sales in prior years.  November did decrease to 77, but to put this in perspective in it is the fifth highest month for 2009.  November is … (2 comments)

In September we saw the number of units close decrease from 83 in August 2009 t0 68 in September 2009.  This was a decrease from September 2008.  Though we are seeing some first time home buyers taking advantage of the $8000 Tax Credit, we are not seeing as many as was expected.  The tax credit does require the buyers to stay in the home for three years or repay the entire amount.  This is definately a consideration if you are in the military and might have to sell the home before … (1 comments)

December proved again to be a slower month in the Sumter, SC real estate market.  This has been true of our market for the last three out of five Decembers.  The beginning of December was slow with not many buyers out searching for a home, but the end of the year went out on a positive note with more and more showings of homes that were listed.

November was a slower month for the Sumter Real Estate Market.  This follows most Novembers in the past several years when the market slows in November and December due to the holidays.  Buyers are still out looking, but the activity is not very steady.
